 It was a beautiful afternoon for a walk along the Anacostia River, and I was lucky enough to take my stroll within the boundaries of the forthcoming Park at the Yards. The 5.8-acre park is scheduled for a "late summer" opening, and it's definitely taking shape, as you can see in my new Park Construction Photo Gallery. (And thanks also to Mother Nature for the fab backdrop; compare the shots from my visit in March to see why I tend to avoid cloudy days if at all possible.) The park, for those not keeping up, is being built by Forest City as part of The Yards, but is being funded by the city through PILOT monies and then will be turned over to the Capitol Riverfront BID for maintenance and "programming" once it's completed. It's that public money that has allowed the park's construction to go forward during a time when private funding is pretty hard to come by.  The biggest news is that the 60-foot light tower on the water's edge at the foot of Third Street, which was originally not going to be installed until the park's second phase, is now going to arrive (by barge!) in July and be in place when the park is unveiled. And, while the no-longer-salmon-tin-sided Lumber Storage Shed will be merely an open skeleton when the park opens, it sounds like maybe the possibilities of tenants are close enough that the Shed could be transformed into its glass-skinned retail pavilion new self sooner than might have been anticipated during the park's design phase. (There also seems to be similar optimism about both the nearby Foundry Lofts and Boilermaker Shops projects getting on track. Forest City continues to work with HUD to get the financing squared away for the Lofts, and the Boilermaker Shops could get underway before the end of the year.) Also in evidence in the Photo Gallery is the (ZOMG!!) dog park. which will be a fenced-in area on the far western edge of the park along the boundary with the 1905 WASA building. So, wander through and read the captions for greater detail, and compare the photos to the park rendering at the top of the page to orient yourself and to understand what different sections will look like when completed.

Even in these tough financing times, Forest Park continues to find 'creative' methods to keep it's project moving forward.
Meanwhile, Florida Rock (skilled only in developing industrial office parks and now bravely trying to develop the neighborhood's most primo piece of world class waterfront property), sadly continues it's decade of bush-league development efforts.
Fans of Near SE can only hope & pray that FR soon recognizes its' ineptitude and sells their asset to a major league developer. Otherwise, the site will remain an island of industrial eyesore in a sea of grand development for many more years to come.

Great news, thanks for the updates. It was a very nice day to be out. Does anyone know what if any marina arrangements for pleasure boats (as opposed to water taxi's) at the new park will look like? The artists conceptions seem to include slips but I haven't seen any details.
Also any chance the park will be open for 4th of July?

The marina isn't coming in this first phase of the park, so there won't be info on that for a long time. And no, no chance the park will be open for July 4. "Late summer." (Summer officially ends in September.)

Great shots JD. Thanks for all the good work that you do. I am so thankful that I bought into CQ as well as the long term vision for the Near Southeast. The park is going to be just one of many spectacular amenities that is sure to make our "hood" the envy of the city.
I must agree with Drew. I am concerned that Florida Rock is continuing to play it too safe. If they don't have the capital to push forward with thier project, then sell to a group that does.
All in all, things are starting to roll again in the "hood" and I forsee more to come. Harris Teeter... where for art thou?

If all the other developers were getting money and getting restarted and Florida Rock continued to sit unchanged, then there'd be cause for concern. But it's worth it to remember the current reality, which is that construction loans are still remarkably hard to come by. Even Akridge, which has to be considered one of the city's most stable and strong development companies, isn't moving to start Half Street. Banks just require so much more for any loans now, not the least of which is a big chunk of pre-leases for office space (which is what FRP's first bldg, on the east edge, would be). No more building on spec.

Any word on Factory 202's status? Seems like the "Coming 2011" is a bit of a stretch... would love to see an update about this project as it's current delivery date is near when I'd probably be buying.

Not a word on Factory 202. Definitely not coming 2011. It's supposed to be condos, a joint venture with PN Hoffman, but I haven't heard a peep. (and I don't know if there would be any impact on its timeline if Forest City decides to switch the building at 401 M [on top of the planned Teeter] to residential from office, which apparently they are considering)

The waterfront by the Navy Yard is complete and renovated, but (I believe) is only accessible through gates on the south side of the Navy Yard.
Will this boardwalk link up to it? Will that mean that we have a long uninterrupted shoreline? From where to where?

The boardwalk at the Yards will run right up to the Navy Yard riverwalk. However, it's not yet clear if/when the Navy Yard will be opening their section of the walk to "traffic" from the Yards Park.
Until the floating bridge between Teague and the Yards Park is built, there will be no connection there. So the longest stretch will be across the Yards Park (imagine it as the equivalent of Second Street to Fifth Street), and then to 11th Street if the Navy Yard opens up their access.
Eventually, when Florida Rock is built out (plus when the Teague floating bridge is created), you'll be able to go from South Capitol Street to 11th Street along the river. But don't make your reservations on that last stretch just yet. :-)
