Another item to add to your busy Zoning Commission calendar: The Zoning Commission has placed on its July 10 agenda the new office building project at 250 M Street--it is actually part of the Capper/Carrollsburg planned unit development, so this is coming before the Zoning Commission as a second-stage PUD. UPDATE, 7/11: The second-stage PUD was approved for setdown; a hearing date should be set before too long.
 

Two more buildings have come down in the ballpark footprint in the last 24 hours: the blue Follies building on O Street, and the AAMCO car repair shop on South Capitol between N and O. And the white garage at 1st and N continues to be demolished, the brick parts of the structure near N Place were torn down yesterday.
FRIDAY UPDATE: The trash garage at 1st and O is now completely gone; so is the third of the four buildings on the north side of O (leaving only the four-story building that was home to Heat). The buildings along Half between O and N remain, however--they're probably on next week's agenda. (No new pictures, I'm trying to pace myself a bit.) Even better news--during the 30 minutes I spent walking around the ballpark site, the prices at the Half and M Sunoco dropped from $3.19 to $3.11. (No, I'm not taking credit.)

The new office building planned for 250 M Street ("Federal Gateway II") is, from a zoning standpoint, actually part of the Capper / Carrollsburg planned unit development (PUD), and last week an application was filed with the Zoning Commission for approval of the 250 M second-stage PUD. The application describes the project as a 110-ft-high, 9-story building with ground-floor retail and 194 spaces of underground parking. A hearing date has not yet been added to the DCOZ calendar. William C. Smith, the project's developer, is touting delivery of the building in late 2008.

 

Another long-planned development project is now moving forward--a correspondent tipped me to a newly posted sign announcing that 250 M Street will be arriving in 2008. This is a 212,500-sq-ft office building by the William C. Smith company, to be built right across the street from the DOT HQ (currently there's a parking lot on that site). It will take up all of the M Street frontage on that block, but won't cover the entire block--there will be an apartment building associated with Capper/Carrollsburg on the rear of the lot, facing L. I have so very many photos of Near Southeast that I've never posted, but as a block or corner begins to get developed I look through them a lot to see if there's any angle that maybe I'd now like to show. I've been doing this lately as 20 M Street's construction continues, and as I've browsed through my pictures of Half and M lately, something started to jump out at me from the edges of some of the shots, something that it now appears I've been unintentionally tracking for the past three years. So, I bring to you: Gas Prices at Half and M. No pressure, Sunoco!

Demolition at Capper/Carrollsburg has moved over to the block bounded by 2nd, 3rd, L, and M streets, the last location of demolishment in this first phase. My guess is that this spot is being cleared to help pave the way for the construction of an office building at 250 M Street, although I have no news on a timetable for that. (250 M will not actually take up that entire block, it should be noted--it will front M Street, with its footprint being pretty much the parking lot that's currently there.) The 4th/5th Street demolition is in the clean-up phase (taking away the piles and smoothing the lots). And within the past few days fence stakes have appeared around the Capper buildings in the 4th/I/3rd/K block. I don't think demolition will begin there anytime soon, but those buildings are probably now cleared of tenants, and so can now be fenced off.
