Some recently Tweeted tidbits, and a few other morsels:
* Cornercopia is now open on Sundays from 10 am to 6 pm, according to a Tweet from Albert today.
* It's the last homestand of the 2009 season at the ballpark, with a 7:05 pm start on Tuesday and a 4:35 pm on Wednesday. (Oh--it's the Mets.)
* There's going to be a big Halloween shindig at the Bullpen on Oct. 31 from 9 pm to 1 am; three bands, a DJ, and costumes required.
* Velocity Condos is having its "Grand Opening" event on Oct. 3 and 4. Settlements on units in the building were supposed to begin on Sept. 21, but I haven't heard whether they have indeed started.
* WAMU did a brief report this morning on the BID's work (via events like the recent picnic and walking tour) to drum up interest in the neighborhood, especially to show retailers that there's a customer base. "Some 2,100 people live in the redevelopment zone, but McManus says more 'urban pioneers' need to arrive before retailers can move in."
* A group of owners, merchants, and residents working on ideas to perk up the southern end of Eighth Street (south of the freeway) now have a blog. There are apparently going to be a series of public meetings as part of the "visioning process," on Oct. 20, Nov. 17, Dec. 15, and Jan. 19, at 8:30 am and 7 pm. Their aim is to "attempt to gain consensus on a vision for the area and to address issues of height, density, mix of uses, parking and access, as well as what should be the character of a redesigned Virginia Avenue Park as an amenity or community benefit for the Capitol Riverfront neighborhood and Capitol Hill. If consensus can be reached on the vision, it could serve as the basis for asking the Office of Planning to develop a small area neighborhood plan that could then be used as justification for any agreed upon zoning or density changes."
* The Examiner reported last week that CSX is proposing to expand the amount of freight it moves through DC, which would require the expansion of the Virginia Avenue tunnel, the New Jersey Avenue overpass, and other locations to allow for double-height rail cars. The plan is supported by the National Capital Regional Transportation Planning Board and by DDOT.

Let's hope that the construction necessary to bring double deck rail cars thru SE doesn't require raising the NJ Ave Bridge (creating a steeper incline for pedestrians and vehicles). Raising the Virginia Ave tunnel roof is going to create only more construction disruption for near SE and probable problems for all the streets that cross the tunnel.

JDL - are there any more detailed plans available?

Where do people live that the train noise is really that loud? I live in the Axiom facing the freeway adn I barely hear the train noise. People are too sensitive.

Rick: I haven't seen any plans or any additional info beyond the Examiner piece, though I'll keep looking:

JM: It's pretty loud in Garfield Park, and for the people who live just to the north and east of the park.

The horses at the stables probably think it's pretty loud, too. :-)

It says "lower track" for New Jersey Avenue, but "Raise/Replace Tunnel Roof, Double Track, Double Stack" for the Virginia Ave. Tunnel.

JD- I wasn't thinking about anyone on Capitol Hill (north of the freeway). I was selfishly only thinking about Near Southeast. :)

I bet those horses have gotten pretty used to a loud machine rolling by multiple times per day. Nothing must spook them. Ha!

Does anyone know if they are moving residents in at Velocity? They (velocity) claim 1 Oct? I would love to see some investigative reporting on this project. :)

Its seems to be the only one still alive at this point?

I've been asking around a bit, and haven't been able to find out whether anyone has actually moved in yet. I imagine (see the link above) that people are having a hard time getting the financing to close their sales.

Shouldn't it be public record and yes I agree financing is the hurdle in this case... have you head anything about apartment conversion at velocity?

It should be public record, but it takes a little while for sales to get recorded in the city's databases. Believe me, I'm checking regularly. Haven't heard anything about a conversion to apartments.

(I hear nothing from the Velocity staff themselves, because the developer thought I posted a link to a WBJ story about them that they said wasn't true--a link I've never been able to find anywhere, and so truly I have no idea what they're talking about. But I told them I wouldn't have taken the link down even if I could have found it. Ever since then, I've been persona non grata to them.)

2 people were supposed to close at Velocity today, and 15 are scheduled for the month of October (or so I've been told). It is NOT being converted to apartments. Financing is what is holding many people (including myself) up from moving in.

...and if you haven't been over to check out the building since the sales office moved to the 10th floor, you should do so. The building finishes are amazing! The developer did a great job. I might be biased though so I'd be interested in hearing what others think.

Thanks for the info LJ it is a VERY beautiful building! BTW, is the 20% down payment that most projects are mandating thats slowing the moving in rate??? thoughts?

Yup. Until the building is 50% sold lenders won't finance unless you've got 20% down.

58 of the 200 are sold.
We are hoping that sales will pick up now that people can see how beautiful the building is in person! Can't wait to move in!

They could have moved people in, like the sales office says, but public records show no condo docs filed which means no tax ID's which means no settlements yet.
