Enough tidbits in the hopper to actually go less than a week between posts. Yay!
* 816 POTOMAC: Developers of the empty lot on the northwest corner of 9th and Potomac, SE have gotten an initial green light from the Historic Preservation Review Board for a four-story residential building with below-grade parking. This project will also incorporate an existing historic building at 819 L (sort of visible here), which will remain separate from the new building. Here is a video showing what the project would look like, and a screengrab from it of the proposed building is at right. No word on timing, and this does not include the existing old apartment building next door at 812 Potomac.
* 99 M TENANT: The under-construction office building at the corner of 1st and M has signed its first tenant, with Pyxera Global taking 17,000 square feet on the fourth floor. As I mentioned a few posts ago, Skanska said recently that some tenant announcements would be in the offing, and this would appear to be one of them. (Bisnow)
* POP-UP BBQ: If you've noticed the picnic tables on the northwest corner of 1st and N, where the F1rst sales trailer was, it's the home of a Rocklands Barbeque and Grilling Company pop-up offering on Nats game days, from now through the end of the season (and post-season). Service off of the "full food truck menu." including beer and wine, will start 90 minutes before gametime, through the first 30 minutes after first patch.
* MORE PROGRESS: On my way to and from the ballpark this weekend, I took a few smudgy cellphone photos of progress, showing the new DC Water HQ, District Winery, and (water-filled) holes in the ground at Parc Riverside II and West Half (forgot to go across the street to Lynch Half), and evidence of previously tidbitted items about the warehouse at 49 L Street and the A1 Garage site. Maybe I'll get out with the real camera this weekend for a full update, weather and energies permitting.
One that I didn't take was the view southward from M Street between 1st and New Jersey--I have to admit I was not expecting the DC Water HQ to be so visible from the north.

One interesting tidbit from a DC Eater article: quick-service stir-fry restaurant Honeygrow is apparently looking at an (unspecified) spot in the neighborhood as part of their expansion plans:

"Rosenberg says he is currently negotiating leases throughout D.C., Maryland, and Virginia. His sights are set on Navy Yard, downtown, Silver Spring, Bethesda, and Reston, among others; the raft of openings would likely extend from next year into 2019."

Stir fry. Yummy! On a side note, as I posted in the old thread, the area around District Winery is going from the fringe to really a strong center of activity once Shilling and Chloe open and the Bower has residents. Wish I was going to be one of them....Also, that DC Water building is really going to stand out, at least until we get some of the architecturally interesting buildings slated for Half St. and the one just north of Yards Park.

I don't know whether this might be overestimating the possible interest in such a thing, but the forecast does look amenable for me to take a photo stroll on Sunday. (Actually, two, late morning and mid afternoon.) If there's any interest in strolling along with me, while recognizing that sometimes I have to be quiet and concentrate :), let me know and I'll set a meeting time and place.

JD-- thank you for posting. I was thinking of that orphan triangular park this morning as I ran past it. With the apartments across from the Brig and with 816 Potomac Ave, hopefully it creates some momentum to improve that park, which consists mostly of some overgrown grass, dog poop, and a few trees. I know that not every bit of open space needs to be an award-winning park, but the site currently doesn't offer too much.

I hope they don't put anything there. It should be the neighborhood's gathering spot for Independence Day fireworks watching. It's the only place in the hood where you have an unobstructed view of the washington monument and it is really nice to walk down the street, sit down and show your guests that you see monuments every day.

I just want to provide another reason why huge block-long apartment building/fortresses stink. I realized while driving up L street in front of the Bixby today that the reason I almost hit a pedestrian almost every single day is because there is no curb cut, no interest anywhere on the block for anything except parking. So people are constantly darting between parked cars where a normal person wouldn't expect them.
Also, when driving up the street there, if a cyclist or a pedestrian is in the shade of a tree and I'm driving into the sun, they are nearly impossible to see.
I KNOW!!! It's my job to watch out for them and I do. I just really don't want to hurt someone by accident. and if I'm this cautious and notice a pattern, then someone else may not be so careful. I've decided to never ride my bike on that street again.

This is our first D.C. location, and we underestimated the amount of red tape that we aren't as used to down in Charlottesville, but all of the hard work and persistence is paying off. @ roseyposey: Call the contact number on the PR website. Ask PR for the name of the general contractor and call the GC's corporate office. Ask to speak to their media/public relations people. When you do, lay out your story. Ask them what they intend to do. Ideally, you could offfer to provide a pic or recording of the perp.

The police don't regulate non-threatening boorish behavior. No basis from your post for thinking they could/would/should get involved.

@Stacy, yes, another time. I'm actually glad it worked out that I went solo today. It was so gorgeous--just absolutely perfect weather for shooting, along with the sun still being high in the sky. Being alone allowed me to walk 10 miles and take nearly 900 photos. It was worth the solitude. :-)

A few things to note while I slog through all of the photos:

* I already talked about the DC Water HQ construction being more visible than I expected, but wow, it is changing a lot of views, especially on 1st and on Potomac. (My legs are not happy that I'm going to have to add Potomac from 1st to South Capitol back into my route.)

* The Salt Line patio was packed at 1:30 pm, with no game at the ballpark.

* Bardo was not.

* The empty patios at Il Parco and Kruba contrasted mightily with the packed outdoor seating at all Lumber Shed restaurants.

* There were at least 15 dump trucks on Van and on Half at 11 am, waiting to be filled one by one with dirt from either West Half, Lynch Half, or both. Guess they needed to take advantage of a non-Nats Saturday (like me!).

* The days of my being able to wait a moment or two and get a shot without any humans, dogs, or cars in it are long gone, at least on a gorgeous summer day.

Every time I've been near Salt Line that patio has been packed. In case anyone missed it, Bardo apparently tried to protest Dacha's liquor license and BarDawg is all bummed out that it didn't work. link

I absolutely love the 816 Potomac design. I was also surprised to see how much progress had been made on the WASA building. Both are welcome additions!

Just seeing progress on the 816 Potomac Avenue site is a relief. We bought our place around the corner in 2009 and our pocket of CHIATNV (Capitol Hill Immediately Adjacent to Navy Yard) has seen little construction progress outside of the CSX tunnel. Of course, the tunnel construction has been the primary reason why everything is taking so damn long.

But the 816 project will really change our little corner of CHIATNV. I'm not a fan of the "Tower of Pisa" design element and think it will look out of place. Byt it beats the barren commuter parking lot!

@Gamble Rogers-- Roger that. It also look like progress on the rehab of the building adjacent to the parking lot is moving right along.

The residents of these bundling are going to be in for quite a surprise , however, with all of the barking from the dog kennel across the street.
