Sliding from Before to After
 Late last week the developers of the apartment building at Half and I known as One Hill South filed with the Zoning Commission initial documents for a required design review for the project's second phase, a 300ish-unit C-shaped building fronting South Capitol Street. While the existing 383-unit building (One Hill South One?) has about 22,000 square feet of as-yet-unspoken-for retail space, the developers (Related Companies and Ruben Companies) are not currently planning to use any of the second building's ground floor space for retail, unless the demand for retail along South Capitol Street increases in the future. There is an alley (or, shall we say, "private drive") that separates the two buildings, but the new building will be built with connections above the drive, as shown in the rendering below as seen from K Street, which is paired with a shot of the alley/private drive from a somewhat similar angle. The new building will have approximately 190 below-grade parking spaces, accessed via the existing ramp in OHSO. It is designed by Eric Colbert and Associates, and Morris Adjmi Architects. ANC 6D will be taking up the proposed design at its December meeting on Monday, while a Zoning Commission hearing date has not yet been scheduled.

Also, note that the design of 1000 South Capitol at the far right of the first rendering is not what we last saw. (That looks like an office building, not the zipper-front residential building that has been the most recent plan.)

And I am going to be interested to hear what the zoning commissioners have to say about this design, especially in regards to how it plays against the OHSO design.

My friend was commenting on the design-- he likes the curved windows. It looks a bit art deco, which I like. Also, speaking of zoning, I saw there is a zoning hearing tomorrow for the development proposed at the parking lot on Potomac Ave and 9th Street SE.

I like the design, but it definitely does not 'fit' with the existing building (at all). Also, what are they going to do with all that ground floor square footage? Resident amenities and....that seems a lot of space to fill with something.

wrt 1000 S. Capitol - I cannot imagine anything but residential there. Full leasing for 1015 Half is still very glacial, and 99 M Street is not nearly full either.

The rendering looks like there are different colors in the glass. The curved design definitely looks a bit retro to my eye. But One Hill South ended up so nice, I can only hope it will be just as fabulous. I think the 1000 South Capitol looks fantastic. The staggered window design (is that what you mean by zipper? Now I get it!) reminds me of the Foundry Lofts penthouse before it was hidden by the Arris. That zipper look was great!

I think they will get pushback about the retail decision as well, but I think it's not a slam-dunk assumption that South Capitol frontage would be successful for retail right now.

Believe there's also a zoning hearing vote (i'm sure i didn't use the proper terminology here) set for the 13th of December for the old A1 tire shop that is behind 909. If the current owners of that lot get their exception approved the plan is for a low amenity condo building with about 34 units. Low amenity meaning no pool, no gym, no parking, and far as i can tell no loading dock. As odd as that sounds, it may be the most affordable condo built in this area as presumably the condo fees would be dirt cheap.

South Capitol Street is so unpleasant in all facets (for drivers and peds alike) that I can't imagine retail fronting it would work well until the "boulevardization" project from DDOT is complete.

Judging by the number of USCP and huge SUVSs lined up on Water St right now it looks like some politicians are throwing a huge party at the winery. Lots of people in Rasa during opening day dinner service. I thought the food was good but could have used a little more heat. Next door there was an employee training at Chipotle, so I assume the opening is imminent.

I'm not Paul Ryan's biggest fan or anything, but I think if you're in the business of separating rich people from their money (as District Winery's fancy wedding-focused business plan seems to imply), hosting the GOP house speaker's party seems like a sound business move. But yea, I'd prefer if the lot of them stayed on the other side of the freeway.

I agree, malatesta. No problems with businesses selling to folks who are willing to spend the money for their goods and services. If District Winery can get people to pay those prices for the use of their facility, more power to them. Hopefully the DC government does good things with the tax revenue it collects from District Winery. Lastly, I totally agree with RMP that their decision not to give JD a VIP tour in August was significantly less forgivable!
