 Sliding from Before to After

I put a hard hat on my hard head for the first time in what feels like forever, and got my first look inside the soon-to-open Twelve12 apartment building on 4th Street at the Yards.
There's still a lot of finishing touches underway, but I got some photos of the model unit as well as some of the other parts of the residential portion of the development.
Forest City says that the building is somewhere in the neighborhood of a quarter leased, with the first move-ins coming later this month. Current prices range from $2,100 to $3,100 for studios/1 BRs, and from $3,500 to $4,500 for the two-bedroom units.
I didn't get inside the various retail offerings (though I did press my nose up against the windows). Sweetgreen, TaKorean, and the various components of the Vida Fitness empire (including Aura Spa, Bang Salon, and the Penthouse Pool Club) should be opening over the next few months, and the Harris Teeter Twitter account recently pegged Oct. 1 as the opening day for its new home at 4th and M.

Maybe I haven't paid attention to city-wide rental rates in a while, but those numbers seem insane to me.

They are a little higher than what Foundry Lofts came out of the gate at (a couple hundred bucks on each range), but I do think they're going for an upscale /luxury vibe.

Totally agree that the gradual increase makes at least some sense. Even if you don't count the places to be opened inside Twelve12, there's a heck of a lot more in the neighborhood than when the Foundry Lofts opened up, thus justifying the higher prices.

That said, even though it makes me feel like an old geezer recalling when gasoline was under a dollar per gallon, I can't believe the rental market has gotten to this point (and JES, it's not just this neighborhood; many apartments in townhouses north of the freeway are being listed well above $2k per month). Hopefully these rents are an indication of what the neighborhood can sustain in terms of businesses and retail.

It will be interesting to see what the market-rate units at The Lofts at CQ will be priced at. (Further east, less interesting location, etc)

And despite my skepticism in another comment thread, I am hearing rumblings that Donohoe has gotten its financing lined up for 1111 NJ, so that might be starting in the next few months too.

The official start of 800 NJ shouldn't be far off either, since they got their shoring/sheeting/excavation permit last week.

On the other hand, my long-held skepticism about Florida Rock getting started in 2014 has held firm. :-)

The upper end of the ranges don't surprise me too much I guess, as I'm assuming many of those are gonna have awesome water views. But 2100 for a studio, that will probably be on a lower floor, overlooking M Street?

I love it here, and I know we live in a very desirable area, but those rents are approaching what you see in Logan. And Logan has a LOT more stuff than we do, at least right now and for the foreseeable future. So that's why it kind of surprised me.

RE: Rent rates - Don't forget the workers at Navy Yard or even the new facilities across the river at St. Elizabeth's. As many drive in from MD/VA (Arlington/Alexandria) every day and they start to see how the neighborhood is improving, they'll start to compare prices and if they were significantly lower than Arlington/Alexandria prices then the builder would be losing out. Not to mention the access to Nats Park, Metro, Capitol Hill, and the water front. And you live above a grocery store!? They should charge more!

@StringsAttached - Doubt it, as most Navy Yard employees (even the young ones) are very conservative and wouldn't even consider moving inside the Beltway. Furthermore, many of them get in at 6am and leave by 3pm so they're not subjected to the horrible traffic that encourages a lot of commuters to live in the city. I've been a Navy contractor for almost a decade and have met exactly one colleague who lived or had a desire to live nearby.

These days a renter is lucky to find a cramped studio or "English basement" for under $1900. So you're adding a couple hundred here for brand new everything, W/D, high ceilings, lots of communal amenities, etc. And I don't think any units are that close to the ground or M. link
