Sliding from Before to After
Was out of town for a long weekend to participate in the induction of the late Mr. JDLand into the University of Arizona School of Journalism Hall of Fame, as part of its inaugural class. Now trying to get caught up (I say that a lot these days, I know): * MORE COFFEE!: Because you addicted folks can't get enough of that witches' brew you all pretend to like, I'll mention that Eater has reported that Australian chain Bluestone Lane has signed a lease to open a coffee shop a 1,014-square-foot space in the ground floor of the 99 M office building that will also be home to Circa and Open Road. Here's the deets on the existing location in Georgetown. Both the building and Bluestone are expected to be finished later this year. * OATH OPEN: They kind of snuck in without a lot of fanfare, but Oath Pizza is now open next to Bethesda Bagels on M Street between 1st and New Jersey, joining All-Purpose and Declaration, which both opened last week. Now we await Wise Guy Pizza at Canal Park. * YARDS PHASE 2: I was kind of surprised at the volume of coverage earlier this week about the second-phase plans at the Yards, which mainly shows the power of sending a press release to every development reporter in town (though not me). If you've been following my posts about "Yards West" since, oh, early 2014, the plans for well over 1 million square feet of office space on the footprint of Spooky Park at 1st and M and two residential buildings on the current parking lots on the south side of N Street is not really anything new. But the press release attached a 2019 start date attached to this next phase, and it also passed along two renderings, including one showing what the release describes as a "six-block spine" beginning at a new plaza at New Jersey and M, extending all the way to the Anacostia River at Diamond Teague Park, described as "a vibrant pedestrian-friendly street, featuring ground-level retail and dining, extended green spaces and a variety of public gathering areas." In all, "Yards West" will have about 3 million square feet of mixed-use space across 18 acres. Here are the renderings, showing the planned office building for "Parcel F," on the northeast corner of 1st and N, and the aforementioned "spine," looking south toward the river. (And maybe that new plaza at New Jersey and M will include the dreamed-of third entrance to the Navy Yard Metro station, on the south side of M.) * PARADIGM PART 2: WBJ reports late this afternoon that Paradigm has now purchased the rest of the block bounded by New Jersey, 1st, K, and L. This includes the Eagle Academy building and the taxi garage next door, on New Jersey. The company is just getting started with its 275-unit residential building at 1000 1st Street, on the west side of this block (known as Square 740), and apparently is planning a twin for the other part of the block.

Hope you enjoyed the visit to Arizona JD, though I’m sure it was bittersweet. Excavation began at 7:00 am sharp this morning on Square 696. Parade of 20 dump trucks welcomed me when I woke up. 4 active construction sites within two/three blocks of each other will be fun to navigate the next few months. Also, I didn’t see it mentioned here in comments, but Circa put up a FB post last week with pics from inside 88 M and a caption along the lines of “beginning work on the new location” or something like that. Looks as though that building is just about finished in terms of the “build” phase, they were working on putting in the new sidewalk on First stteet when I went by.
Edna says: (4/12/18 11:16 AM)
The "six block spine" in Yards West - is that what has been shown on previous site plans as One-and-a-Half Street?
JD says: (4/12/18 11:17 AM)
Yes--I meant to mention that, but was bewildered as to how to properly format 1.5 Street.
202_cyclist says: (4/12/18 11:35 AM)
@NavyYardNittany: At least we got a new bike lane on I Street out of the construction, but I agree with you, between all of the Uber/Lyft and deliveries at 70/100 Capitol Yards and the construction for Square 696, I St will be a cluster for a while.
Edna says: (4/12/18 11:46 AM)
I had the same struggles re: 1.5, and tried a few different options. Since "1.5" is the easiest to type, can we settle on that convention?
202_cyclist says: (4/12/18 1:51 PM)
Yes-- I list 1st Place right across the street from Nats Park. Does anyone know if Truckeroo will be back this year? Is there enough space at the Bullpen to host it?
conngs0 says: (4/12/18 4:58 PM)
It looks like they're planning on having it at Nats Park this year... link
Ampersand says: (4/13/18 3:57 PM)
For the record, apparently the ordinal for 1.5 is "sesquialter" (or sesquialteral, the internet is fuzzy). I'm totally down for 1.5st Street as long as everyone agrees to pronounce 1.5th as "sesquialter"
Snacks says: (4/16/18 9:21 AM)
This conversation is getting dangerously close to math ... make brain hurt.
Westnorth says: (4/17/18 10:14 AM)
Bluestone Lane is also open next to the West End library. Avocado toast with all the options totals... $22! No wonder Australian millennials can't afford to buy homes.
Gamble Rogers says: (4/17/18 8:47 PM)
Avocado toast? 1.5th Street? What is the “Newly Developing Area Immediately Adjacent to (but not within) the Navy Yard” coming to?
Gamble Rogers says: (4/17/18 8:48 PM)
More pizza for the NDAIATBNWTNY! But will any of it be any good?
sameter says: (4/18/18 12:55 AM)
I'm a little surprised at tom's review of chloe, food was passable, ambiance was great. as a small plates/veg-centric restaurant, i would hope the carrots would be cooked well, but undercooked. Chicken was well brined and seasoned, but overcooked. if dishes are going to be as simple and straight forward, you really need to nail the execution, but maybe im just jealous.
ZinNY says: (4/18/18 9:11 AM)
According to a sign on their door, Five Guys is reopening on Monday, April 23.
Lambau88 says: (4/18/18 1:05 PM)
Tried out Declaration on a non-game night. Quality food and friendly/attentive staff but, as to be expected now, beware the prices! Philly cheese-steak and fries, half an order of wings (my friend had the other), and 2 drinks (1 cocktail, 1 beer) were $45 before tip. Also, I'm not buying all the pizza hype. I'm waiting on wise guys!
greb22 says: (4/18/18 2:57 PM)
I went to Declaration for happy hour on a non game day and they charged me regular prices the manager apologized and basically said he knows there's a glitch in the system. The drinks were good though I didn't really eat.
