The city is working to shape the development in the areas surrounding the new baseball stadium site to create residential, office, and retail offerings not only for Nationals fans, but to make the neighborhood a destination every day. In addition to Monument Realty's holdings just north of the ballpark, two large properties--Willco's lots along First Street and the WMATA Southeastern Bus Garage--are waiting for development to get underway.

In its Ballpark District Urban Development Strategy, the Anacostia Waterfront Corporation envisioned the area around the baseball stadium as a mixed-use area with:

• Shops, and restaurants and entertainment venues along Half Street, First Street and the Anacostia River.
• An engaging pedestrian environment with strong linkages to and along the waterfront.
• Major public gathering spaces along Half Street, at the ballpark, and at the foot of First Street at the river.
• A grand promenade along the Anacostia River and Potomac Avenue.
• Upper-level offices, hotel rooms and housing that create a diverse population of residents, workers and visitors, encompassing:
• 465,000-785,000 sq ft retail/restaurant;
• 350,000-1.6 mil sq ft office;
• 1.9-3.6 mil sq ft (1570 to 2980 units) residential;
• 7,000-8,000 parking spaces

With the AWC development strategy never actually released, and with the AWC itself dissolved in 2007, developers who own land in the area have begun to move forward on their own. Click the red headers on the map at right to see more detail on certain projects.

This intersection is the starting point for what the city hopes will be a huge year-round entertainment, residential, office, and retail district. The stadium entrance is one block to the south, and the construction itself is now visible (moreso in person). On the left is the Navy Yard Metro station, on top of which Monument Realty is building a 250,000-sq-ft office tower; the station entrance closed in January 2007 to begin work on its expansion to handle baseball-sized crowds. On the right is the WMATA Southeastern Bus Garage, which was sold in October 2007 to Akridge for $69.25 million.
