Speaking of taking pictures, I've added some ones to my 100 M Street, 1100 First Street, Capper Seniors #2, and M Street photo galleries. 1100 First in particular has some striking before-and-afters now that trees have been removed along 1st and L streets. I also did some creative cropping of a Sept. 2000 photo of M Street to document (barely!) a solitary rowhouse that used to stand on the 100 M Street lot (where those steps-to-nowhere just west of the alley had been for the past few years, until meeting the wrecking ball over the past few weeks).

Busy day of photo taking (though I wish it hadn't been so dang hazy), and so look to the following pages for new photos: 20 M, the ballpark, Capper/Carrollsburg (where the 3rd/4th/I/K block is now almost demolished) and Capper Seniors #2. If, as I suspect, 70 I and 1100 1st/100 M are about to start, I'm just going to have to start sleeping in my car, camera in hand :-).

With 20 M Street and Capper Seniors #2 both in the midst of the Speedy, Obvious Progress Being Made phase, I'm taking a lot of pictures of them, and so have posted new photos yet again. And since I got a wide-angle lens for my birthday last week, you'll note that some of the pictures have a different look to them than my usual fare. No, the buildings aren't in danger of falling over, it's just the lens doing what's necessary to get a 10-story building into frame from a vantage point across the street, rather than three blocks away :-).

Updated pictures--and the debut of new goofy construction slide shows for these projects--on both the 20 M and Capper Seniors #2 pages. (20 M has begun work on it's 10th and final floor.) And I also added a few shots to the Stadium Construction Gallery, as work at the southeast corner of the site continues to proceed (concrete pillars have been poured, and there even appears to be actual construction of platform at 1st and O). I haven't updated my overhead shots in a while, I must admit--walking along the path on the Frederick Douglass Bridge is taxing normally, but in this weather, I'm not sure I'd make it :-). Will try to get there soon. But of course Clark/Hunt/Smoot's construction web cam can give you the up-to-the-minute overhead view better than I ever could....

A correspondent passed along an image from the paperwork filed with the Zoning Commission for the stadium hearing last month, which shows a concept rendering of the now-infamous condo- and hotel-wrapped parking garages on the north edge of the stadium site. I've put it at the top of my Stadium Renderings page, where you can scroll down to remind yourself of the plain parking garages originally planned for that location. Now I just have to figure out how I'm going to move all my discussions and photos of this land between N Street and N Place to my Ballpark District page without completely gutting my Stadium page :-). (I think I'll wait until the Ballpark District Master Plan is released.) In the meantime, I also added a couple of new photos to my M Street page, my Capper/Carrollsburg page (celebrating at long last the completion of above-ground demolition on the 3rd/4th/I/Virginia block), and the Capper Seniors #2 page (the 4th and M location is starting to look very different).

It's been a while (I've been out of town), so I'm now catching up and giving you updated construction photos of 20 M Street and Capper Seniors #2, which are both making good progress. I also added two new shots to my Stadium Construction Gallery, but I didn't visit my perch on the South Capitol Street Bridge today, and until the stadium skeleton actually starts to appear, I probably won't have too many new photos, and it might be just as interesting to visit the Clark/Hunt/Smoot Stadium Construction Cam every so often. Holes in the ground are tough to make exciting from street level :-). As always, let the icon be your guide. (I'd post updated photos of the continuing Capper demolition, but for crying out loud they're STILL not finished with the tiny block bounded by Virginia, I, 3rd, and 4th, which they started eight weeks ago. I think I could have done it faster with a hammer and shovel.)

A beautiful afternoon for a photo excursion, and you can see a smattering of new shots on my pages for 20 M Street, the Ballpark District (with shots of the new bright-yellow Monument Realty signs), Capper/Carrollsburg (where in one month they've managed to demolish just two of the two-story buildings at 3rd and Virginia), Capper Seniors #2 (which is showing good progress) and of course the baseball stadium. Both the office building at 20 M Street and the wraparound construction at Capper Seniors #2 are starting to become much more visible, so I've added new pictures to each of their pages.

The April issue of The Southwester has an article (on page 5 of the PDF) about Capper Seniors #1, reporting that it is expected to be completed in October 2006, with the beginning of the application process starting no later than July. A quote about who can apply for housing there:
Senior residents currently living in the old Arthur Capper Senior building will move directly into the new building, if they meet criteria related to credit history, criminal background checks and can demonstrate an ability to maintain a clean and sanitary living space (or have support to enable him/her to meet the standards).Seniors in other public housing, or in the surrounding neighborhoods and the Washington Metro area are also eligible to apply, in that order, if their income does not exceed 60% of the Area Median Income.Senior applicants for non-public housing rental units can apply for a rental if they can pay the posted monthly rent and expected utility expenses, which should not exceed 30%-40% of the applicant's household income.
The South Washington Collaborative is working as an advocate for seniors looking to move into Capper Seniors #1. There apparently will be workshops at the old Arthur Capper Seniors building in the near future.

With some demolition now underway (veeeeery slooooowly), I've freshened up my Capper/Carrollsburg page with some new photos. I've also updated the construction photos for the two Capper Seniors projects, and for good measure tossed in a couple of new shots on the Capitol Hill Tower page, to celebrate the opening of the Courtyard by Marriott, the first Near Southeast project I've tracked from its beginning to end....
