Forest City Washington is moving forward with the plans for a sixteen screen movie theater near Nationals Park, having submitted a truckload of documents this week to the Zoning Commission for its plans to redevelop more than five acres of land currently occupied by DC Water. This site, which sits between the current footprint of the Yards and the ballpark, would be turned into four new city blocks with 600 residential units in two buildings, an expansion of Diamond Teague Park, and somewhere around 50,000 square feet in retail, which would include the theater that we first heard about a few months ago. The plan apparently would be to build the theater first (and in fact FCW is requesting second-stage PUD approval for the theater plans, for those of you who know what that means), and in the zoning filing FCW says that they intend to file for building permits by this fall and start construction by the beginning of 2014, with an expected opening of the theater by late 2015. There would be 337 parking spaces at the theater, which would be above-ground and contained within the first four floors of the theater building. DC Water would continue its operations on the other three blocks that are part of this plan while the theater is constructed and operating, with the development of those blocks waiting until those operations can be relocated (and, of course, "subject to market conditions)." There should be a hearing on these plans within the next few months. And I'll dig through the documents to look for more tidbits, but mainly I wanted folks to finally see a rendering!

Packinblackandred says: (3/1/13 11:28 AM)
Looks nice! Having the two stories of actual theaters on top of four stories of above-grade parking seems like an odd arrangement. I suppose the rendering would minimize any problems with how it looks, but it's still a good looking picture.
JES says: (3/1/13 11:44 AM)
I'm guessing it has to do with cost... below-ground parking is insanely expensive to build; building the parking above ground is probably what makes it affordable to hand over such a huge chunk of square footage to a movie theater. Just a guess though.
JD says: (3/1/13 11:46 AM)
I also doubt they could dig deep enough when they're that close to the river. (and also within the 100 Year Flood Plain)
MJM says: (3/1/13 12:32 PM)
That's Mayor Gray's golden ticket to the All-Star game! All-Star game here we come! Its really another step closer to never go north of the DMZ Freeway.
NatsFan says: (3/1/13 12:47 PM)
This would be amazing? Hopefully it would push the issue with other developers as well....looking at you Half Street.
JES says: (3/1/13 1:32 PM)
@JD, that's interesting... so I'm assuming there won't be below-ground parking for the retail/residential buildings either, if the problem really is that they can't dig that deep? I wonder how that'll work
SBS says: (3/1/13 5:10 PM)
This is an amazing development that will really make this neighborhood a year-round destination location, is the parking for the exclusive use of the theaters or more of a public garage associated with the theaters?
JD says: (3/1/13 5:16 PM)
Don't think there's really been much discussion at this point on the theater parking--I'm guessing they might want to somehow give at least high priority to theatergoers, since on gamedays the garage could be overwhelmed otherwise.
But that will be a fine topic to discuss in the fall of 2015. :-)
Rick says: (3/2/13 8:41 AM)
NatsFan, agree with you. Both Half Street and Florida Rock, we need you!!!!
JD says: (3/3/13 10:01 AM)
Should also be noted that no deal is officially inked yet with Showplace Icon.
ZoolanderANDtheBoYz says: (3/5/13 11:19 AM)
I can't wait to see Zoolander 2 on January 2016 at the Showplace ICON movie theater.
ZoolanderANDtheBoYz says: (3/5/13 11:55 AM)
Baseball, movies theater and soccer. I love it! Is Buzzard point part of Capitol Riverfront Bid?
Packinblackandred says: (3/5/13 1:42 PM)
@Zoolander Please tell me that Zoolander 2 is an actual thing! Also, Buzzard Point is part of the Capitol Riverfront BID.
