 Sliding from Before to After

The Friday of a holiday weekend is no time to post anything that requires a lot of concentration, so I'll just go with a couple of pictures.
First, at right (click to enlarge), a rendering of the Twelve12 development's southwest corner at 4th and Tingey SE, now updated to show in the corner ground-floor retail space that Sweetgreen will be coming to when the project is completed in mid-2014.
And below, an overhead view of what some of the DC Water acreage could look like if/when Forest City's plans to Yard-ify the site come to fruition:
Working from the far left, you see Nats Park at 1st Street and the two green-roofed residential buildings totalling 625ish units, along with the 16-screen movie theater just to their east. There's also a whole lot more grass and greenery around the two DC Water buildings that would remain on the site, the historic Main Pumping Station and also the more midcentury O Street station building by the river. And, if you know what you're looking for, you can see that Diamond Teague Park has been expanded northward, and Potomac Avenue has been extended one block east to a new street (1 1/2 Place) that would run between the theater and the residential buildings.
(There's also a couple of other interesting tidbits on this drawing, including two new buildings at far right just to the north of the Yards Park's great lawn, and two other buildings just to the north of the theater and 1st street buildings. All of these are within the footprint of the Yards, on sites currently occupied by surface parking lots. But those are probably still a good ways off. And you can also see at the very bottom right the first hint of the marina that is supposed to be coming to the Yards Park someday.)

Maybe for a dig at Akridge, they should have done the rendering with the ugly @$$ contrainers on Half St.

Wow. Tough crowd. No one said that this rendering would come to fruition overnight. If you took photographs of the exact same scene ten years ago and today though, I think everyone would agree that the neighborhood is certainly headed in the right direction. Fortunately no one seems to becoming complacent with respect to continuing to make progress either, as evidence by the council's recent decision to continue allocating funds towards moving parts of DC Water elsewhere to make room for some of the buildings in the above rendering. As long as I see that kind of consistent attention to improvement, I'll be thrilled. In the meantime, I'd rather have a nice space to tailgate inside some admittedly unsightly shipping containers than an empty lot serving no purpose at all.

Not a tough crowd - Akridge is just cheap and they really don't care about developing their prized piece of real estate on Half St. If they did, it would be developed by now. I would love for Akridge to do an interview with JD or anybody on what decade they plan on developing Half St. Its not like it 2009 anymore plus after all DC is a boomtown. Not sure if you get to look at those ugly @$$ containers every day but I'd rather see a set of new office buildings and apartments and a row of new places to eat and drink. Maybe they could build a Fairgrounds near Verizon Center too because that is what every corner of this city needs.

Why is it every other place around here seems to have financing? Maybe if Akridge wasn't more interested in a land grab than developing it would be developed. Look at the Union Station project - 7+ years now. They grabbed Buzzard Point - empty. They grabbed 1st St, tore down some building and now its overgrown with weeds. So if its dramatically overstating please rationally display the facts as to why they aren't too cheap to develop a prime piece of real estate so I can calm down and love Akridge.

No, it is not going to smell like poo poo indefinitely. The clean river project will fix that smell. One of the reasons why we smell that is because they have two holes that are 100 feet deep in our area. One of them is by the DC water pumping station and the other one is over by 9th and M street. They are re-routing or diverting the pipes from overflowing the storm water and sewage mixture to Anacostia river to the under construction storm water underground tunnel storage. At The Yards in Washington, D.C., construction continues on two projects, Lumber Shed, a 32,000-square-foot, adaptive-reuse office building with street-level retail , and Twelve12, an apartment/retail project with 218 rental apartments above a 50,000-square-foot Harris Teeter grocery store and a 28,000-square-foot Vida Fitness facility. Lumber Shed is expected to be completed in the third quarter of 2013, and Twelve12 in the third quarter of 2014.

Third quarter is July 1 - Sept 30 (for most companies anyway). Seems fairly consistent with the latest intel of August/Sept openings, though I was definitely hoping for sooner.

Anyone remember when the first places in Boilermaker were supposed to open in 2012? At the rate Bluejacket and Willies are building, the Lumber Shed is going to beat them.
