Square 697N
(23 I Street, Exxon at 950 South Capitol)

Square 697N is the block bounded by South Capitol, Half, I, and K. An Exxon station sat at South Capitol and I until 2006; the land is still owned by Exxon, with no plans for development. 23 I Street was purchased by JPI for $28.6 million in 2007, with plans for a 421-unit apartment building, but they defaulted on the loan in 2009, and the property went to Ruben Companies, which has not yet announced any development plans.

For years, Wendy's was the major current tenant on the 23 I site. (11/06)


In late July 2008, the fast food outlet finally closed, and was quickly stripped of its markings. The building was demolished in 2009. (8/3/08)

A towing company and its parking lot occupied the Half Street section of 23 I's footprint for many years. (1/20/08)

An early rendering of what was planned to be 23 Eye at Capitol Yards, from the official Capitol Yards web site. It would have had 421 units, described as "two-story true loft homes with 18-foot windows," plus a rooftop pool and a rooftop dog park.
