Page Through from Before to After
Another apartment building has officially arrived in the Hood, as this past weekend Agora at 800 New Jersey Ave. opened for both leasing and move-ins on its lowest residential floors. (Yes, it's the building with the Whole Foods coming to the ground floor. No, there's no word on when it will open, but they have filed for their permits and are still waiting for the city to approve them.) The JDLand camera was invited for a tour of the new digs, the second of the three buildings in WC Smith's "Collective" development, along with the already completed Park Chelsea and the just-getting-started Garrett. The official web site has all sorts of information, such as floor plans and prices for released floors and such. It will likely be summer before all floors and the roof spaces are completed. Right now, the rents range from $2,260 for a one-bedroom to $5,040 for one of the three-bedroom corner units. The amenities include not only the building's own offerings of a game room, demonstration kitchen, fitness center, rooftop pool and dog run, aqua massage chair, and even a golf simulator (no, really), but also access to the amenities at the Park Chelsea and the Garrett (once it's completed).

Sorry to hijack a new post, but I just had a weird and nasty experience. I was biking east on I between NJ and Canal Park, in the bike lane with bright lights. A westbound guy on a motorbike of some kind sped through the stop sign at 2nd, then crossed the road into my bike lane and gunned it. I swerved and he went between me and the parked cars, then took aim at the biker behind me (who also narrowly avoided a collision). Has anyone ever experienced this before? It was pretty harrowing. Not sure why some idiot felt like playing 30 mph chicken with cyclists on an otherwise empty road.
malatesta says: (1/22/18 8:08 PM)
Is that a.... Pizza oven? That seems.... Dangerous?
Section314 says: (1/22/18 9:01 PM)
Is the Meridian on First offically under construction?
JD says: (1/22/18 9:05 PM)
Meridian doesn't have any approved building permits, and has only filed a shoring/excavation application so far, that I've seen.
walt says: (1/22/18 9:19 PM)
Wow, a lot of amenities. Is there a separate amenities fee or is everything included in the rent?
Edna says: (1/23/18 9:35 AM)
I'm not usually someone who is wowed by views, but Wow, that is a really great view from that corner unit!
JES says: (1/23/18 9:47 AM)
FYI, a notice went out to Velocity residents today. Looks like 1st and L is finally gonna see some action: "Paradigm Development Company will soon begin construction at 1000 First St. SE, which is the empty portion of the block directly east of your building."
JD says: (1/23/18 9:59 AM)
That's "Meridian" that I was mentioning above. Hard to believe they are this close to starting without an approved excavation permit and having not even filed foundation or building permits. Maybe they're using a sneaky other address for those two, but if so they are using a different address than they did for the excavation permit.
202_cyclist says: (1/23/18 10:09 AM)
BRING ON THE TOWER CRANES!!! Also, I agree, that is a fantastic view with that corner apartment. The gym is also no joke.
JD says: (1/23/18 10:22 AM)
I assume so, but that's the other half of the block. Right now they'd just be building on the portion west of the alley, along 1st.
JES says: (1/23/18 10:37 AM)
Got it, thanks JD. I'm assuming no details on whether there will be any retail or not? I couldn't find any in the most recent post on that address's project page.
Ampersand says: (1/23/18 2:36 PM)
Oath Craft has a lot going on today! I saw them hanging a banner that was directing people to their website to sign up for an invite to the grand opening: link
RMP says: (1/23/18 6:15 PM)
I actually LOL'd when I saw that pizza oven. I never in a million years would have thought a pizza oven would be something I need in my home. Can we all agree we've reached peak amenity? That first view is quite something. If I were a Nats player (or just rich otherwise) I'd be all over that.
202_cyclist says: (1/24/18 10:37 AM)
Now I know it won't happen but it would be fantastic if the Navy Yard played Gangnum Style in addition to the respective anthems in the morning.
202_cyclist says: (1/24/18 10:38 AM)
Also, it looks like there is preliminary construction activity at the second phase of Dock 79 (Dock 80?). There has been a tractor on site the past couple of days clearing the lot.
monshare says: (1/24/18 11:28 AM)
The second phase of Dock 79 is Potomac 71. Here's previous JDLand link on it - link
JD says: (1/24/18 11:31 AM)
Took the words right out of my mouth, monshare!
My understanding is that both 71 Potomac and Paradigm/Meridian have their construction financing. Maybe the DCRA permits database is on the fritz, which would be a SHOCKER.
202_cyclist says: (1/24/18 11:47 AM)
Potomac 71 is a silly name for a building on the shores of the mighty Anacostia.
JD says: (1/24/18 11:55 AM)
I doubt that's the name. It's currently referred to as 71 Potomac (not Potomac 71) because the street address is 71 Potomac Avenue.
malatesta says: (1/24/18 12:05 PM)
In fairness, Potomac ave is also a silly name for a road that runs parallel (roughly) to the anacostia.
JD says: (1/24/18 12:15 PM)
Note that when Potomac Avenue was named, the Anacostia was still known as the Eastern Branch of the Potomac:

michigander says: (1/25/18 10:30 AM)
The jacuzzi is a great addition and the building's website doesn't even mention it. Is it a totally separate item from the infinity pool? I couldn't quite tell from the angles/ materials in the pictures.
P.S. Thanks for keeping us all informed in the neighborhood. You get the best inside scoops.
JD says: (1/25/18 10:33 AM)
@Michigander, the jacuzzi is a few steps down and immediately to the west of the infinity pool. So they are connected, but people in the pool probably won't be able to see much other than the scalps of people in the jacuzzi.
michigander says: (1/25/18 10:42 AM)
Thanks, JD! Great scoops AND great speed - can't beat that.
monshare says: (1/25/18 11:34 AM)
JD - thanks for correcting that its 71 Potomac. How did you find out that 71 Potomac and Paradigm/Meridian have their construction funding?
dude says: (1/26/18 9:02 AM)
I could see that pizza oven commuting home at night and was confused by it. Now I know why it's there and it's still confusing. I don't even work out, but I'm Peleton jealous. I believe that Potomac Ave was originally known as Georgia Ave actually. At some point a Georgia Senator or Representative didn't like its location, it wasn't prominent enough, so they changed the road where Georgia Ave is now located to Georgia Ave. They needed a new name for the old Georgia Ave and as JD has pointed out, named it Potomac Ave. Take a look at this Baist's Real Estate map, a few years before the Sanborn map that JD posted, for it labeled Georgia Ave. linkI know all this because we lived on Potomac for a few years, and being a librarian, I got interested in our very old home and did some research.
jdc says: (1/26/18 12:51 PM)
great map @dude - it is so interesting to see the rail lines going to long-gone places, such as train station on the mall and the Navy Yard.
JD says: (1/26/18 12:55 PM)
Yes, I did know but had forgotten about the Georgia Ave. thing. Here it is in 1903 going from 8th Street to 9th and what is now Virginia Ave. Park:
link
By 1909, it's Potomac Avenue:
link
202_cyclist says: (1/26/18 1:31 PM)
@jdc- I agree, it is also interesting to see the where there are still rail tracks in our neighborhood. On the issue of the Potomac and Anacostia Rivers, I want to read this study when I have time. link
JES says: (1/26/18 3:08 PM)
What's the over/under on annual fire alarms due to drunk people burning pizzas in that thing?
jdc says: (1/27/18 1:10 PM)
@JES - I assume it is locked or somehow only operates when management turns it on. JD's post mentions it's in the test kitchen for use by visiting chefs.
