In a sneaky holiday-weekend move noticed by at least one eagle-eyed JDLand reader, WC Smith has posted floor plans and general price ranges for the 436 units soon to be available at the Park Chelsea, at 880 New Jersey Ave., SE. Studios start at $1,700, one-bedroom units at $1,900, and two-bedroom units at $2,900, and one three-bedroom penthouse unit at over $4,800/month for 1,786 square feet of space.
But those little tidbits aren't really the main headline: it's that this information is now found on TheCollectiveDC.com, a combined web site for the Park Chelsea, Agora (i.e., the building currently under construction that will have a Whole Foods on the ground floor), and the Garrett, the planned but until now unnamed third building that will round out the development of the block bounded by New Jersey Avenue and 2nd, H, and I Streets, SE.
It's a vast web site that I won't try to summarize here, except to tell you that there are long lists of amenities, as well as hints of a golf simulator, an indoor basketball court, a tennis court, "indoor green space," and the lap pool we already knew about.
The site says that the Park Chelsea--"at the intersection of elegance and opportunity," will offer "classic, New York-style architecture" when it opens in the first quarter of 2016. Agora, just up the street at the "intersection of style and possibility," will have "contemporary architecture" and "minimalist interior finishes" when it arrives in early 2017 (with the Whole Foods probably needing a few months longer for its build-out). The Garrett, just around the corner at the "intersection of activity and accessibility," will feature "industrial-chic design" when it opens, perhaps as early as 2019.
It's getting so you can't keep all of these projects straight without a scorecard. Let me help you with that.

When this block is completed, it will go a long way in transforming the New Jersey Avenue corridor. By that time, there will most likely be around 4,000 units (meaning maybe 6,000 residents) in this corridor alone. This will be a pretty popular place to be in DC. It looks like the Capitol Riverfront will have 3 distinctive neighborhoods within itself (New Jersey Avenue Corridor, Ballpark District (south of M), and the Capitol Quarter/Yards Park district.

I am pretty far down the rabbit hole at work with the Post's impending move to the new building. I move on Thursday/Friday, even though the vast majority of the company doesn't move until Dec. 10-13. While most lucky employees just get to pack their desk into a couple of crates and then show up on the appointed day, I have a whole lot of tasks at hand in my dual jobs in the newsroom's tech/logistics staff and also running the newsroom's intranet. So if big news hits, I will try to get to it, but I am not doing a lot of digging these days. Thanks for your patience.

Man Fatally Shot in SW D.C. Identified (1300 block of First St, SW):

Police have identified the man who was shot to death in Southwest Washington Saturday night. Officers patrolling the area heard a gunshot just before 10 p.m. They found 20-year-old Kwanza Blue suffering from a gunshot wound on the 1300 block of First Street SW. Blue was Transported to an area hospital, where he later died. No arrests have been made. Anyone with information that can help police is asked to call 202-727-9099.

Thanks for sharing, Tom. That particular intersection (or area around it) has been troublesome for quite some time, no? Is it too much of a stretch to assume that 95% of the crime in that neighborhood stems from the housing project over there? Its proximity to a police station makes these tragic events even more baffling. I also wonder, given the alarming number of shootings that continue there, what else is going on? Moreover, since neither the residents nor neighbors there are well served by the status quo, what will it take to remedy what seems to be a systemic problem over there (clearly a daunting and expensive task)? And most important to the JDLand footprint, as discussion on the development and layout for Lot 767 continues, what lessons are being drawn to ensure that mistakes in the planning and administration of the public housing component are not repeated?

Yes, unfortunately there have been 5-6 shootings at Greenleaf this past year, with at least 2-3 fatalities. As with the area in front of the 7-11 on Barrack's Row, it is strange that the Metropolitan Police Department allows this criminal activity, especially when it is right next to their district headquarters.

If you read the SWTLQTC blog, there is a proposal to redevelop Greenleaf but it will take years to do so.

I think the problems in Southwest are representative of the failed policies of the '50s and '60s of concentrated public housing. This is precisely the reason why living in Capitol Quarter is better than living in Greenleaf, Syphax Gardens, and James Creek in Southwest.

The only way that area gets better is if it is redeveloped in a way similar to the way that Capper was redeveloped.
