* PREPARING TO DIG: After a couple of articles highlighting residents' opposition to the Virginia Avenue Tunnel, the Post takes a look at how CSX and some rail experts view the reconstruction and expansion of the tunnel as a necessary step.
* PREPARING TO DECLARE: Also, there's now scheduled a council hearing about the tunnel project, on March 25 at 11 am. The hearing is actually on proposed resolution PR 20-601, "Sense of the Council for a Hearing on the CSX Virginia Avenue Tunnel Project Resolution of 2013," which "is to the declare sense of the Council that the Unites States House of Representatives Committee on Transportation and Infrastructure, Subcommittee on Highways and Transit should hold a hearing on the CSX Virginia Avenue Tunnel Project." (So it's a hearing by one governmental body about whether they should tell another governmental body to hold a hearing.)
* PREPARING TO DE-SPOOK: The arrivial of bulldozers and dumpsters on site at the old NGA building at 1st and M SE has sharp-eyed observers tapping their toes waiting for the demolition to start, but as was mentioned previously, it's going to take about six months to complete. But maybe they can at least knock out some exterior walls before Opening Day, as a statement of intent to Nats fans who haven't kept up with the latest news (tsk, tsk).
* PREPARING TO ROCK: I showed a touch of hard-won skepticism last week in reporting that developers told ANC 6D that they expect to begin work on the first phase of Florida Rock's redevelopment in June. So I will follow that up by noting that, two days later, they appear to have filed an application for a shoring/sheeting permit. (Not seeing an application for any building yet, though.)
* PREPARING TO WANT: The WashBiz Journal last week looked at the retail states of four "hot neighborhoods" (subscribers only), highlighting what they "flaunt" and what they "want." After the flaunting (20 restaurants, Nats Park, Vida Fitness, and Whole Foods), Michael Stevens of the BID listed the "wants": child care facilities, apparel retailers, a large home furnishing store, and college classrooms (saying that the area "is positioning itself as a satellite campus destination for those maxed out on their space"). Non-subscribers can watch some video of Stevens's talk at the BID's annual meeting, at least..

Hmm... "a large home furnishing store." What's he angling for here? Crate & Barrel or a Pottery Barn? Clearly Ikea's too big and other places like Value City and Ashley Furniture would be lousy fits.

Crate and Barrel is a suburban type of store. However, CB2 (crate and Barrel 2) caters for city apartment living. They have a store in Georgetown but it is kind of small. I have seen their big store in New york and Miami. CB2 store fits perfectly for navy yard with its affordability, and modern style products.

How about an REI? I'll take a City Sports at least, but a larger retailer like REI would be even better since they would have a larger variety of stuff.

City Sports would be great. I'd be real happy with a regular CB or a CB2. The regular one in Clarendon fits in nicely over there.

S.B., I love your idea about REI. With the big assumption that REI could get a sufficiently large space, I also think that the neighborhood would be a perfect spot for them too. First off, they don't have any stores particularly close to DC proper (I think Baileys Crossroads is the closest to Navy Yard?), so this would fill a gap in the their regional footprint. Moreover, the neighborhood's proximity to the water (there's already a kayak rental area by Nats Park) and bike trails make it a great spot for an outfitter. Good call!

Stores like the ones we're mentioning (C&B, REI, etc) tend to thrive when there's a cluster of them near each other. Something like the Market Common shops in Clarendon or DCUSA in Columbia Heights would be an awesome addition to the neighborhood (IMO), and would probably draw well from outside the neighborhood too, given our proximity to Capitol Hill. To draw in enough other people to make retail like that viable, you really need more than just one or two stores, as most people like to go somewhere where they can accomplish all of their errands at once.

REI's such a distinctive destination there might be less need to cluster it with other stores. (The Crate & Barrel in Spring Valley isn't near much else and seems to thrive.) I'm also hoping for some smaller, oneof-a-kind shops, too—more like Labyrinth, Hill's Kitchen, or the much-missed Backstage.

REI has apparently sniffed around a few locations within DC. They've shown a willingness to push the envelope a bit for the right location; their huge flagships in Denver and Seattle, for instance, aren't in shopping districts.

As JES mentions, chain retailers like to move together, and to be within walking distance of one another. The usual way of doing so is to line up a few simultaneously, and make their leases contingent on one another. Half Street would be great for that, or else the Blue Castle (whose future is, alas, up for grabs).

If I remember right, didn't the first wave of Yards retail get announced all at once? Obviously didn't open all at once, but I'm pretty sure Teeter, Bluejacket, Willie's, and Wells Cleaners were all announced on the same day.

Though, as you'll see, three of the originally announced tenants never actually came through (Austin Grill Express, brb, and Huey's 24-7 Diner).

Probably the next big location for a bunch of retailers to arrive in tandem would be the development at the DC Water site around the movie theater. So, in 2019 or so. ;-)

Between Parcel N, the last few spaces in Lumber Shed and Boilermaker, and one or both of the Yards Park retail pavilions, Forest City has maybe 40-50,000 feet of retail teed up. Unfortunately, almost none of that is in big enough chunks (25,000+ ft.) for an anchor like REI.

If REI really wanted to, they could build a store with a smaller footprint. There's really no need to carry EVERYTHING that one would find at a typical REI in this neighborhood. If Wal-Mart can downsize to fit in the city, anyone can.
