Even though it's probably still at least a good three months before anyone can move into the new Twelve12 apartment building (i.e., the Teeter/Vida building) at the Yards, Forest City is about to softly begin the pre-leasing process.
Starting tomorrow (Saturday, March 1), leasing information will be available at the Foundry Lofts building just across the way at 301 Tingey St., SE, where interested parties can get the scoop on Twelve12's amenities beyond all of the well-discussed food and spa options.
The building will have about 218 units, and also Sweetgreen and TaKorean in the ground-floor retail spaces at 4th and Tingey.

I emailed a leasing agent with Twelve12 and It was tough to get a price for an available unit. They even asked me to give him a price I was willing to pay. Not a good sign. After sending me an email addressed to someone else I wrangled a price For a 1 bedroom. With flex space and a balcony the rent was $2800 per month with $200 extra for inside parking. That seems a little high for the market to me. They also mentioned a free membership for a year at Vida. It was too pricey for me.

I sure wouldn't pay "sticker" for an apartment in the neighborhood, but that price is fairly consistent with what Foundry Lofts quotes, right? I'd be interested to know how it stacks up to rents in full service buildings throughout the rest of the city - unfortunately I think we've long since passed the point where two-plus thousand per month for a one-bedroom apartment is considered high.

I do know that Forest City was planning for Twelve12 to be very much a luxury building. And given how quickly they rented the four 2-br corner apartments at the Foundry Lofts, for over $4,200 a month each, they must feel there's a market.

Just what I was afraid of: more unaffordable housing. Vida membership or no, at $2800/month, that's too steep for a one bedroom apartment and is more than other new apartments in the area (re: Camden Yards). Not cool.

I'm actually not surprised, given how many of those units are going to have river views at first. Obviously they'll eventually be blocked by more buildings, but tenants should get at least a good year or two or river views there before they get blocked.
