I Twittered this about a half-hour ago, but I thought I'd let the Web 1.0 folks know that demolition is underway on the south side of L Street between Fourth and Fifth, taking down the framing and foundation of the Capitol Quarter townhouses that are going to have to be redone. (Why? Read this.)

It is quite sad that this had to be done. One of those frames has my name on it. However, I am glad this is being done right because I plan to stay in that house for 20+ years and the last thing that I want is foundation headaches down the road. For the other CQ owners out there ...did you check out the NCPC Framework Plan? DC is already such a great city and this plan envisions wonderful (walkable) areas at nearby East Potomac Park and Southwest. I don't know about you, but this plan makes me want to stay in DC indefinitely. Thus, I am happy that these foundations are being redone right.

The neighboring bloggers drove by the site today of the Capitol Quarter Townhouses and we noticed that the foundations on the north side of the street are also being dug up by a backhoe.

I'm over on the block with the church and I have to say I am somewhat disappointed in EYA. This project has been postponed so many times. I am glad they identified the foundation was flawed but why did something like this happen in the first place. Given EYA's renown with Park Potomac and various other projects how does something like this happen. Should we anticipate more situations like this and delays into 2011?

Nothing compared to driving around the neighborhood and finally seeing frames being erected and knowing the project was finally underway. I still intend to hold on to my home but I am very very disappointed.

Ah, the joy's of home ownership - at least the builder fessed-up here.

Reminds me of those 'familiar real-estate ad phrases'... You know, What They Say and What They Really Mean... "* SECURITY SYSTEM - Neighbor has a dog" "* MOVE IN CONDITION - Front door missing." Etc.

In this case:

* NEEDS TLC - Major structural damage.

* OWNER EAGER TO SELL - If it goes within a week the subsidence cracks won't be noticed.

To be fair - the city did have a lot to do with the delays up until now. They had major work to do on these sites before EYA could begin its infrastructure/land development.

I agree with EH... Why did this happen in the first place? My property is on the the lot that was framed, and its disheartening to see it being torn down. I just sold my current property, and was hoping to move into my new property in December/January. Now it looks like I'll be in around April/May. That is, assuming there are no more delays (which will be surprising because this project has had nothing but delays since I've heard about it). I for one still want to know why this happened?

Most of the delays were with DC itself and not EYA. Sadly, my home will not be ready until at least Aug of 2009. We all want to live in the area, which is why we continue to be patient. Its simple. I still feel that it was a good investment and i'd rather the problem was caught NOW rather than later (or not at all)...Such is life..

If I were purchasing one of these homes, I would watch this builder very carefully. I walk by the job site every day; I believe EYA put the cinder block foundations directly on top of gravel, not a poured concrete beam, which is recommended. EYA was obviously trying to cut corners. This was not a minor error, and EYA wasn't "stepping up to the plate" by demolishing the homes and foundations. They were attempting to avoid a full-fledged disaster. Again, if I were purchasing one of these homes, I would do so with great care -- hire an independent inspector to ensure that EYA has built the home you contracted to buy.
