Half at P, Looking Northeast (see more)

On Monday night, the Zoning Commission voted to approve the design for the proposed Homewood Suites hotel on the northeast corner of Half and M, just across from the Navy Yard-Ballpark Metro station.
According to the Washington Business Journal, "Commissioners were not thrilled with the hotel design, specifically the rooftop trellis, but it wasn't a 'show stopper' for any member of the panel."
The commission also okayed the 175-room hotel's plan to only have 40 parking spaces (instead of the mandated 53), but to get that approval, developer Englewood LLC agreed to various transit-related requirements, including offering full-day Circulator passes to guests, designating a "transportation coordinator," partnering with Bikeshare, and installing an information screen in the lobby showing transit status.
Earlier reporting said that it was hoped that construction could begin later this year or early in 2015, though building permits still need to be secured.
While the Courtyard by Marriott at New Jersey and L has had the Near Southeast hotel market to itself since 2006, this Homewood Suites is not the only new entrant--a168-room Hampton Inn at 1st and N is already under construction, and an additional 170-room hotel is expected in that same block once "Ballpark Square" gets underway.

I am fine with the reduced parking but DDOT needs to extend the Union Station - Navy Yard Circulator service to weekends from Oct - March and past 9 PM. Many of the destinations for this route are recreational destinations where demand falls outside of normal Mon - Fri business hours. Additionally, if residents of many of residential buildings near Nats Park are not eligible for RPP on-street parking, we should at least have the option of more convenient transit.

I think you've labeled it Forest City's development before, but that's incorrect. It's being developed by the DC Housing Authority. Forest City will eventually be the management company for the apartment building--and will in fact develop the south side of the block, if and when that ever happens--but for the Lofts, it is DCHA that pulled together the financing, closed the deal, and is running the show.

I have to agree with the Zoning Commission. I'm not sure what the obsession is with these trellises. Do they really add anything to the architecture of the building?

Thanks--an error left over from the days when I called it the L Hotel.

I think the trellises are an attempt to respond to the charge of DC's architecture being "boring boxes." Because land is so valuable and scarce, developers want to fill every inch of the land and air they have a right to build on/in, so trellises like that are one of the few options to create "interest."

The trellises are kind of boring, but they're not deal-breaker ugly. The Zoning commission was right to not block the development over that, as they're not designers and shouldn't be quibbling over minute details like that.

If you go to first and N Se at the Hampton Inn construction site - you will see a white fence structure. That white fence structure is a trellis. link

We walked over to the Anacostia boathouse yesterday morning and it looks like construction has started for 1333 M St SE. I am not entirely familiar with that area, so might be for something else, whoever.
