 Sliding from Before to After

A few items that are small, but worth passing along:
* Forest City has put up fence signs around the Twelve12 construction site, showing new sleeker renderings of the exterior. The signs also announce the official web site, Twelve12dc.com, which is pretty much just a placeholder at this point, but does at least show two of the new renderings, including the one at right that I pilfered. (I asked for the other drawings on the signs, but Forest City isn't ready to release them yet. Waah.) This is the 220ish-unit rental project at 4th and M that will be home to both Harris Teeter and Vida Fitness when it's completed in spring 2014. And if you look through the fences, you can see that the northern end of the construction, near M Street, is already about up to ground level.
* Construction at the 432-unit Park Chelsea at New Jersey and I continues to move along, and the two tower cranes should be up on the site by late May/early June. While the increasingly large hole on the site makes it look like they are excavating the entire block, folks at William C. Smith tell me that they dug beyond the building's actual footprint to make excavation easier, and will be filling it back to the property line as construction continues. Also, they have now cleared and smoothed out the small hill that used to exist between the old Canal Street and New Jersey Avenue, so that you can even see a dirt-road version of H Street running from 2nd Street west to New Jersey. (It would help if I had new pictures of what I'm talking about to match to the old ones, but soon.)
* Technically outside of my borders, but yesterday there was a ribbon cutting at the new Camden South Capitol apartment building at South Capitol and O, across from Nationals Park. The 276-unit building begins leasing its lower floors today, with rents ranging from $1288 per month for the smallest studio to $3225 per month for a 2BR/2BA unit. The web site, which includes floor plans, is available here. I used to follow this project back when it was getting underway, so you can see my before-and-afters of the site going back to 2006, though I haven't gotten into the ballpark yet to get the true "afters" from there.

Hey JD, Do you know what else is scheduled for the area around Park Chelsea(North of I Street). How much of the block between 1st, 2nd, I, and H, will Park Chelsea take up?

If you read the project page :-), you'll see that it's the first of four planned residential buildings. It takes up approximately one quarter of the block.

I think they're going to leave it there and sculpt it into a huge dirt apartment building with about 330 mixed income units.

(Or it could be dirt from the big excavation immediately next door, which might then be used to fill back in the excavation areas that are due to be filled in as I mentioned in the post. Or maybe they're selling it to DDOT to fill in Southeast Blvd. In other words, if you're fretting that it's going to stay there, I would worry about other things.)

JD, anyone - I think I've seen this addressed before, but have forgotten given the dealy in 1212, but will the entire brick wall on M St. be kept? Or...? Seems a shame to have it remain w/private bldgs 'behind' it. I work at the Navy Yard, so realize much of it is probably historic, etc.; perhaps just keep the corner turret?

Yes, the entire brick wall is veddy veddy veddy historic, and so will be kept, with the exception of small openings to get into Harris Teeter, and also the larger one that's already been done to give access to loading docks, etc.

Yeah, I saw the project page, I just didn't want to believe it. It seems such a waste of effort to dig a 50 foot deep hole just to fill it back in and dig it again. Makes one wonder why they don't just do something like Velocity and build the garage for the whole block then build the towers on top of it in phases.

Velocity actually only built the garage for the two parcels along 1st, not the third parcel along Half.

Perhaps because of the deep infrastructure work going on at 737 along the I Street and New Jersey Avenue edges of the Park Chelsea footprint, they needed to come in from the north and east to really make it work.

Also on the big Square 737 hole--who knows how long it will take to develop the other 3 parcels, so either you're having to add a decent amount of $$$ to complete all below-grade work for buildings that may not be constructed for years, or you end up with a Monument Half Street-type hole in the ground, announcing to the world that you bit off more than you could chew.
