JPI Residential Projects ("Capitol Yards")
70 and 100 I Street, 909 New Jersey Ave., 23 I Street

Residential developer JPI is developing three Near Southeast properties along I Street, grouped together as "Capitol Yards". Construction is underway on two sites: the at 70 and 100 I Street (dubbed the Jefferson and the Axiom at Capitol Yards), a $210 million project with two towers containing 448 and 246 units, respectively, to be delivered in mid-2008, and across the street at 909 New Jersey Avenue ("909 at Capitol Yards"), to have 237 units and 6,000 square feet of retail, on the block bounded by New Jersey, I, First, and K (formerly home to the Nexus Gold Club). In June 2007, JPI announced one more project, 23 I Street ("23 Eye at Capitol Yards"), with an additional 421 residential units and up to 35,000 square feet of retail space on the site bounded by Half, K, and I, that would break ground in 2008.

A rendering released in June 2007 by JPI shows the design of 70 I and 100 I buildings; 70 I, now dubbed "Jefferson at Capitol Yards", is on the left and 100 I ("Axiom at Capitol Yards") on the right. 70 I will have a "warehouse and industrial theme" design, while its sibling 100 I will be a more modern design. Both will have rooftop pools, fitness centers, a "resident pub", and concierge service.
