JPI Residential Projects ("Capitol Yards")
70 and 100 I Street, 909 New Jersey Ave.
Residential developer JPI is developing three properties along I Street, grouped together as "Capitol Yards." 70 and 100 I Street (dubbed the Jefferson and the Axiom at Capitol Yards), a $210 million project with two towers containing 448 and 246 units, respectively, opened their bottom floors in summer 2008, and across the street at 909 New Jersey ("909 at Capitol Yards"), has 237 units and 6,000 square feet of retail, on the former site of the Nexus Gold Club. JPI had planned a fourth project, 23 I Street ("23 Eye at Capitol Yards"), with an additional 421 residential units and up to 35,000 square feet of retail space, but defaulted on the loan in 2009, and the property went to Ruben Companies.
