Square 697 is three blocks north of the new Nationals ballpark. Square 697/1015 Half Street/1000 South Capitol

Square 697 is one city block, bounded by South Capitol Street, K Street, L Street, and Half Street, where two office buildings are planned: 1015 Half Street, a 410,000-sq-ft project initially planned by Potomac Investment Properties but purchased in July 2007 by Opus East, and 1000 South Capitol, with 320,000-sq-ft of office space by Lerner Enterprises. 1015 Half began construction in early 2008 and is expected to be completed in spring 2010. The 1000 South Capitol site is currently Parking Lot K for Nationals Park.

The eastern half of Square 697, fronting Half Street between K and L, on the site of the old "Nation" nightclub, will be 1015 Half Street, with 410,000 sq ft of office space in a 10-story building with LEED silver certification. It will also include three levels of underground parking, and possible ground-floor retail, depending on demand. Originally proposed by Potomac Investment Properties, the site and the plans were bought in July 2007 by Opus East for $41.5 million; leasing is being handled by Cassidy & Pinkard Colliers. The Nation lot was also home to the DC Foreign Car repair shop. (12/06)

The distinctive paint job on the north side of the old warehouse made Nation easy to spot, even from as far away as the Southeast Freeway. (02/06)
