Sliding from Before to After
 In addition to confirming the news of Oath Pizza, it was announced this morning that Peet's Coffee will be opening in the ground floor of Insignia on M, and that both establishments plan to be open in the spring of 2018. The press release says that Peet's will be facing New Jersey Avenue adjacent to the Metro station, and Oath will be in the space to the west of Bethesda Bagels. This leaves two retail spaces open in the building, 3,000 square feet at New Jersey and M and 1,500 square feet at New Jersey and L. Another victory for you coffee types!

More options for caffeine of course are always welcomed but I hope Lot 38 can continue to compete. Lot 38 is a great restaurant for the neighborhood.

This is definitely a disappointing development. With Lot 38, Starbucks, and Bethesda Bagels all within about 150 yards of Insignia I feel like the neighborhood could have done so much better than another coffee stop. Bummer.

I am guessing that Peet's will get a ton of business from people coming right out of the subway, hence their decision to lease there. If you work in the neighborhood office buildings to the west of New Jersey and north of M, there aren't really that many options, especially if you don't want to go out of your way by crossing M to go to Starbucks.

I agree with JD that this seems like a play to get business from the morning Metro rush. It will be easy for Peet's to steal business from Starbucks given that it's a better location (you don't have to cross the street twice) and the DOT Starbucks is one of the worst locations they have IMO.

Amp, the footprint for phase two is between Dock 79 and Bardo. But adding up the need for staging space, plus the impending arrival of Dacha, and the seemingly dismal performance of Bardo last year, I'm not sure how much longer Bardo will be around. Though they could just move closer to the bridge.

Team Lot 38. Slipstream is nice and locally owned so I am proud to support them too. But if given a choice, I will always go to Lot 38 before another coffee place.

Agree with all of the comments on Lot 38. If they keep selling that Illy coffee at a decent price, hopefully they'll be fine. I definitely prefer them to Peet's. And yeah, the DOT Starbucks is bar none the worst Starbucks I've ever been to.

As a super-heavy coffee drinker I'm always pleased to see more coffee places. However, most days I just brew at my desk. I do enjoy the soda-fountain style coffee at Bethesda Bagels though. Not crazy about the $$$ coffee at Slipstream or Philz, and of course, Starbucks is Starbucks. I should go to Lot 38 more.

Going to Lot 38 in a minute! Slipstream is a bit too strong and pricey for me; I have yet to make the trek to Philz. I am not a fan of Peet's or Starbucks.

It looks like construction has started for 820 Potomac Ave. I saw a pile-driving machine there and at first I thought it was for 816 Potomac Ave but it is for the development that will replace the surface parking lot.

That 1,500 sq ft. at New Jersey and L would be perfect for a hair cuttery/men oriented barber shop. I can't find anywhere around the neighborhood to get a haircut. Is there any place in Navy Yard to get a $20 haircut?

Lot 38 has a loyal following and should still do well, lines get long in the morning if you only want a cup of coffee. Philz requires an effort to get to and is way to pricey for a daily cup. Slipstream, well, I guess I made the mistake of going shortly after they opened and got treated poorly by a bad hire and still haven't made it back. Maybe Peet's is going directly after Starbucks.
