With a hat tip to reader JES for unearthing this, I pass along the news that Walters Sports Bar is apparently coming to the southeast corner space of 1221 Van, at South Capitol and N, SE, after closing its Georgia Avenue location late last year.
And, as a preview, they will be operating a pop-up bar in the new space for the fast-approaching All-Star hullabaloo, July 13-17.
They will join Mission as the corner spaces in this residential building just north of Nats Park--and Mission will be "opening" for All-Star festivities as well, with a shortened preview menu in advance of its expected full opening later in July.
The focus of ballpark-related retail has always been Half Street, but N Street is going to be hopping as well, with these two places and when West Half and 1250 Half are completed in 2019/2020. (I'll note that the first tenant announced for West Half is The Commons, which will apparently front N Street.)

I love that this building is open only a few months and they have 2 places announced, yet all of one hill south retail space has been sitting empty devoid of any potential business for over a year now.

I mean, One Hill south is boxed in by construction on three sides, which isn't super appealing as a place to set up shop.

In the long run, OHS is a great spot for neighborhood serving retail, since 2000 or so people will be living next door once the construction is done.

I agree and I Street isn't a particularly appealing pedestrian experience with all of the vehicles turning, double-parking, etc... Once construction is completed on a few of the buildings, I am sure One Hill South will be able to attract retail.

Besides the ballpark foot traffic, this spot also benefits from having a hometown leasing team (JBG) vs. out-of-town (Related). OTOH, Related owns a few brands that it could backfill into the building if needed, including SoulCycle.

@RMP: No. They might have curtains, though.

@jdc I went a couple of times during football season. They had some pretty good bar food. Nothing fancy, but I always enjoyed it.

Maybe it would be better if the city would take better job of policing the construction sites and the damage they do to the streets/neighborhood or better yet only let one major site at a time build on a block so it doesn’t become a traffic nightmare.

The choice is basically really bad construction related traffic for a year or two, or not quite as bad traffic for a decade, given the number of parcels under development

Even before all of the construction started around One hill south there wasn't any potential companies willing to lease the space.

One Hill South is kind of a lousy location for retail, even before any other construction started. There's no semblance of retail district and a much lower level of foot traffic up there when compared to the area 2 blocks south. They'd need a heck of an anchor tenant to draw people up there right now. I would imagine the calculus will change once the new buildings up that way fill up with people.

The amount of people in Novel will make it easy for them to find tenants.

@JES Bonchon is 50 feet away and it's doing just fine.
