Sliding from Before to After
New renderings have been passed along today of the apartment building in the early stages of construction on the northwest corner of New Jersey and I Streets, currently known in the parlance as 82 I Street: (Of course, that lush green field just across New Jersey is architectural license, since we know that space is not now, nor has it likely ever been, a grassy expanse. Instead, this building will be facing the Park Chelsea and 800 New Jersey apartment buildings, as well as the Whole Foods scheduled to go in on the ground floor of the latter.)
It's now confirmed that the building will have about 5,500 square feet of ground-floor retail (making a certain someone so very excited!), and the new drawings give a clearer view of the ground-floor spaces.

In other news (not in the mood to put up a separate post right now), the denial of the anti-tunnel injunction is being appealed:

Alan says: (5/4/15 4:28 PM)
I do hope Greystar manages that building and its residents much better than when they were in charge of 70/100/909.
202_cyclist says: (5/4/15 4:56 PM)
Are there any plans for the little slip lane between 82 I St and 70 Capitol Yards? I think CSX is using it now to access their construction but a small pocket park might be nice (if the lot is too small to develop) once the two other surface lots across the street are built.
JD says: (5/4/15 5:07 PM)
That's part of CSX's huge expanse of land back there. So, if you imagine them selling it or developing it themselves....
groggy23 says: (5/4/15 5:52 PM)
I thought that little strip was one of the main accesses to CSX? Do we know the expected pricing (estimated) of 82 I St?
JD says: (5/4/15 5:54 PM)
Don't know anything about pricing, still way too early.
ZoolanderANDtheBoYz says: (5/4/15 7:42 PM)
82 I is on steroid. I just checked it today and the whole is way deep. They are building really fast. 1111 New Jersey seems going very slow.
Maelstrom says: (5/5/15 6:47 AM)
I wonder why the addresses are out of sequence. That has never sat right with me hearing about 82 I
ZoolanderANDtheBoYz says: (5/5/15 7:03 AM)
@ Malestrom...I brought this long time ago. Addresses are sequenced by add and even numbers. I think they will eventually change it. 70, 100, 82 just does not make any sense. But, this is DC - half of DC government employee barely have a high school diploma.
Alan says: (5/5/15 8:54 AM)
@ZoolanderANDtheBoYz Please go away. While everybody in the JDLand playground is getting along, you're always the petulant little brat running around kicking sand in people's eyes and pushing kids off the slide. I don't think anyone wants you around anymore. Take your--or more likely--some other kid's ball and go home.
JD says: (5/5/15 9:00 AM)
As I've tried to explain before, but no one listens, it's very likely that there was once a much larger plot of land correctly addressed as 82 I--but pieces kept getting sold off, but likely with the original owner holding onto the far western part, which in tax parcel world would have continued to keep the original address.
I assume they will announce a real name at some point, and probably an address of 801 New Jersey.
BLT says: (5/5/15 10:51 AM)
@zoo...before you start throwing out ignorant comments about the education levels of certain folks maybe you should learn the difference between 'whole' and 'hole' or better yet take a grammar class. Just sayin'.
JD says: (5/5/15 11:01 AM)
Okay, Mom is going to jump in here and head all this off at the pass. Let's keep things fun on the playground. :)
ZoolanderANDtheBoYz says: (5/5/15 11:35 AM)
@Alan why don't you go away. Stop being a bully. @BLT you got me there. I will re-check my grammar and go to grammar school. I am sure your anger is fueled by your unhappiness with your mediocre DC government job.. Just sayin' bro
Edna says: (5/5/15 11:47 AM)
DC gov't employee here. With a master's degree. Don't appreciate stereotypical and ignorant comments.
BLT says: (5/5/15 12:26 PM)
Haha. I run a very successful, private healthcare company. People who live in glass houses should not cast stones. Got it?
ZoolanderANDtheBoYz says: (5/5/15 12:36 PM)
@JD - you are just intolerant and you hate when people express their opinion. Hold on, you work for Washington post and supposedly you are a journalist?? You dictate your blog as in blog in Iran. Take this as a second and final warning. You are not a journalist and you are bully and your shit website sucks. **
JD says: (5/5/15 12:45 PM)
At least you went out with guns blazing, Zoo. See you later.
ValveetaChz says: (5/5/15 12:59 PM)
Thank goodness that jerk is gone. No need to bring such negativity to this awesome blog. JD, you do a great job and have a loyal followers who appreciate your work. Thanks a bunch and keep it up!!!

For someone who claims that the website “sucks” he sure did have a lot of worthless commentary to add to your posts. Thanks for everything you do JD, and for getting rid of that troll. I love the website and read everyday!
JD says: (5/5/15 2:24 PM)
And I guess none of us got invited to this today, or at least I didn't:

WASHINGTON, DC—Greystar and Ivanhoé Cambridge are holding a ceremonial ground breaking ceremony at 801 New Jersey Ave., SE, on Tuesday afternoon at 4:30 pm.
The new development will feature 227 apartment homes and 5,774 square feet of retail space available for lease. The project is being built with eco-friendly materials and amenities that will appeal to a wide range of residents, according to Brandon Henry, managing director of Development for Greystar. It is being designed to LEED Silver USGBC standards.
The apartments will include studios, one- and two-bedroom units ranging from 537 to 1,357 square feet.
Construction is expected to be completed in summer 2016.
MJM says: (5/5/15 5:34 PM)
Mom at least you didn't say "do that one more time and I'm taking away your _____" I like the warning #1 of 1. I think you might get an invite to 82 I St....maybe 801 NJ Ave is for another place being built.....
Maelstrom says: (5/5/15 10:04 PM)
Wow. Zoo was around since before I moved out of D.C. a year and a half ago. I come back to post on something I honestly forgot about (I think I do remember the 801 NJ thing now) and he gets booted. I guess I just bring out the crazy in people. :P
conngs0 says: (5/5/15 10:38 PM)
Whatever the address, I'm interested to see if they complete the construction in one year. That's a pretty impressive timeline, no?
JD says: (5/5/15 10:43 PM)
"Summer" could mean all the way up to Sept. 2016, but that would still only be 18 months. It's not a big building, but I'll still be impressed if they meet that date.
JES says: (5/6/15 3:19 PM)
Speaking of building construction speed, wtf is going on with 1111 NJ? They were in the ground well before, say, Florida Rock and Florida Rock has beaten them to the "tower crane" phase.
JD says: (5/6/15 3:22 PM)
I imagine all that bracing they've had to do has had a lot to do with it.
JD says: (5/6/15 4:03 PM)
Also remember that Florida Rock only went down two levels. All others currently under construction are going down three levels.
kevin says: (5/17/15 12:49 AM)
JD: I reviewed the renderings of 82 I Street again. The specs have an even sidewalk running all the way up NJ Avenue. As you know, if you walk by this today the construction company seems to have taken a good five feet more than want is portrayed in the drawing. The sidewalk now jets out into the street. Is this temporary? I'm not sure how it could be as the steal girders are positioned out of the ground in the middle of the old sidewalk. What are your hearing? Thanks.
JD says: (5/17/15 8:32 AM)
Hi, Kevin. Yes, it's temporary. The building's garage/parking spaces are being built under what was and will again be the sidewalk (I think it's called the vault space?).
