Page Through from Before to After
 Recent zoning filings are giving interested observers (i.e., me, and most likely you) a watercolor'ed early rendering of the new Yards Park "pavilion" expected to be home to District Winery, a "boutique" winery/restaurant/event space on the southwest corner of 4th and Water Streets, SE. As described in the filings, the winery "will produce premium small batch wines served on the premises and occasionally sold in bottles for patrons to consume elsewhere. Guests will be able to tour the winery, taste wines at the wine bar, have dinner at the restaurant and reserve the second floor venue for a private event, such as a wedding receptions, corporate event or private function." It will have a capacity of 750 persons, with 450 seats. The filing goes on to say that the winery, the "first of its kind" in DC, is expected to open in the fall of 2017. The drawing above is the view as seen from the Yards Park, on the southwest side of the building (so, as if you are walking east from Osteria Morini). Here are slightly less impressionistic but still early drawings of the elevations from all four sides (click to enlarge): The zoning hearing for the winery is scheduled for February 18. This plan was supported by ANC 6D in a 7-0-0 vote on Jan. 11, "contingent upon the execution of a mutually agreed construction management plan."

@Dudd-- absolutely, dude but fortunately we have a lot of open space in the neighborhood and hopefully the 11th Street pedestrian bridge will be built, providing more open space in the neighborhood.

Definitely still a lot of open space remaining in the area. Plus, while I'm grateful that these lots were kept in such nice condition when they were waiting for tenants, they were never in the long term plans as open space. The good news is that renderings show quite a bit of light moving through the ground floor, which hopefully preserve some of the perception of openness in the immediate area.

In other news, a shoring permit application is now in the pipeline for the Half Street Hole. (Guess they don't need an excavation permit!) There's also an early building permit. This would be for the Jair Lynch residential/retail project: link
These things usually take a while--my sense is that they will start in 2016, but could be spring, could be fall....
(JBG's project across Half, on the south end of the Fairgrounds site, is expected not to start until after the 2016 baseball season, a la their 1244 South Capitol project.)

Sad to lose the open green space, but I admit, it will be nice to sit up on the upper deck and look out over the marina. That will be some prime viewing area during concerts and other events. Yards Park has done a fantastic job bringing good programming and good hang-out spots together. Now they just need to get rid of the porta-potties and get some public restrooms.

It is kind of strange that they don't have a location in mind, but I suppose there will be plenty of spots to build a restaurant over the next year. In other news, even though it's probably not big enough for the Long Shot group, I'm somewhat surprised that no one has stepped into the Navy Yard Oyster Company space in the Lumber Shed. The other tenants in that building seem to be doing quite well whenever I walk by.

Woo-hoo! Absolutely great news. I enjoyed Town Hall's brunch when we lived in Glover Park and Paul Holder, of Town Hall, is a fantastic guy. Excellent addition for the neighborhood.

Going to be a cool addition to the area where I both work and live! It's just a bit of a shame that the epic Yards Park concerts will be a thing of the past. With such limited green space for future seasons, there is no way it can support the crowds (and the BYOB) it drew this last summer. I'm thinking it will still be fun, just not AS fun!
