I'm going to try to get back into the tidbit biz to make up for my generally decreased output (except for the past few days!). We'll see how it goes, and it also means I have some catching up to do, so apologies if some of these are old news to you.
*I WORK, YOU WORK, WEWORK: Co-working provider WeWork has signed a 69,000-sf lease at 80 M St. SE. (Bisnow)
* NATS PARK DIGITAL SIGNS: This has been brewing for a number of weeks, and has been discussed in the comments threads, but some may still be unaware of the plans by the Nationals to install 10 large digital billboards on the ballpark's exterior. The Hill Rag wrote about it in detail in October, and last week ANC 6D's Andy Litsky offered this blistering testimony in opposition to the DC Council's Subcommittee on Urban Affairs. UPDATE: Oops, I guess the initial subcommittee vote was last week, a 4-1 approval. Washington City Paper has more on the controversy.
* COMMUNITY CENTER BACKSTORY: Capitol Hill Corner writes of how the new Capper Community Center had and then lost plans for an operator for the new building, and what it means for the center at this point.
* ANACOSTIA RIVER TRAIL EXTENSION: Back at the end of October, the stretch of the Anacostia River Trail from Benning Road to the DC/Maryland line officially opened, providing not only another five miles of trail offerings within DC but creating an all new gateway to the large Anacostia Tributary Trail System. * WSJ ON THE HOOD: If you have a Wall Street Journal subscription, here's their recent piece on the explosive growth of the neighborhood.
* CHANGING HANDS: I totally meant to mention back in July that the Empire Cab building at 37 L St. SE was sold for $6.7 million, according to WBJ (scroll down). This building, as I wrote a number of years ago, was the site in 1977 of a terrible fire where nine people died. In other changing-hands-news, a little birdie tells me that the land held by Akridge along 1st St. SE between K and L that was put on the market earlier this year is now under contract to a residential developer. I imagine we'll find out more when the sale closes in coming weeks.

From Florida Rock Development's third quarter earnings release:

"Phase I pre-leasing activity for the 305 residential units commenced in late May of 2016 and as of the end of October the residential units were 30.5% occupied and 42.3% leased, while retail units were 80% leased with just one space remaining."

Mea culpa--- I didn't mean to post twice above (I was on Amtrak with the poor internet connection).

One of the victims who was shot yesterday died from the wounds. Two gun deaths within a mile of each other within the span of three days over Thanksgiving weekend. The toll of gun violence continues.

If there's only one retail space remaining at FL Rock, when will they announce who's occupying the other two?

I'm not terribly shocked that Dock79 isn't filling super fast... that building is a trek to the metro entrance and the grocery store.

Florida Rock is weird right now because there aren't really any draws near it except for the ballpark, which shuts down for half the year. Once its retail bays get going it'll have its own thing going on, but neighboring development seems pretty far off still. Of course, it will have a great location when the South Capitol Line of the streetcar starts running! (yuk yuk yuk)

Perhaps if you commute to either the new Coast Guard headquarters or National Harbor, the Dock 79 location would be pretty convenient.

I am impressed with the amount of open, quasi-public space at Dock 79. It would also be a great area for various events and concerts, much as Yards Park is.

@JES: a trek to the metro or grocery store? are your serious? its .4 mi walk to the metro and .6 mi walk to the grocery store. Hardly what I would consider a trek. Most normal people can do that in 10 mins. I would think this would be a selling point for the building. Not a drawback.

One is facing Potomac and is already spoken for--it will be a carry-out operation for All-Purpose.

So at this point there's only one spot that's apparently signed but not announced, and then one not signed.

@NatsFan: My point isn't that it's too far; my point is that it's much further than similar buildings with similar amenities that are opening. You're basically paying for the river view (or stadium wall view...) to live farther away from the "everyday" necessity places in the neighborhood. If I can pay the same price to live one block from the metro as I can to live almost half a mile from it, I know which one I'm picking...

Walking to Navy Yard Metro entrance last evening, I saw that lights have been strung up across Half St. for the holidays. I wish that was year round.

I wonder what the rent premium is for the river views versus the stadium side... if my unscientific method of "looking at the building when walking the dog at night" has any validity, it seems like quite a few of the river side units are rented (i.e., have lights on at night) and the stadium side is almost totally dark... makes me wonder if they're just asking too much for units on that side.
