5th at Water St., Looking West (see more)

The output of the current official JDLand camera (an eight-year-old Canon 50D with a Sigma 18-200 lens) has been a bit less sharp of late (like me!), and given that the shutter has fired more than 110,000 times since 2008, I have been figuring it's probably time for a new camera. But since I knew I'd also want a new lens as well, I decided to buy that first and see if maybe the far cheaper component was the problem. I finally got the chance to take the new lens for a workout on Sunday, and the ruling after looking at the 730 photos I took is: I need a new camera. (Will probably be the 80D.)
All of that is just a time-wasting intro to a roundup of the progress photos I took.
Dock 79 is getting pretty close to the finish line, with the sidewalk along Potomac Avenue now open and work proceeding on the open plaza to its east. (Yes, those are sculptures.) There's also emerging placeholding signage for The Salt Line in advance of its 2017 opening.
ORE 82 now has some completed balconies overlooking New Jersey Avenue and I Street, but mainly I just wanted the excuse to post my rather striking shot (below left). And speaking of red buildings, the Homewood Suites at 50 M is making steady progress as well.
The walls of windows at 909 Half Street are making for some interesting reflections, not only from the reflected bright blue sky but from the patterns of recesses and bump-outs, as well as the windows that are left open to presumably give the poor workers a little air.
If you stand at New Jersey and M, you can get good views of Insignia on M to your north and the F1rst apartment/Residence Inn hotel project to your west.
Then we have the even newer neighbors, the ones who we can't quite see just yet, although the 1244 South Capitol apartment building now has one floor above ground level. (I admit, this is one I am looking forward to watching rise up.) Then there's the office building at 99 M, which seems to be slooooowly getting ready for vertical construction, though a peek down in the hole indicates that a skeleton is still some weeks away.
I also took photos of the Bixby, but nothing much is changing on the outside there. And I only took morning-light photos, which means I don't have any good ones of Agora, unless you like looking at its backside. (So to speak.)
Then there's Parcel O at the Yards, where one condo and one apartment building are to be built. Fences are up, and there is some infrastructure work going on along with breaking up the concrete pad that the trapeze school stood on until last year. I believe the shoring, sheeting, and excavation permit is approved, but whether the true Digging of the Dirt is underway, well, We Shall See.
There are more new photos than just the ones above--follow the links for additional shots, plus I've also updated a bunch of before-and-after sliders. And maybe soon I'll get out in the afternoon light to get photos of the western side of all of these projects--with a new camera!
(If you're thinking that these photos don't look that blurry, it's really more on the edges of the shots where the problem lies, plus I do some sharpening of all photos after I size them down for posting.)

"The restaurant will be accompanied by a small takeout shop focused on rectangular Sicilian-style pizza."

Also, beer.

conngs0 says: (7/20/16 10:24 AM)
Awesome news! I like the Neapolitan pizza as much as the next guy, but I think that Sicilian-style is way more conducive to takeout.

On Sunday morning I saw a lovely lady taking photos of the neighborhood (and maybe grumbling a little bit at a car blocking a picture at the intersection of K and 2nd) and thought that might have been you. Thanks for the updates!

JD says: (7/20/16 10:42 AM)
And I saw you witnessing my outburst, and was appropriately abashed. :)

RMP says: (7/20/16 11:14 AM)
Arris is advertising their grand opening next Thursday here on JDland (or maybe I'm just being targeted). Will JD be in attendance?

JD says: (7/20/16 11:18 AM)
My invitation hasn't arrived.

There appears to have been a changing of the guard in Forest City's PR/marketing/information department, and I am now without most of the great contacts I had there over the years, so who knows how much I'll hear from them anymore.

RMP says: (7/20/16 11:22 AM)
Yikes. That's really too bad. Well, considering the advertising, I doubt it's an invitation only event. link

202_cyclist says: (7/20/16 11:46 AM)
@RMP:

Thanks for the link. When I win the 24 hour Tesla rental, I'm driving it straight to the beach.

@JD:
Isn't it time for a JD Land happy hour at the Brig?

JD says: (7/20/16 11:47 AM)
Yes, I would like to do the Brig, just have been distracted and am now waiting to see what our household medical calendar is going to look like. Thursdays still the best day for people?

202_cyclist says: (7/20/16 12:02 PM)
That is certainly understandable. Thurs. works for me but the Arris event is next Thurs. and we have a work happy hr on Aug 4.

jdc says: (7/20/16 1:29 PM)
The recent JD Land output has been astonishing. Continued well wishes to Mr. JD Land.

Also, where is my Dunkin Donuts location?!? PLEASE?

JD says: (7/20/16 1:32 PM)
Thanks--it's all been stuff that's in my wheelhouse (pics, food news, zoning stuff, building news), and so has been easy to knock out without great effort. It looks like treatments will be starting next week, so we'll then just have to see what The New Normal is. Suffice to say though that any pretext of caring about putting together regular "upcoming events" posts is finally out the window. :)

202_cyclist says: (7/20/16 1:55 PM)
That was quite a storm last night.

Great pictures! I can't imagine taking so many pictures in one day. Wow.

JD says: (7/20/16 6:01 PM)
... And if my calendar hadn't been full I would have gone out around 2 pm to take some afternoon ones. Sometimes it's easier to just pull the Band-Aid off all at once.

JD says: (7/21/16 10:24 AM)
No real big crazy NEWS from the Bisnow shindig this morning, but some tidbits before I had to skedaddle out of there:

* 1244 South Capitol is about to become 1221 Van (since that's where the residential entrance is)
* Parcel O will have a real name soon.
* DC Water HQ construction should be underway in "weeks if not days."
* Arris is 57% leased.
* Park Chelsea is signing 35 leases a month.
* JBG looking for an anchor tenant focused on "games and entertainment, with food and drink" for the 2nd floor of its Half Street building, the sort of place that would draw people even outside of baseball season.
* Neighborhood now has about 5,500 residents--expected to top 10,000 in the next few years.
* The multifamily panel was asked how they sleep at night, given the amount of supply coming on line, but they seemed pretty sanguine about it, saying that the amenities of the neighborhood and its location clearly have a strong pull, especially for families.
* 3-bedroom units are now on the minds of developers, though still "efficiently designed." The notion of the amenity spaces of the buildings and the neighborhood itself making up for less "personal" space in your unit was discussed.
* Gordon Smith of NAB thinks a lot of associations and lobbying firms will be migrating to the neighborhood, because "their business is government and advocacy, and you need to be located where your business is."
* George Hawkins says DC Water's HQ will be there "FOREVER." And is going for what he called "LEED Titanium" (since it's currently scored 18 pts above platinum).

Nice pix! Appreciate architects who design high-rise buildings that have some 'character' to them. (Not just square boring boxes) Dock 79 looks like = Party Central

FromTheTurret says: (7/21/16 1:25 PM)
When JBG says they are "looking for an anchor tenant focused on "games and entertainment, with food and drink" for the 2nd floor of its Half Street building, the sort of place that would draw people even outside of baseball season", does this sound like a Dave & Buster's? If so, that sounds awful to me!

202_cyclist says: (7/21/16 2:28 PM)
@FromTheTurret:
Yikes! I hope not a Dave & Busters.

conngs0 says: (7/21/16 4:15 PM)
If the retail space is evenly dispersed over the two floors of the building, then the second floor will have approximately 32,500 square feet, right? That's a pretty large footprint! It might fit a somewhat small Dave and Busters. It'd also fit a Lucky Strike bowling alley or a number of other similar venues (Buffalo Billiards in Dupont is only 13,000 square feet). Dave and Busters isn't my favorite either, but I like the idea of adding venues that are independent of Nats Park.

202_cyclist says: (7/22/16 3:54 PM)
Construction seems to be moving right along for the winery at Yards Park.

Shogungts says: (7/22/16 11:53 PM)
Hey JD - I love coming here for news and to read everyone's comments, but realize once a new post is put up by you, comments on previous posts might noe be seen anymore - have you thought about adding a bulletin board section to your site?

Shogungts says: (7/23/16 12:57 AM)
*message board

JD says: (7/23/16 9:25 AM)
@Sho, I've thought about a message board, but haven't been sure that's an administrative task I want to undertake. It's not completely written off, though--but now is probably not an optimal time for me to go down that path.

One hidden little link that might help for now is that the "Recent Comments" link at the top of the comments box in the right margin of the home page is a link to all recent comments chronologically, across all threads:

link

I know it's not the same as a message board, but as a stopgap....

202_cyclist says: (7/23/16 12:09 PM)
If only there was a neighborhood listserve to post these messages instead....

JD says: (7/23/16 12:16 PM)
... As once again you make a play for my traffic. ;)

202_cyclist says: (7/23/16 1:54 PM)
No, not at all. I don't think you want your comment section filled up with Nats tickets for sale or people looking for a contractor recommendation. A neighborhood listserve provides a very different function form this blog.

Speaking of which, did anyone lose an item of sentimental value near Canal Park? Describe it and I'll be glad to return it to you.

JD says: (7/23/16 2:09 PM)
I guess I missed that he was asking for a place for tickets/contractor posts.

Shogungts says: (7/24/16 12:55 PM)
@JD - thanks for responding. That makes sense and thanks for the link!

JES says: (7/28/16 10:28 AM)
While I'd absolutely prefer Lucky Strike, why all the D&B hate? That's an ideal location for something like a D&B, Gameworks, or ESPNzone (may it rest in peace). The neighborhood is going to need more family friendly places and arcades that double as restaurants and watering holes provide something for parents and kids alike...
