South Capitol at M, Looking Southeast (see more)

I checked out the progress at the Boilermaker Shops on Sunday, and of course have posted a slew of new images, which show some pretty striking changes to the building's exterior, including large glass panels at Bluejacket's space on Tingey near 4th, along with marketing banners to let passers-by know what's coming after the building opens later this year.
As you look at the photos, you'll see the banners for Willie's Brew and Que sports bar, Wells Dry Cleaners, Huey's 24-7 Diner, Buzz Bakery, and Bluejacket Brewery.
What you don't see, however, are banners for Austin Grill Express and brb ("be right burger"), and this is no oversight. Forest City has passed along word that the leases with Thompson Hospitality for those two food outlets have fallen through. But work continues to find replacement tenants, along with others for the spaces not yet filled.
It's still expected that the building will open later this year, although Bluejacket is aiming for an early 2013 opening.
(If you haven't gotten enough of Yards construction photos, here's the hole in the ground still being dug for Twelve12, the Teeter/apartments building at 4th and M. And bless whoever cut a few camera-sized holes in the fence along 4th Street.)

I can't say i'm terribly upset either; BlueJacket, Willie's, and Huey's are still coming, and those were the big three in my mind anyway.

Back at announcement time, I asked, and Forest City told me yes, it would be 24-7, but it does seem to be a tall order at this point.

They Huey's in NOLA area are 24/7, including the one in Hammond, which isn't exactly urban-ish Besides, '24/7' in in their name. :-)

JES: That was my thought too. Admittedly I'm not much of a meat-eater, but there will be plenty of places to get a burger in the area and Austin Grill is your typical boring suburban chain. Can't wait to see what ends up there.

I can't see a 24/7 diner being a great place unless cops are always there like they are at the McDonalds. I'm sure "youths" will enjoy killing time there.

Seriously, Eric? Have you ever been to a 24/7 diner? They are fun places and not full of teenagers at all. Cops would ruin it for me.

I'm disappointed that Austin Grill Express isn't coming. Their "Express" concept is a good grab-and-go burrito option that's MILES better than Chipotle.

Sorry, but I can't get excited about the possibility of a grab-and-go burrito. The 7/11 on 8th street has grab-and-go burrito's for anyone hungry. I'd like to see restaurants in the Boilmakershops that use metal utensils instead of plastic.

Eric...an apartment building on south capitol (3B side of stadium) is set to open next year. I think theres is plenty of people in the hood to support the restaurants. Justins is ALWAYS packed and its due to the complete lack of places to eat.

Eric, I would imagine most of the restaurants will be hoping to do a lot of business from business lunches, happy hours, and from ballpark goers.

Residents within 4 blocks can't be the sole driver of restaurant sales, right?

It's rarely a good idea to make assumptions, but the owners of most of the restaurants slated for the Boilermaker Shops, Lumber Shed, and Canal Park aren't exactly rookies, which leads me to assume that they've done at least some market research to find out if the neighborhood can sustain their new establishments.

To that end, some of their investment has to be made on the calculation of more of the neighborhood's space being occupied by residents in the future. Even if the current number of residents shrinks (or eliminates) their profit margin, it won't be too long until many more customers live in the area. In the meantime, I agree with Scott that they'll plan on making their money off of the area's businesses and crowds going to and from Nats Park. Meanwhile, they're establishing a solid foothold in the neighborhood.
