 Sliding from Before to After

While we spent months and months pining for the block of I Street that finally opened between 2nd and New Jersey back in February, there's another new stretch of road that should be arriving this summer: the 1100 block of 6th St., SE, between L and M, nestled between the Bixby and Joy Evans Park.
As you can see in the photo taken this weekend, the basics of the street are now finished, its creation having been tied to the construction of the Bixby, DCHA's 195-unit mixed-income apartment building that is expected to open this summer and which is itself getting some infrastructure built, as seen below.
I don't know anything about traffic control, i.e., whether there will be a four-way stop at 6th and L, or whether left turns will be allowed from 6th onto M (and from M onto 6th). I've asked DCHA, but haven't yet heard back. UPDATE: Apparently it was set out in the zoning that there will be no cut in the median on M Street, so only right turns onto and off of 6th will be allowed.
UPDATE 2: DCHA tells me that they are still "working out details with DDOT as to whether or not this portion will be a one way from M to L." Sounds like they found some unexpected infrastructure underneath the planned intersection that forced a reduction in the size of the 6th and M corner--if I had actually looked at the work from the M Street side, I'd have more insight, but alas....
As for any more precise estimations as to when this new block of 6th will open, I am so not going there. It will open when it opens, right?

In other news, without revealing sources, I believe that two of Insignia's four retail spaces are spoken for. Don't know *who* has spoken for them, but....

I'd imagine being right on top of the metro station made those bays pretty prime.

Chain link fences up around Parcel O now, even around the sidewalks on the 4th and Tingey sides. Looks like they're getting ready for some heavy work.

Thank you for the update. L Street needs some sort of traffic calming, perhaps a speed bump mid-block, as drivers seem to go fast downhill on L Street.

See my Update #2. Sounds like maybe this could end up only being a one-way street.

I see on Instagram that there was a topping off event yesterday at Agora.

Looks like Forest City is going to be moving its leasing office to the remaining retail space at Twelve12 (next to TaKorean), out of the ground floor at Foundry Lofts.

JES says: (6/2/16 1:40 PM)
What'll happen to that Foundry Lofts space you think? Additional retail bay up for grabs?

That ended up looking even nicer in photos than in the rendering. It sort of has a California vibe to me for some reason.

So, will this be the weekend that the Brig finally opens?

Also, based on the debate on another blog, it amazes me that in 2016 there are still some people who think that Nats Park had no role in encouraging the development boom in our neighborhood.

JD says: (6/3/16 2:58 PM)
That is a discussion I can't participate in anymore. Whistling into the wind.

"people who think that Nats Park had no role in encouraging the development boom..."

Settling this question useless gesture. It is neither interesting nor germane to any DC issue.

conngs0 says: (6/3/16 3:13 PM)
Agreed, JD. No sense getting into a discussion with anyone who wants to contend Nats Park wasn't a major contributor to the development boom of the neighborhood, although the general topic of how stadiums impact the economics of their surrounding neighborhoods is pretty interesting.

As for the Brig... it sure makes sense to get operations underway while the Nats are out of town as a "soft opening" of sorts even if Sunday shapes up to be a bit of wash-out. Hopefully they get it done.

I don't think I'd like living at the Bixby. It seems every single apartment will be on a courtyard and courtyards are soooo noisy. They echo every cough, laugh, and argument.

JD says: (6/5/16 11:49 AM)
Brig tweeted this morning "Opening in two weeks or head will explode like..."

202_cyclist says: (6/5/16 12:03 PM)
@JD-- I spoke with someone (the owner?) doing construction at the Brig this morning. He told me the same, saying they are completing final regulatory approval now.

JES says: (6/6/16 11:00 AM)
The Brig's twitter game is strong. Hopefully their beer game is just as strong.

202_cyclist says: (6/6/16 11:29 AM)
@JES:

Well, then, we need a JD Land happy hour to find out.

202_cyclist says: (6/6/16 11:30 AM)
I could promote the happy hour on the Yahoo email listserve!
