Square 737 is located just south of the Southeast Freeway, bordered by New Jersey, Second, H, and eventually the reconstituted I Street.

The WC Smith Company purchased this property from The Washington Post in late 1999 with plans for a 1.1-million-square-foot mixed use project. Latest designs call for 1,200 units of residential in three buildings. The first phase, a 430-unit apartment building at 880 New Jersey called the Park Chelsea, began construction in late fall 2012, with delivery expected in 2014. In summer 2013, plans emerged for a second building at 800 New Jersey, with Whole Foods occupying the ground floor. As part of the build-out of this block, the block of I Street missing between 2nd Street and New Jersey Avenue will be completed, and H Street will also be punched through to New Jersey. A small portion of federally owned land, known as Reservation 17A, was transferred to District control in 2010, which allowed these plans to go forward.

After about a decade of wanting a grocery store on Square 737, WC Smith was able to announce in October 2013 that it had a signed deal with Whole Foods to occupy 36,000 square feet in the ground floor of 800 New Jersey, a 336-unit apartment building to be constructed between 2nd and New Jersey along H Street, SE. Construction is expected to begin in early 2014, with the building completed in 2016, but the grocery store is not expected to open before 2017. At right is the Park Chelsea.

Before work began to redevelop Square 767, Canal Street ran on a strange northwest-then-north path through the block. Here is its intersection with H Street, with New Jersey Avenue laying just beyond the overgrowth. (7/18/06)
