 Sliding from Before to After

While this isn't technically a "first look" (thanks to the sign that popped up a few weeks ago), we can now get a close look at two renderings of the Garrett, the third and final apartment building at WC Smith's "Collective." It will join siblings Agora and the Park Chelsea on the block known as Square 737, and will be positioned along 2nd Street between H and I.
The renderings show the building's frontage along 2nd Street (across from the old Post Plant/200 I), first looking north from I Street (see the Park Chelsea at far left and the freeway at far right to help orient yourself) and then the reverse view south down I from H, where the edge of Agora is in the frame at far right. The design gives 2nd Street the look of three different buildings, but it will all be one.
(If you're having a hard time with the location, perhaps this photo of the current view of the Garrett's footprint, a similar angle to the first rendering, will help. It also shows how Agora does not extend all the way to 2nd Street, but that the Garrett does become slimmer on its north end.)
The Garrett will have 375 units, and will also have over 13,000 square feet of ground-floor retail (perhaps taking advantage of the proximity to Canal Park and to the 200 I Street government office building). It will also have 5,000 square feet of shared work space, a 9,500-square-foot rooftop fitness club, and even basketball, outdoor tennis, and racquetball courts.
Plus, it will have access to all of the other amenities in both the Park Chelsea and Agora as part of the Collective's sharing configuration (not to mention being steps away from the Whole Foods that will be in the ground floor of Agora).
When the Garrett's construction marks the completion of The Collective, there will be more than 1,100 residential units on this block bounded by 2nd, H, I, and New Jersey. A little different than this:

Decent looking place. Nothing really eye catching like the Park Chelsea, but it will blend in with the Agora and with ORE building.

Good point about the proximity to Canal Park, JD. It'll be interesting to see if/how that complex significantly changes the usage of the park. The northern end of the park doesn't seem to see a tremendous amount of traffic unless there's an event there. Likewise, it's been fantastic being able to go ice skating in the winter on a nice smooth rink that isn't crowded, but I get the feeling that the usage of that may start to increase quite a bit with all these residences coming online!

Lastly, speaking of the potential benefits of more Canal Park traffic, I made a stop to Il Parco last night for dinner. I'm not going to say the place is perfect, but since I believe it's received a few less-than-stellar reviews (and still probably suffers from the poor reputation of its predecessor), I'll just share that the two pizzas that my party had were excellent and the staff couldn't have been nicer. So there's still some potential there. If increased traffic justifies a little more staffing and creates a slightly more vibrant atmosphere, Il Parco could really turn into a solid spot.

It is surprising the retail spaces at the Yards Park aren't leased. With the hot summer we've had, a business that sold fresh fruit smoothies would probably make a million billion dollars.

@202_cyclist - yes it would have, but what about the long, slow winter months? In essence that space is good for popups only. Maybe if the ice skating rink were there, too, then it could sell warm beverages in the winter months. But overall I just don't see enough traffic to keep anything in business there.

Garrett, Agora, and Park Chelsea form The Collective? That's like naming three kids Zohrab, Ambroisine, and Sven.* I completely understand hiring different architects for the buildings, but hiring different marketing consultants probably wasn't necessary.

Are those retail spaces?! I've walked along that side walk twice a day for the past week and every time I pass by I wonder why it's so bland and closed off. It's just a barren valley at the moment. I would hope that once more residential is built across the street that they use the stadium space for additional retail.

Also, as always, I'm here reading, just not getting any big news to write about and not doing much digging. But know that Mr. JDLand is actually doing pretty well. He was so sick before starting chemo, but now after five infusions he's doing much better (go figure), and has almost no side effects. So my time is better spent hanging out with him, enjoying life that has its moments of seeming "normal." In other words, this is good JDLand ignoring time, not bad. :)
