3rd Place at L, Looking East-Northeast (see more)

It is being announced today that the National Association of Broadcasters will be moving to the neighborhood, the "culmination of a rigorous search for a location with easier access to Capitol Hill that will allow NAB to improve its advocacy efforts."
Their destination is Monument Realty's planned project on the southeast corner of South Capitol and M streets, on the old Domino's spot.
I wrote about this site a few weeks ago when Monument went before ANC 6D to give a heads up on their plans to build both a 120,000-square-foot office building and a 175ish-unit residential building there, and that they already had a "user" (not a tenant) that they "felt pretty good about."
And now we know why the word "user" was chosen: upon the completion of the new headquarters (expected to be in the fall of 2018), NAB will be buying the building.
"Among the features in the new 10-story building will be a curved facade facing M Street, a rooftop terrace with a view of the Capitol, along with a 100-seat theater. Both the rooftop terrace and theater will be used for receptions and special events."
There is also a quote from Gordon Smith, the president and CEO of NAB, that this new building "will be a showcase venue for radio and television stations across America and will send a strong message to public policymakers on the vibrant future of local broadcasting."
Look for this revised project to pop up in front of the zoning commission for a Capitol Gateway Overlay Review soon. The announcement says that it's expected that construction will begin in the spring of 2016.
This news has also brought about an update of my Ballpark District 2.0 project map.
UPDATE: Monument Realty has passed along the above rendering of the NAB portion of the project--with a ghostly placeholder for where they are proposing an additional 180,000-square-foot residential building, which the comapny says will be built at the same time as the NAB HQ. The NAB building was designed by HOK; the residential building is being designed by Gensler.

This is great new for the neighborhood. It looks like the Akridge lot is the only lot in the "Ballpark District" that doesn't have anything planned on it yet.

JD says: (4/6/15 4:56 PM)
Technically there's still an office building planned on what is now the remaining Akridge Half Street site (at Half and M), but perhaps the latest chapter in the story of that lot still isn't fully written.

Section314 says: (4/6/15 7:46 PM)
Figure nothing happens with the Akridge land until it is sold.

Duh. They announced that they'd selected Capital Riverfront back in September 2013, when they first put their Dupont building (it's behind the skinny Starbucks) on the market -- but I completely forgot about that and didn't connect the dots when Monument leaked that they had a tenant lined up.

Westnorth says: (4/7/15 1:17 AM)
The Wharf has a great location for NAB since it's just down the street from the FCC, but both of their proposed office buildings are about 2X too big. Sounds like NAB also wanted the South Capitol Street view -- a la the National Association of Realtors building on NJ Ave NW.

JD says: (4/7/15 6:51 AM)
When I first read the news, I was shocked that I didn't know NAB was looking down here. Then I saw the date (Sept 2013) and gave myself a pass (not something I often do!). It was right after my mother died, so I wasn't paying attention.

JD says: (4/7/15 10:59 AM)
Don't miss the new NAB HQ drawing!

JES says: (4/7/15 11:05 AM)
Any retail?

Weaver says: (4/7/15 11:07 AM)
FCC is likely moving from SW no new location identified. link

JD says: (4/7/15 11:20 AM)
@JES, I think so (it would be a requirement in that location under the CG Overlay rules), but I have a request into Monument for numbers.

JD says: (4/7/15 11:41 AM)
Plan as of now is for 4,100 sq ft retail.

MJM says: (4/7/15 12:13 PM)
A bldg that is no higher than 14 stories that is a not an ugly typical cookie cutter box. Creative/unique bldgs can be constructed.

JD any word on the residential part - apartments (assuming) or condos?

JD says: (4/7/15 1:36 PM)
No word on the residential part other than what I wrote a few weeks ago, that they are considering a "townhouse" sort of feel for the ground-floor units. And that they are looking at perhaps including some 3 BR units.

I'm waiting on pins and needles for the zoning review filing, to unearth all manner of nuggets.

This building and the cut-out 1244 South Capitol building will be interesting bookends for the block--with the storage building offering a nice, um, contrast.

ZoolanderANDtheBoYz says: (4/8/15 3:27 PM)
Nice, I like the shape of the building. The city need to step their game on the South Capital/ Frederick Douglas bridge project.
