Sliding from Before to After
 It's getting hard to keep track of all of the projects in the ground around the neighborhood, and now another one is about to be added to the list: the 195-unit mixed-income apartment building christened the Lofts at Capitol Quarter is having a ceremonial groundbreaking on March 5 at 10 am, with the mayor, Tommy Wells, and other luminaries expected to be in attendance. Of course, since this is a ceremonial event, we'll have to see when actual moving of dirt--other than by shovel-wielding VIPs--begins. But financing is in place, permits are approved, and the DC Housing Authority appears raring to go to get this project underway. When completed, the building will be run by Forest City's residential management arm, and will have a fitness room, roof decks, interior courtyards, and meeting space. It's expected to take about 20 months to complete once construction begins. This is the third apartment building to rise up as part of the Hope VI redevelopment of the Capper/Carrollsburg housing project, and the first to be mixed income, with at least 38 affordable units to be included. The "Capitol Quarter" moniker comes from the rows of new townhouses built a few blocks away as part of the Capper redevelopment. In the original plans for Capper's re-do, this site (known as Square 882) was going to be townhouses as well, but was switched to an apartment building in 2009. The south half of the block, facing M Street and the Navy Yard, may someday be the 600 M Street office development, but that does not appear to be happening anytime soon.

Does anyone know what is happening on the lot directly north of the Toll Brothers development? It looks like there was some activity there yesterday, with cuts in the ground and soil moved.

Expanding the parking lot, apparently. Which is a wise move if they aren't planning on building anytime soon.

Yeah the Nats have lost the entirety of what was Lot F last year ( link hopefully that signifies that Ballpark Sq will finally start soon. Looks like they'll be losing half of Lot W also once this development starts. And isn't Lot T right where that controversial DCHA condo building might go? Surface lots are dropping like flies... and in no way is that depressing.

The Nats have taken Lot F out of their lineup, but I'm not convinced that Ballpark Square (or at least the hotel/residential part) will start before the end of the season. It may still operate as a cash lot until then.
Also, the lot at the NGA building is out of the cash lot inventory.
I've done a preliminary 2014 update of my Nats Parking Lots map, but will need to remove the NGA lot (duh) and also put the Lot F area back on, but as a cash lot, until events warrant.
(The NGA lot will come back--a touch smaller, and relocated to the southeast corner of the block--once the demo is done and the block has been reconfigured, but I'm not sure that'll happen before the end of the season.)
And yes, as I wrote a few weeks ago, Lot W will go down to 186 spaces.

Having walked down the lonesome broken sidewalks of 7th Street SE on non-game days, this groundbreaking is great news. The huge barren expanse of Lot W might be a boon for Nats fans from Virginia and Maryland (District residents appreciate your help in quickly repaying the stadium bonds), but the lot forms a barrier between the development around Canal Park and Lower Eighth Street. When DCHA shot down the Marines proposal to build their second Bachelors Enlisted Quarters on Lot W, I thought, "Sweet! We get to look at an empty lot for the next decade!" I never thought DCHA would move this fast on the financing. And filling Lot W with hundreds of residents could also make Blue Castle development more attractive. If retailers ever consider that site (REI, grocery, anyone please!), it will help to have potential customers next door.
