The empty lot on the northwest corner of New Jersey and I with the address of 82 I Street is the latest entrant in the latest wave of residential news in Near Southeast, as public records show the 20,000-square-foot site has been sold for what the deed says is $12.25 million.
The Washington Business Journal reports that the lot was purchased by Greystar with plans for a 234-unit apartment building, with what they say is an October 2014 start date, though they'd better start filing building permit applications soon to meet that date.
WBJ also has a rendering of the building, designed by R2L and echoing its neighbors, the 70/100 I buildings and 909 New Jersey,
If it does start this year, it joins a number of other residential projects underway, including its neighbors-to-be across the street the Park Chelsea and 800 New Jersey, along with River Parc one block to the south, Arris at the Yards, the Lofts at CQ at 7th and L, and (presumably) 1111 New Jersey down the block (with Twelve12 now considered substantially completed, as move-ins have begun).
I do wonder if at some point we'll hear the story of the deeds exchanged between the previous site owners and CSX earlier this year for small plots of land, in what appears to be the wake of a lawsuit filed by CSX.
(And I'm irked because I had been hearing rumors of this for weeks, and had been checking public records religiously looking for confirmation. Then as soon as I leave town, boom.)

I thought street numbers increment. They don't suddenly decrement.
70 I, 100 I and 84 I. The address should have been 104 I street or something greater than 100. May be the city need to correct it.

To Zoolander's point, I've always wondered why Axiom was allowed to be 100 I, since it seems to be entirely west of 1st. Seems like it should have been 80 I or something.

Wow. They are really going to over saturate the market down here. I guess that is a good thing in the near time with rental prices, but could offer some problems in the long term. We need some retail space, and I can't wait for that movie theater to be built.

I suppose over-saturating the market is a concern, but it seems like the extra residential space is absolutely necessary to sustain the retail that's already planned. Moreover, over-saturation of the residential market can be prevented by ensuring that the neighborhood has an even distribution of retail, residential and office space. Are we coming up short on the third component there?

You'd think that the increase in both residential and retail, combined with the relatively easy access to the freeway and a few metro stops (and Congressional office buildings), would really cause the neighborhood to become a more attractive destination for office space.

There's still plenty of office developments on the boards, and at least one planning to get underway this year or next year (99 M, southwest corner of 1st and M).

But it's not hard to find stories about the contraction in the DC office market, not to mention that few projects are built on spec anymore (though 99 M will be).

When the Post was looking for its new home, and I was crossing my fingers that they'd pick 1015 Half Street, I did hear that companies are still a bit iffy about setting up on the Green line, as opposed to Red/Orange/Blue(/Silver!).

Oh, and anyone still scared of the green line needs to get out more. But I understand that stereotypes take a while to die. My wife works out in the suburbs a lot and many of her co-workers still consider the entirety of DC to be "dangerous," let alone "southeast DC."

Not 100000000% sure on 99 M, but no announcement of any tenants, and if they are planning to start this year or early next....

(Plus I vaguely remember stories when Skanska bought the site that they had the pockets to go spec if they chose to.)
