Sliding from Before to After
Two small tidbits: * EYA sent out an e-mail today announcing that they are releasing "the final townhomes in Phase 1" at Capitol Quarter, with prices starting from the $630s. I don't know how many units are in this batch, or where in the Phase I blocks they're located. I'm pretty sure that a while back Phase 1 was billed as "sold out"--if I'm correct, these would be some houses originally reserved but now back on the market. (Buyer decides not to buy, buyer's credit worthiness tanks, etc. etc.) UPDATE, 2/7: EYA tells me that the houses released are spread throughout the development: 421 L Street, under construction and expected to be ready in April (listed for $720,340 on the EYA "Move In Now" list), two houses in the block just to the north (expected to be ready in the fall), and four houses in the block bounded by I/Virginia, Fifth, Fourth, and K that could be ready by the end of the year. On all of these blocks the reservations placed by homeowners over the past few years have now been converted to contracts; that is expected to happen for the final Phase 1 block (between Third and Fourth and Virginia and I) later this year. * From the Post calendar listings, word of a concert on Sunday Feb. 8 at the Marine Bachelor Enlisted Quarters. (This is the first time I've ever heard of a concert there, though it's more than possible that the news of previous ones didn't make it onto my radar.) Here's the particulars: "MARINE CHAMBER ENSEMBLE, performance of works by Libby Larsen, Telemann and Stravinsky; followed by a tour of the facility; light refreshments served. 2 p.m., Marine Barracks Annex, John Philip Sousa Band Hall, Seventh Street and Virginia Avenue SE. Some of the really early CQ folks reserved houses way back when and sometimes situations change and they have to move out of the area. I actually "upgraded" my reservation to a house in the first row because someone had to drop out for whatever reason. I have never been in a rush to move in because the area is not built out yet. However, I am now downright happy that these houses were delayed because we may qualify for a $15K TAX CREDIT that we would not have gotten had we purchased in December. I am sure everyone is keeping an eye on this legistation as it has already passed through Congress and is awaiting our President to sign.
Also, about the concert, this is the first that I have heard of at the new BEQ as well. The concerts from all the military branches all over DC are wonderful. They are a big part of what makes DC great. I favor the jazz bands myself, but they are all good.

Some folks did drop out. The world has changed since I put down a deposit back in oct. 2006.
With all of the delays, I am hoping for a really good mortgage rate as a reward! The 15K tax credit wont hurt either. I must admit, I am concerned about the area due to the economy in terms of businesses coming in. After (what will be) just about 3 years, lives change and its hard to wait for a house.

As a clarinetist in the Marine Band, I can say that every concert is advertised in the Post. The Chamber Music series has been very popular; this is the third season, I think, that the series has been at the Band Hall... In years past, we held the chamber series at the GW Masonic Temple in VA.
JD has chosen to refer the building as the 'Marine Bachelor Enlisted Quarters', though in truth it is first of all the Sousa Band Hall and support facility for the "President's Own" United States Marine Band. I've offered to give her a tour around our facility, but she has yet to take me up on it.

Many people don't realize this, but the Marine Band (and the Chamber Orchestra) are probably the best music group in the Washington area. They come from all the top music schools and are called "the President's Own" because their main job is to perform at White House events and for the President. The free concerts at the Marine Barracks Annex are a real treat, and right in your backyard. Sometimes the recital hall is only half full and I wonder why more people don't check them out. See link

Sorry folks, the tax credit is not a sure thing. Senator Isakson got it inserted into the stimulus bill, but Speaker Pelosi and the house dems are against it - saying it helps "rich people". Lets hope it passes in the joint conference.
