 Sliding from Before to After

* 82 I GETS A PERMIT: Add another project to the ready-to-start-anytime lineup. In this case, it's the 234-unit residential project on the northwest corner of New Jersey and I, which as of this morning has an approved shoring/sheeting/excavation permit. They've looked ready for this moment for a few weeks now, so it'll be interesting to see when work gets underway.
* 909 HALF GETS A PERMIT: Late last week 909 Half Street got its shoring permit as well. This is a 380-unit residential building by Ruben Companies and the Related Companies, and at least one resident is sure that activity is already underway at the site on the southwest corner of Half and I, in the wake of construction trailers having arrived within the past few weeks.
This is the first time in my 12 years of JDLand-ing that a project has gotten this far along without making available a least a token rendering of what's coming, so I figured I'd just fill in the blank. Feel free to create your own.
* BALLPARK SQUARE TEA LEAVES: The parking attendant kiosks have disappeared, the gates have been locked, and cars have stopped parking on the former Nats Lot F along the west side of 1st Street south of M. The residential and hotel project known as Ballpark Square has had excavation permits in hand for the southern part of this lot since November--keep an eye out for the arrival of heavy equipment.
(Note that the north end of the block is going to be the 99 M office building--sort of part of Ballpark Square, sort of not. It doesn't have its excavation permits approved yet, though they are in process.)
* FOUR READY TO GO: If you are keeping track, there are now these approved excavation permits for 82 I, 909 Half, Ballpark Square, and the Homewood Suites at 50 M. That's a lot of new digging to kick off 2015--it's also another 940 residential units and 365 hotel rooms about to drop into the pipeline. Already under construction? Residential projects Park Chelsea, 800 New Jersey, Lofts at CQ, Arris, 1111 New Jersey, and Riverfront, plus the Community Center and a Hampton Inn, too.
* MONUMENT VALLEY TEA LEAVES: At Monday night's ANC meeting, a representative from Jair Lynch's development company was there to discuss the revamped plans for the Half Street Hole, aka Monument Valley, which Lynch and partners bought last year. According to reports from the meeting (I wasn't there), the plans are shifting to include 130 condos alongside the rental units, and to scale it all down because it was "too large." SWill was kind enough to tweet a cellphone grab of the design shown to the commission for the northeast corner of Half and N. This will need to go through a Capitol Gateway Overlay zoning review before moving forward, so there will be more opportunities to see renderings and get additional information. Lynch's rep told me after the meeting that the project is expected to be back in front of the ANC "in the very near future."
* THE DEVIL LIVES AT PARK CHELSEA: Curbed DC took a look at the pile of new renderings on the Park Chelsea web site (with a clock counting down to the start of leasing on July 1) and noticed a very familiar someone in a few of them. Clearly this is the week for having a bit of fun with drawings.

They partially erected a small 2' fence on the 909 Half St lot yesterday and were working to complete it (K St side) this morning when I left for work.

Curious about 82 I; since there's already 70 I and 100 I, what will they change the name to since addresses sort of matter.

I would imagine it'll end up with a New Jersey Avenue address. They used 801 NJ for a smaller permit a few weeks back.

JD--have you heard anything about retail for the 909 half street building? I think when you originally wrote about the building 2+ years ago, they were maybe looking for a grocery store. Any way to know if that (or that amount of retail) is still in the plan?

@nairobs, I'm told it's a "significant" amount of retail.

@BLT, that rendering is actually the old 23 I Street project planned by JPI before the lot was foreclosed on and then bought by Ruben. I would want to see a new rendering before believing that the old one is still in play somehow.

On the Ballpark Square tea leaves, it may be that the 99 M office building on the north end of the lot is close to getting started as well. Shoring application appears close to being finished. So that would make sense then that the entire Lot F has been blocked off--even though the residential/hotel stuff is Grosvenor and the office building is Skanska, one would think they might want to do the excavation together, if the stars were to align.

Trader Joe sounds a great location for 909. Ruben companies are probably bigger than Skanks or Toll brothers. They probably have more influence in bringing tenants.

LIVE ACTION 2015 CONSTRUCTION ALERT!!!!!

There was a lot of construction equipment and vehicles on the 82 I Street lot today and there is a much bigger tractor on site at the 909 Half Street property.

I think Toll Brothers is a much bigger company than Ruben Co. Toll Brothers is a national company that is publicly-traded. They've been very successful with their pave & destroy suburban subdivision homes (barf!).

@202 just because Toll Brothers are publicly traded company doesn't mean they are bigger than Ruben Companies. Ruben Companies are big in NY but it is kind of really hard to find how big their market cap is.
Toll brothers are the biggest single family home builders and they only built a few apartments. link

Ruben and Toll are on a two different spectrum of real estate business. link

"There would be retail along the entire Half Street frontage, and Ruben is apparently looking around for any "organic markets" that might be interested. (Cue stampede of "OMG! OMG! OMG!" in the comments, but don't get ahead of yourselves, since there's no indication that That Particular Organic Market is displaying any interest in the site.)"

@groggy, it doesn't matter what floor you're on, it's going to be loud. Especially initially, when they start pile-driving at 7am on Saturdays (we live in Velocity on the side that overlooked the Parc Riverside construction). During the week, as long as you're not night shift people and you're up by the time they start, it's not so bad.

To add to what JES said, with Parc Riverside, although construction wasn't allowed to start until 7 AM, on most mornings, the trucks would start idling and circling the street, along with other construction-related activities, at 5:30 AM.

Perhaps the worst with the Parc Riverside development was the removal of the tower crane at 3 AM on a Sunday morning.

@202, Criticism for that tower crane sh*t belongs to the DC government, since they issued a permit for crane removal during those hours. We got a nice flyer posted in our elevator about it, so at least we knew it was coming, but it's still ridiculous to issue a permit during those hours, IMO.

@JES, funny you mentioned that as they just started pile driving on my way home a moment ago. At least I think that's what they're doing. But there is activity for sure.

@202, wow I can't believe they would start that at 3AM in the morning.

Seems like no one follows rules and regulations regarding construction.
