You may have noticed that work seemed to stop a few weeks ago on the new townhouses at Capitol Quarter. Here is the official statement given to me by EYA: "Several weeks ago we noticed several locations with cracking in the foundations at Capitol Quarter. We immediately put construction on hold, and contacted several geotechnical engineering firms to analyze the situation. While several repair solutions were suggested, we felt the wisest decision to ensure the integrity of the homes was to change foundation designs, and start over with a new enhanced design. Even though this meant removing the framing on several started homes, we feel this solution provides the future residents the confidence of owning structurally sound homes." Homeowners in these first blocks along L are being told to expect their move-in dates to slide 30 to 60 days as a result of the need to demolish the existing foundations and frames and start construction over again.

It's obviously not normal. It may have had something to do with the large amount of rain that occurred around the time the foundations were originally put in or something to do with the mix of the mortar. Hopefully it doesn't have anything to do with construction financing.

All i know is that it is better to be safe than sorry. I've been waiting so long that i would rather they do it right. Rather than do "repairs", EYA has elected to re-do the foundations.
Not the end of the world I guess.

Gee, another delay with Capitol Quarter. There's a shock! When we gave them money in October, 2006 we were given a move-in date of April 2008. Now we're being told September 2009. This is the third time they've changed the completion date.

I applaud EYA for not just patching up the foundation. This seems the responsible way to do it - especially as folks have been waiting.

I think the real question should be why did this happen in the first place? Was this a simple miscalculation of how foundation design? Was EYA trying to get away with doing a "cheap" foundation job? Hopefully they end up building the quality product that they advertised.

I am glad that EYA is redoing these foundations. It shows that they are truly a quality builder. I think that many other companies would have just patched the foundations and continued. EYA has built many communities. I would imagine that they know how to build foundations. There must be something unexpected going on with the soil in this area. I am truly happy they they stepped up to the plate and are biting the bullet to make things right.
The delay is not really a big deal because this area is not built out yet. Thus, nobody here is really missing out on much.

I'm impressed that they told the homeowners and took this action - It's the right thing to do, but they were light on the details.
So what's the first delivery supposed to be now? May? Has anyone heard of contract owners getting spooked and canceling or has everyone that had a reservation converted to contract? I'm bullish on the project (obviously, since I purchased), but you never know...

If I were purchasing one of these homes, I would watch this builder very carefully. I walk by the job site every day; I believe EYA put the cinder block foundations directly on top of gravel, not a poured concrete beam, which is recommended. EYA was obviously trying to cut corners. This was not a minor error, and EYA wasn't "stepping up to the plate" by demolishing the homes and foundations. They were attempting to avoid a full-fledged disaster. Again, if I were purchasing one of these homes, I would do so with great care -- hire an independent inspector to ensure that EYA has built the home you contracted to buy.
