 Sliding from Before to After

The second week in March started off pretty notably in Near Southeast:
First, the one that's probably of most interest, the arrival of Bonchon's signage, now hung outside of its space on the southwest corner of Half and K, inside 1015 Half Street.
I peeked in the door, and it appears to still be a few good weeks from opening, which would seem to jibe with the "early April" target date that the restaurant posted on its Facebook page back in February. So everyone will just have to look at these signs and dream for a little while longer.
One block to the south, fences and equipment arrived at the parking lot on the northeast corner of Half and M, and this morning ground was being broken (for real, not ceremonially!) for what will become a 195-room Homewood Suites.
This will be another addition to the neighborhood's burgeoning lineup of hotels, with the long-established Courtyard by Marriott at New Jersey and L about to be joined by the under-construction 168-room Hampton Inn at 1st and N, plus eventually also the as-yet-unnamed brand in the as-yet-unnamed Ballpark Square project.
Speaking of which.... Fences went up Monday afternoon around the sidewalk on the west side of 1st Street south of M, generally along the boundary of the residential and hotel portion of the Grosvenor/McCaffery project currently referred to as Ballpark Square. No heavy equipment has arrived, and as I mentioned recently there's plans for a ceremonial groundbreaking in coming weeks, but fencing off the public sidewalk would seem to be a bit of a "tell."
This project will have a 285-unit apartment building alongside the 180-room hotel, and 45,000 square feet of retail that will stretch across these two buildings, the Skanska 99 M office building at the corner of 1st and M that is also expected to get started Any Minute Now, and a separate two-story retail building at 1st and N.
And, just to emphasize how many new projects have gotten underway in the past few weeks, here's official documentation (finally) of the work underway at residential projects 909 Half (left) and 82 I (right), which together will add another 615ish units to the neighborhood inventory when they open.

Be prepared for a lot of blocked sidewalks and a lot of construction vehicles on your way to the ballpark this year....

Bless you, JD, for updating the "What's New in the 'Hood..." link. I was having a VERY hard time keeping all of this straight!! Pretty overwhelming volume of projects, but at least now it all makes sense.

JD--a bit off topic, but I remember you at one point saying 82I would have a special exception and be able to build right up to the sidewalk. Is there any way of knowing exactly how far setback the building will be? It seems like a pretty small plot of land, and feel like it will look odd on New Jersey Ave to just have that one building on its own line.

Did I say that? Not finding it anywhere in my 82 I blog posts. Maybe David Garber mentioned it.

And there was never a zoning case for the project, which is where that sort of special exception would be granted. Plus, the rules for setbacks on New Jersey are pretty firm.

Let me know if you find a reference to that somewhere.

Regarding hotels, there is also the new Hyatt under construction at 4th Street SW (admittedly not in the immediate area but certainly in the vicininty) that is one of the strangest public/private partnerships I've seen-- the hotel/fire station.

All of the new development is great-- it really is-- but I hope our ANC commissioners keep on the developers to maintain safe pedestrian access during the construction. This morning there was no entrance to the protective construction barriers for 82 I Street if you were walking/running up NJ Ave (as opposed to turning from I Street on to NJ Ave).

Walking down NJ Ave is going to be straight up dangerous on game days, given that so many people who live on the Orange and Silver lines take that street to Capitol South. There's already a long sidewalk blockage in front of Park Chelsea that's been blocked forever, and now there's just a narrow cattle chute between a fence and construction barriers on the side where 82I is. No way those crowds are going to funnel themselves there; they'll just walk in the middle of the street. Wonderful.

Still looks like a not-narrow sidewalk in the rendering at that link. Enough space for tree boxes and probably three-bodies-wide. Not as setback as everything else on New Jersey, but not like it's going to be a four-foot-wide sidewalk.

I've seen the construction for 82 I Street, which is clear enough but is there something else either planned or under construction for the empty space between 70 and 100 I Street and the highway? The parcel has been cleared of all debris, there are two dumpsters there and three tractors and it appears there is construction fencing around part of the perimeter of the property. Is this pre-construction activity for the CSX tunnel?

It was mentioned in the comment thread here before but the space between 70-100 I Street and the highway is sufficiently large to allow a couple of more buildings (perhaps office, as I would be hesitant to live right next to the rail tracks and highway).

It's CSX. You can see the earthen ramp from the cleared area down to the tracks. And it's all CSX-owned land back there.

Anyone know who owns the strip of land behind McDonalds off of Capitol St.? Architect? On my way home I noticed they started clearing the land. Anyone know what's to become of it if anything?

Btw, they started pile driving on 909 Half..Hopefully it won't last more than a month or so.

When I was running this morning, I noticed that lot as well. It is a sizable lot and if anything is built there, hopefully it will encourage DDOT to encourage better pedestrian connections under I-695.

Pretty sure all that land anywhere near the freeway--with the exception of the finger that stretches back that's US gov't land--is owned by CSX.

It looks like that land by South Capitol is separate from the huge lot 820, which is owned by CSX--but I'm pretty sure lot 820 does actually extend all the way from New Jersey to South Capitol, skirting around that Fed Finger under the freeway--all 480,000 square feet of it.

(I'm trying to get a better map, but I'm tearing my hair out with Google Earth and the ownership polygons right now)

CSX also owns the land kinda behind McDonalds and next to S Cap. A little rumor is that is it will be cleared during construction and then after that probably be put up for sale. Its in a weird spot but considering how they just built a hotel basically on I-395 over in SW I'm sure they could build something in that spot behind MCD.

I walked by 82I this morning and they are pile driving literally right up against the road on the NJ side. Is their garage just going to wider than the vertical part of the building I'm guessing?

Hopefully CSX can sell these parcels when they've completed the Virginia Ave tunnel expansion. Between these two parcels, the completely vacant student dorms, and the large surface lots south of the US House office buildings, it is amazing how much vacant land there is in an area that is a 10-15 min walk from three different metro stations.

Pile drivers everywhere, hopefully they'll be finished soon at the 909 Half and 82 I project.
