Half at N, Looking Southeast (see more)

Getting in just under the wire before my assignment to the 60-day disabled list, the JDLand camera and I made a visit on Monday to 1221 Van, the 290-unit apartment building at South Capitol and N, immediately north of Nats Park.
Many photos were taken, and the most informative of them are in this photo gallery, but a sampling of the offerings are included below.
The official web site has more details on the building and its amenities, as well as the floor plans page that is filterable by price, size, etc. The monthly rents range from $1,725 for the smallest studio to $3,600 and up for penthouse-level 2BR/2.5 BA units (including a 1,638-square-foot unit for $8,200, at least according to their web site).
The building has more than 20,000 square feet of retail, and word came out in late January that Mission Dos will be taking the two-story corner space at Van and N.

With this, 1221 Van becomes the 45th project to be completed since I started watching the neighborhood 15 years ago, and the sixth within the past twelve months. So here's a final before-and-after, showing what corner of South Capitol and N looked like up until early 2007, and now:
And now I shall go silent for a bit as I get my hip socket resewn and shaved (not replaced!--yet), but hopefully I will doing some housebound blogging before too long. Might be a while before I take any new photos, since the JDLand camera has in its contract that it does not risk its life for use while on crutches. UPDATE: But I should have noted to keep an eye on my Twitter feed, where it's easier for me to pass along quick updates (like this morning's retweet that apparently the Five Guys is "closed for renovations" again, until baseball season).

Fantastic photos, JD! I always thought it was ridiculous that F1rst hyped up the fact that you could watch a game from their roof, which you really can't. This ballpark views far superior. The rents here actually seem very reasonable given the square footages.

Views look amazinggg. The gym looks really small though given how much gyms are in demand now. I've also heard that residents aren't even allowed on the rooftop yet. Yikes!

@natsfan1, I think the building's amenities are aligned with its "reasonable" rents, as RMP described them.

And it will be a long time before the views to the west and northwest are blocked. The pure north view from the building's very north side (the one I tweeted the other day) will be lost to NAB/Avidian.

We've gotten to the point where an industrial pizza oven is now an apartment amentity, so let's not lose sight of reality. As far as I can tell the amentities here look the same or better as the 3 Forest City buildings but the rents are a decent chunk lower (it might be because the units are smaller though).

I would absolutely love living in one of the units that look into the ballpark and have a glimpse of the field. So cool.

While the pool seems cool, we lived at 70 I ST for three years and I never once went into the pool. Probably because I don't like other people.

Quite interesting. Lots of views were already in process of being blocked, or soon will be. I cannot imagine spending that much money a month on rent for a top-tier unit - why not just get a condo at that point? Is the commercial space southern facing?

TOWER CRANE UPDATE!!!!

It is not in JD Land but it is visible from JD Land-- a new crane was installed for one of the developments near the Potomac Ave metro station.

Also, it is beyond the boundaries of JD Land but it looks like installation of the exterior of the DC United stadium/Audi Field has started. Exciting times!

@202, yes you could say that about 70I. Also, I'm not a huge soccer fan (I think I've been to 2 DC United games in the last 15 years, and watch some on TV occasionally), but seeing the stadium progress is making me want to be more of a fan. Hmm.

@dude: I am not a soccer fan (I don't dislike it, I just don't follow it) but I am going to go to a couple of games when the stadium opens.

Construction continues apace in the neighborhood. It looks like DDOT has wasted no time with the Frederick Douglass bridge construction. There are two or three cranes on site already.

It looks like there is more construction activity for 71 Potomac and with the lot across from Justin's and next to the Circulator stop, the concrete slab has been broken up in preparation to be removed.

Have been to one soccer game for DC United. It was a fun time, had great weather and it was over in under 2 hours so I could get on with the rest of my day. I imagine once the stadium is finished I'd be more inclined to go to games.

Today I received before-and-after photos from inside my hip, but I imagine that's not the sort of reconstruction photos people are looking for here.

I'm progressing recovery-wise, but just haven't been able to summon the focus to do much of anything that requires a brain, like blogging. Hope to perk up a bit before too long.

Hope you feel better soon JD! As you mentioned some weeks ago, Tishman's Square 696 (the large parking lot bordered by K, I, Half and 1st) is about to get underway. Signs up that the lot is permanently closed, and there's only one lonely car in the lot waiting to be towed if it's owner doesn't show. That couple of blocks will be a mess the next two years.

Picking up on NavyYardNittany's comment, I am going to miss the nice vista that square 696 allowed. Standing in that area, you could see all of the new buildings in pretty much every direction, as well as peak south along First Street to all of the development down there. Filling in that large parcel, as well as the parcel across the street at 1001 First, goes a long way toward knitting together JD Land, but at the expense of a great view shed.

Whenever I actually post again, I'll include this, but I'll let you regulars know that it looks like a Sprint store is going into the old Sizzlin' Express space at 4th and M. Which finally checks my box for a real neighborhood, ie, a phone store.

Thanks for the update, JD! I know you've been waiting for a cell phone store for awhile now, so I'm glad we've finally checked that box. I'm also glad that space won't be empty for much longer. Kind of makes sense that it isn't a restaurant or food option given its location. We'll see how the Sprint store does (hard to believe retail will do well there unless they can validate parking in the garage for that building).

Most importantly, please accept my best wishes for a smooth recovery. I don't have any firsthand knowledge on hip replacements, but those who I know who've had them were pretty rejuvenated by the process. Here's hoping your experience is just as positive or at least trending in that direction!

Not a hip replacement! Had to have the torn labrum repaired and the head of the femur shaved down. Doing better, but life on crutches is taking a lot out of me! But thanks for the good wishes, all.

Whoops! I don't know how I jumped to full replacement! Sorry! Regardless, keep up the good work on that rehab! Opening Day is fast approaching. It looks like Vegas set the over/under market for the Nats at 92.5! If I were a betting man, I'd actually take the "under" on that one. The Marlins are going to be awful, but the Phillies and Braves are going to get better (the Mets won't get worse, but they could be better if they're healthy).

I generally like the style of this building, but man, the white lights on the facade and roof are awful. Waaayyy too bright, and the ones on the roof look like something you'd see in a garage, not on a multimillion dollar building.

Just needless light pollution in every direction.
