What's New and Notable Outside Nationals Park Since Last Season

If you haven't been keeping track of the latest neighborhood news since the 2014 season ended, here's the headlines:


  Newly Opened
Due South, featuring southern cooking, at 3rd and Water in the Lumber Shed.
Scarlet Oak, American food at New Jersey and K.

Expected to Open in 2015/2016
The Brig, a beer garden, at 8th and L.
Las Placitas, longtime Barracks Row restaurant, moving to 8th & L.
Buffalo Wild Wings is coming to 55 M Street, just north of Nats Park, probably in November 2015.
Philz Coffee coming to the 300 block of Tingey in the Arris apartment building in spring 2016.

Not Before 2017:
Taylor Gourmet and Chop't, coming to F1rst on 1st Street south of M (but it has to be built first).
Circa, American food, coming to 99 M (but it has to be built first).
District Winery , a 16,000-square-foot restaurant, tasting area and private events space, coming to a new pavilion at the Yards Park (but it has to be built first).
Whole Foods, coming to the ground floor of an under-construction apartment building at 800 New Jersey Ave. SE.

What was supposed to be the showplace of the neighborhood languished for a number of years, but that's starting to change:

MONUMENT VALLEY: There's new residential and retail plans (including condos!), after the site's ownership changed in 2014.
F1RST/RESIDENCE INN/99 M: Huge project with an apartment building, an office building, and a Residence Inn got underway in spring 2015, first openings in 2017.
1244 SOUTH CAPITOL: JBG's 290-unit building with retail at South Capitol and N could start in late 2015.
HAMPTON INN: The 168-room building at 1st and N is topped out and is taking reservations for mid-November.
EX-AKRIDGE HALF STREET: JBG is planning two residential buildings, while at this point there's no word on Brandywine's plans (a joint venture with Akridge). (The Fairgrounds will remain open this season, though.)
HOMEWOOD SUITES: A new 195-room hotel at Half and M is expected to open by 2017.
ONE M/10 VAN: The National Assn. of Broadcasters will be moving to the new building planned at the corner of South Capitol and M, and a 168-unit residential building next door called 10 Van will be built at the same time.


A staggering nine residential projects are now under construction east of South Capitol Street:

1. 909 Half, 380 rental units, underway Feb. 2015.
2. 82 I, 234 rental units, underway Feb. 2015.
3. 800 New Jersey, 336 rental units + Whole Foods
4. Park Chelsea, 430 rental units, opening 2015
5. Ballpark Square, 285 rental units, underway March 2015.
6. Gallery at Capitol Riverfront, 324 rental units, opening 2016.
7. Dock 79, 300 rental units, opening 2016.
8. Arris, 327 rental units, opening 2016.
9. Lofts at Capitol Quarter, 195 mixed-income rental units, opening 2016.

And five additional residential projects (including--gasp!--condos) could get underway later in 2015 or early in 2016.


Virginia Ave. Tunnel now being rebuilt/expanded,
immediately south of the Southeast Freeway.
Showplace Icon Movie Theater
expected to start construction in 2016.

Banfield Pet Hospital now open
at 4th and Tingey.
