 Sliding from Before to After

The week begins with the news that WC Smith is officially beginning construction this week on 800 New Jersey, the 336-unit apartment building just south of the Southeast Freeway and just north of the topped-out Park Chelsea.
And, in case you don't believe me, I have proof! Witness dirt being dug! A press release from WC Smith officially announcing the start of the $87 million construction project says that pile driving operations will be getting underway this week.
But of course the excitement in the neighborhood surrounding this project isn't for the arrival of still more residential units--it's for the building's 35,000 square feet of ground-floor retail space, which will be home to a long-sought Whole Foods after the building is completed in late 2016.
And, just like with its sibling to the south, 800 NJ's construction will include the construction and opening of a "new" street between 2nd and New Jersey--this time it will be H Street, running from just north of 200 I over to New Jersey just south of the freeway.
This is the second of three residential buildings on the block, with a third, 393-unit building fronting 2nd Street to follow. Residents in all three buildings will be able to use the facilities in every building, giving them "unparalleled access" to club rooms, game rooms, rooftop pools, an indoor lap pool, exercise facilities, dog walk areas, a demonstration kitchen and the 15,000 square foot courtyard.
As for the Park Chelsea, having been topped out a few weeks ago, work continues, with the bricking of the exterior being the next obvious milestone now underway.
My camera got a tour of the Park Chelsea this afternoon, and everyone better appreciate the 12 flights of stairs I walked up to get some of these pictures. (I do and I do and I do for you people.) It is expected to open in Spring 2015.

Thanks for posting. It looks like Park Chelsea will have some pretty decent views. I also like the art deco curves on the building.

One other item I learned about 800--the parking for Whole Foods will be on the 2nd and 3rd floor, with the residential units not starting until the 4th floor.

JD says: (6/9/14 8:31 PM)
(which also means that the lowest residential units are at least even with the freeway, not below its height)

does it seem the 800 NJ building will be stunningly close to the freeway? like "chicago brownstones to the L tracks, open your window and just about touch it" close?

JD says: (6/10/14 9:47 AM)
No, there's still H Street and then about 20-30 feet of grass/open space between 800 NJ and the freeway.

WF's gonna have two whole levels of parking? Or will some of that above-ground parking be resident parking? I usually don't like above-ground parking, but with the freeway right next to it, I suppose it's a good use of floors in this case, as it'd be a tough sell to rent units directly adjacent to it.

JD says: (6/10/14 11:41 AM)
Residents will have underground parking, so the above-ground is just for Whole Foods. And yes, it's a dual purpose of also doing something with the two floors below freeway height that would be less than ideal to try to rent out.

I heard from a source that 1000 NJ will not include commercial office space but a hotel. It will also include residential.

JD says: (6/11/14 5:36 PM)
? 1000 NJ? That's Capitol Hill Tower. Do you mean across the street? If so, someone's got to buy all the land there first (Akridge only owns the part of the block facing 1st Street.)

Weaver says: (6/11/14 5:39 PM)
Sorry the dirt pile lot.

JD says: (6/11/14 5:42 PM)
That's controlled by the Housing Authority as part of the Capper PUD. Would be a massive change if it's not going to be all mixed-income residential. Has never been slated to be office space.

Am I the only person who is going to miss Dirt Mountain? I had grand plans of sledding down that last winter.
