Two pieces in Friday's Post of interest to Near Southeast fans: "Nationals Park Revenue Falls Short of the Mark," detailing how tax revenue for the first year at the ballpark is expected to be about $2.6 million short of the $13.5 million originally projected, and a sidebar piece, "Though Developers Built It, The Tenants Did Not Come," about the empty buildings in the neighborhood, using Lerner's 20 M Street as a jumping off point: "In many ways, the Lerner building -- owned by the Bethesda real estate family that also owns the Nationals baseball team -- is symbolic of the emerging district around the ballpark. Sleek new buildings with offices, condos, apartments and retail space have popped up all over. But many remain empty, seeking tenants in a sluggish economy."
The first piece, on the taxes, also talks about the ongoing dispute over whether the stadium was "substanially complete" by Opening Day, and that the Nationals are still withholding their $3.5 million rent payment. On the other hand, the article says that the city has enough money to cover the debt service on the stadium financing because the special ballpark tax on city businesses is bringing in more revenue than expected.

but i thought real estate developers were geniuses. turns our they're geniuses when it comes to bilking taxpayers, not building community. the lerners have fielded a bad product, screwed taxpayers, done the bare minimum in the community (barely anything) and are known (in Nova) as impossible landlords so no one is moving into their 20M building. they don't care about the game, the community or anything but their profit. what would they do if their tenant's failed to pay rent? what would they do if as investors (which dc taxpayers are) one of their investments completely failed to produce a good product? we all know what the lerners would do as landlords and investors, but they don't have an ounce of respect for their investors/landlord -- the taxpayers of DC. And they certainly don't have any respect for their fan base, charging what they charge for every aspect of their "entertainment product" for a team that is barely functional. oh yes, and remember, they refused to put up any money to put the parking garages underground in part and have made it clear they don't care what happens outside the stadium because they don't want people spending money outside the stadium. Mayor Fenty, Councilman Wells, please stand up to these crooks NOW.

I think the *tipping point* if you will for this area will be the townhouses in the Capper/Carrollsburg Housing Redevelopment.

Once those are complete and there is more *life* in JD Land after dark (besides the muggers and car thieves) you will see The Revival!

Sadly,
THe project are taking along time to complete. We need essentials like a supermarket and other retail. It WILL come, but the economic times may slow everything down. ALl those Apt building are sitting without many tenants.

The article is ridiculous, because it doesn't take into account the huge amount over projections being made by concession sales. Concession sales have been something like double what was expected, bringing in far more than the city thought probable since those concession sales are also heavily taxed by DC.

I don't think that these articles matter much. Nobody doubts that this area will be a very vibrant area in a few years. Some newspapers like Wash Post choose to get their jabs in while they still can because bad news sells newspapers and they will not be able to report bad news about development here for much longer. It is funny that they call the Lerners greedy when they are just as greedy ...they purposely paint a "dramatic" picture in order to sell newspapers because this sort of news sells. They sort of stander for profit.

The article is wrong. The Lerner family does this and has done this in every development. With commercial property there are long term leases. So they wait until rents go up until they get the rent they want. They have enough money to sit on these properties. I wish journalists would do their research.

The stumbling economy is reason number one why the near Southeast area has yet to reach its robust potential. It only a matter of time, however. Residents and office tenants will begin to trickle in, soon to be followed by retail establishments that cater to them, especially a grocery market.

There's a good chance there won't be all that much activity in 2009 due to the credit crunch and sagging economy. The forthcoming years, however, 2011 in particular, seem like better bets for when the neighborhood will really begin to come to life. That may seem like a long way off, but 2011 dawns in only 27 months.

Well, the plaza on K St in being built by Transwestern. This company owns a researching branch which specifically determines whether an area is a good investment for developing or not. Transwestern has committed to spending hundreds of millions to build their massive office/retail buildings here in the ballpark area. I trust that this company has done its research and that the research is solid. Also, federal government projections predict a lot of growth for the greater Washington area over the next decade. Thus, all the construction that is going up will eventually get filled. I would say that the growth of this area in to a vibrant neighborhood is about a safe of a bet as you can make.
