Sliding from Before to After
 A raze permit has been approved, fences have gone up, and the two-story building at 37 L Street SE that has been home to the Empire and DC Flyer cab companies for a number of years is apparently in its final hours/days/weeks. I had hoped to get some renderings, but decided to stop waiting and get this post up, in case people wonder why fences are now in place. It is a small site--less than 8,000 square feet--and does not include the WMATA Navy Yard Metro station " chiller" operations immediately to its east, on the corner of Half and L, though that site is also expected to be a residential building, by MRP Realty, if that project is still happening.  It will be interesting to see if it is demolished before October 24, which will be the 40th anniversary of the Cinema Follies fire, when a ground-floor explosion and the resulting flames blocked the exit from the 50-seat x-rated gay movie theater on the second floor, killing nine people with thick toxic smoke.

Agree it should be good news, but I'll be particularly interested to see some renderings. Looking at DBT's portfolio, it seems like this building could fill a nice niche in this neighborhood inasmuch as they apparently specialize in smaller buildings that don't necessarily feature all of the bells and whistles that result in driving up condo feeds (e.g. pools, gyms, game rooms, spas, etc.). That may seem to cut against the grain of where the apartment market is headed, but I think this model is better for the long-term health of a condo building.

There are def more apts than condos. Off the top of my head, the following are condos: Velocity Capitol Hill Towers (co-op) The Bower (sales office opens this weekend) Is that it? There are a number of condos planned, but until they break ground we probably shouldn't include them

Also, re: condos, I still wouldn't put stock in any "hey, yeah, sure, we're gonna do condos" pronouncements until you see a sales center.

What is more likely-- me starting for the Nats next year or the 11th Street bridge? In all fairness, it would be a great amenity but I am skeptical it will be built (at least for the budget estimated).

FWIW, there's a second crane up today at The Bower. I'd take a photo out my window but it's already too dark. No idea on the sales office.

Excluding Capitol Quarter, it's easily a 90% / 10% split of rentals vs. condos even when accounting for everything in the pipeline. I assume the second tower crane at Parcel O is for the apartment building, which is underway but not as far along as Bower. WRT Bower the signage up now says "delivering Fall 2018" which I find almost impossible to believe given the current pace and delay in opening the sales office.

@Snacks -- I'll look for the sales office. Very possible they're opening early. I didn't mean to doubt your statement, merely surprise at how fast (some) things move! The Bower is going to be one of the only buildings in the flood zone, so it seems fitting that it's the one that will be condo. Still, I'm excited to see it.

I peaked in through the window of the Bower sales office this morning and it doesn't appear close to ready, but maybe it just needs a good cleaning. Hard to tell through the small spot in the window without paper covering it. They do still have the "sales begin spring 2017" sign up across the street for good measure.

In other news, Looking on Agora - The Collective website, the timeline is now "Opening Winter 2017," FWIW. I believe that is a new one. You better believe I will outside on 12/31/17 with my stopwatch.
