5th at K, Looking West (see more)

Recent zoning filings are giving interested observers (i.e., me, and most likely you) a watercolor'ed early rendering of the new Yards Park "pavilion" expected to be home to District Winery, a "boutique" winery/restaurant/event space on the southwest corner of 4th and Water Streets, SE.
As described in the filings, the winery "will produce premium small batch wines served on the premises and occasionally sold in bottles for patrons to consume elsewhere. Guests will be able to tour the winery, taste wines at the wine bar, have dinner at the restaurant and reserve the second floor venue for a private event, such as a wedding receptions, corporate event or private function." It will have a capacity of 750 persons, with 450 seats.
The filing goes on to say that the winery, the "first of its kind" in DC, is expected to open in the fall of 2017.
The drawing above is the view as seen from the Yards Park, on the southwest side of the building (so, as if you are walking east from Osteria Morini). Here are slightly less impressionistic but still early drawings of the elevations from all four sides (click to enlarge):
There will eventually be a third pavilion positioned between the winery and the Lumber Shed--the filing says that Forest City is "working on securing a retail tenant(s)" and that it will "most likely be a restaurant."
The zoning hearing for the winery is scheduled for February 18. This plan was supported by ANC 6D in a 7-0-0 vote on Jan. 11, "contingent upon the execution of a mutually agreed construction management plan."

Maybe the middle Pavillion could be a distillery so then we'd have all three types of alcohol "made at The Yards."

202_cyclist says: (2/1/16 7:51 PM)
@JES: The rum distillery at the Wharf will be a short booze cruise away.

dude says: (2/1/16 8:58 PM)
Am I the only one who thinks its a shame that this is the end of that big open space?

202_cyclist says: (2/1/16 9:33 PM)
@Dudd-- absolutely, dude but fortunately we have a lot of open space in the neighborhood and hopefully the 11th Street pedestrian bridge will be built, providing more open space in the neighborhood.

conngs0 says: (2/2/16 9:25 AM)
Definitely still a lot of open space remaining in the area. Plus, while I'm grateful that these lots were kept in such nice condition when they were waiting for tenants, they were never in the long term plans as open space. The good news is that renderings show quite a bit of light moving through the ground floor, which hopefully preserve some of the perception of openness in the immediate area.

JD says: (2/2/16 10:41 AM)
In other news, a shoring permit application is now in the pipeline for the Half Street Hole. (Guess they don't need an excavation permit!) There's also an early building permit. This would be for the Jair Lynch residential/retail project: link

These things usually take a while--my sense is that they will start in 2016, but could be spring, could be fall....

(JBG's project across Half, on the south end of the Fairgrounds site, is expected not to start until after the 2016 baseball season, a la their 1244 South Capitol project.)

202_cyclist says: (2/2/16 10:49 AM)
Bring on the tower cranes!

JES says: (2/2/16 1:38 PM)
Shouldn't Jair Lynch also require a permit from the department of forestry at this point?

Ampersand says: (2/2/16 1:51 PM)
@JES +1. Maybe they can save the wood and build furniture for the building from "locally-sourced timber"!

jdc says: (2/3/16 8:35 AM)
So glad to see the eyesore that is Half St being tackled - both north and south of M Street.

walt says: (2/3/16 9:37 AM)
Sad to lose the open green space, but I admit, it will be nice to sit up on the upper deck and look out over the marina. That will be some prime viewing area during concerts and other events. Yards Park has done a fantastic job bringing good programming and good hang-out spots together. Now they just need to get rid of the porta-potties and get some public restrooms.

JD says: (2/3/16 1:26 PM)
I missed this last week, but a reader passed it along, about a new restaurant group planning to open in the Capitol Riverfront in time for the 2017 season, but doesn't say where:

link

"Long Shot Hospitality is the newly formed company that combines the owners of Sixth Engine in Mount Vernon Triangle, Town Hall in Glover Park and the Dubliner on Capitol Hill, along with chef Kyle Bailey, who announced earlier this week that he would be leaving Neighborhood Restaurant Group after six years working at Birch & Barley, GBD and Bluejacket."

(not that I would have written a post on it without a location)

conngs0 says: (2/3/16 2:41 PM)
It is kind of strange that they don't have a location in mind, but I suppose there will be plenty of spots to build a restaurant over the next year.

In other news, even though it's probably not big enough for the Long Shot group, I'm somewhat surprised that no one has stepped into the Navy Yard Oyster Company space in the Lumber Shed. The other tenants in that building seem to be doing quite well whenever I walk by.

JD says: (2/3/16 2:42 PM)
I'm sure they have a location in mind, they just haven't said it out loud.

(I'm not hinting--I have no idea where--but I doubt it's just a pie-in-the-sky notion.)

202_cyclist says: (2/3/16 2:52 PM)
Woo-hoo! Absolutely great news. I enjoyed Town Hall's brunch when we lived in Glover Park and Paul Holder, of Town Hall, is a fantastic guy. Excellent addition for the neighborhood.

smitty2k1 says: (2/4/16 5:12 PM)
Going to be a cool addition to the area where I both work and live!

It's just a bit of a shame that the epic Yards Park concerts will be a thing of the past. With such limited green space for future seasons, there is no way it can support the crowds (and the BYOB) it drew this last summer.

I'm thinking it will still be fun, just not AS fun!

SWag says: (2/5/16 10:02 AM)
if you ask me, the concert series was much better when it first started. the last few years it was too crowded to truly enjoy.

202_cyclist says: (2/6/16 9:57 AM)
@SWag-- a boat would take care of that. There is still plenty of space on the mighty Anacostia to enjoy the Friday concerts.

JD says: (2/6/16 10:02 AM)
The marina will actually kind of block that option, unless you are parked at a slip.

Westnorth says: (2/8/16 9:29 AM)
Eh, the little Waterfall Cove bit of the river can still accommodate kayakers. You get a bit of a view of the stage, too.

Section314 says: (2/8/16 9:17 PM)
I agree with SWag. Concerts are so crowded that nobody goes to them anymore.

JHUGrad says: (2/10/16 11:16 AM)
In other news, a new Seafood Restaurant will be opening up in the Lumber Shed.
