Page Through from Before to After
Tidbits from a Saturday morning's wanderings: * The first sign has been hoisted at the Homewood Suites at 50 M St., on the north side. * Toll Brothers has put up fence signage announcing the second phase of Parc Riverside on Half between K and L, with a delivery date of 2018; We Shall See. * WC Smith has put up a sign at 2nd and I that gives a first peek at The Garrett, the third apartment building that will fill out "The Collective," aka the block where the Park Chelsea already stands and where Agora (the Whole Foods building) is already under construction. (I don't have a project page for the Garrett yet--awaiting the results of my begging for an electronic version of the rendering on the sign.) Also: * I got to see the Insignia on M crane dismantled, though my attempts to get actual video with the new JDLand camera were unsuccessful (I need to RTFM, clearly). * The Trapeze School building is now a little more decorated. * Time is not being wasted on vertical construction of the apartment project at 1244 South Capitol, where the skeleton is now four stories high. Finally, for the fun of it, here's photos of ORE 82 and Agora taken from the Southeast Freeway. Don't try this at home--leave it to those who are willing to lean out the passenger window of a car speeding down the road while holding a very expensive camera. Don't ever say I don't do nothing for you.

Those Agora apartments have the worst view looking north. Ugh. On what side of the building is that Homewood suites sign? Facing east on M?
JD says: (8/22/16 10:31 AM)
Worst view looking north? You mean the view of the Capitol dome and pretty much the entire city?
(Homewood sign is on the north side of the building, facing L Street. More are coming, though.)

Thanks for this post. The Homewood Suites hotel turned out pretty nice.

Hopefully the effort to get bike lanes for NJ Ave, SE proves to be successful. This is via the Wash Cycle. DDOT proposes new, extended bike lanes in Capitol Hill area link
jdc says: (8/22/16 1:14 PM)
@JD - no I meant the lower level views of the highway outside your window.
JD says: (8/22/16 1:23 PM)
There are no units below freeway level--floors two and three of the building are parking for Whole Foods. The first residences start on the 4th floor.
And some of us would find highway views oddly mesmerizing. :)
202_cyclist says: (8/22/16 1:24 PM)
@JDC-- here is my concern about living next to the highway: link .
NavyYardGuy says: (8/22/16 3:59 PM)
I was at the Park Chelsea apartments this weekend and I would have to say that rooftop has some of the best views I have ever seen in Navy Yard. Beautiful building--can't wait to see when the other 2 buildings are completed.
VelocityChris says: (8/22/16 8:25 PM)
We had friends in the Jefferson whose apartment faced North. I can't remember what floor, at least above 5, and the highway wasn't the first thing you noticed. The city/Capitol was the first thing. If an emergency vehicle went by with lights on, it grabbed your attention, otherwise it was background.
MJM says: (8/22/16 9:43 PM)
@JDC - you want the worst views in any apartment in the Navy Yard? Try the ones at Insignia on M that are in the alley facing the Onyx dumpsters or the back of Ann's B/S Wigs. Not sure those units will ever see the light of day.
CJBabyDaddy says: (8/22/16 9:54 PM)
Wait! JD, are you the lady I saw on the freeway strapped to the luggage rack of a car holding a camera, or was that someone else?
jdc says: (8/23/16 9:10 AM)
@ MJM - I had also wondered about those 'views' - I imagine they (like the apartments in the Onyx) will go for a bit less of a premium.
kalicki says: (8/23/16 2:22 PM)
@202_Cyclist Definitely makes sense for bike lanes there. No other easy way on a bike under the highway for a few blocks in either direction. I'd even be happy with them just fixing the road along that stretch of NJ. Horrible on a bike, but probably not likely to be fully fixed until the construction vehicles are gone, sadly.
snakegriffin says: (8/24/16 1:45 PM)
We lived on the 8th floor facing the highway in the Jefferson, never had any freeway noise and had awesome views. The freeway noise is much worse at the Arris on the side facing the freeway. There must be some kind of mini echo chamber between Twelve12, DoT, and Arris at the level we're on, because it can frequently be quite a nuisance and we have to run a loud box fan at night to drown out the noise. Weird that there's so much of a difference, but could just be quality of construction too.
jdc says: (8/26/16 8:21 AM)
@snakegriffin - that's fascinating. I wonder how the sound chamber created by the buildings will change as more development hems in the highway.

Another blog has a post about the 11th Street bridge park ( link ). I think this is a great idea but what do people here think the likelihood of this actually being built is? I think the assumptions for the costs are far too optimistic.
conngs0 says: (8/27/16 2:49 PM)
I couldn't argue with anyone who is skeptical about the cost projections for the 11th Street bridge park. Nevertheless, in light of the fact that some substantial funding has already been secured and money has been set aside in the city budget, I have to consider this project to at least be more than "pie in the sky". After seeing the city waste so much money on the H Street NE Street Car (and seemingly be prepared to double down by extending it across town?!), nothing surprises me anymore.
