In case you've already grown tired of the ballpark photos I posted on Monday showing the eastern and southern sides of Nationals Park, I've now updated the South Capitol Street images, too. (The northern views will have to wait until the reconstruction of N Street eases.) The main Ballpark Exterior Photo Gallery is now in pretty good shape after a short span of neglect (but as I said the other day, I think I needed the break).
I also took some new photos to capture the progress at 55 M Street, plus the completion of demolition at 1345 South Capitol.
If you don't feel like clicking around on all those links, here's all the photos I've posted in the past week. Try not to be blinded by those blue skies!
A few other items of note: The BP Amoco station on the northeast corner of South Capitol and N has fences up around it--I can't believe no one let me know! It's owned by Monument Realty, and I haven't heard about any near-term plans for the site. This leaves only one gas station in Near Southeast--the Exxon way over at 11th and M. There used to be three gas stations on South Capitol, now there aren't any. (And I've lost yet another source for my Gas Prices page. Waah!)
Also, new fences have gone up around the 1015 Half Street site, taking up one lane on K Street and on Half Street. Some exterior work was done to the DC Foreign Car building, but the little building is still there. For now.
I hope to get updated photos of 70/100 I and the pile of rubble that used to be old Capper Seniors within the next week. There's just too much activity to document these days--I've got to break it up into manageable pieces....
 

According to this sign posted on Friday on the old DC Foreign Car garage on K Street between South Capitol and L, an asbestos cleanup project will be getting underway at the building starting Monday (Nov. 26), lasting through Dec. 7. This is on the 1015 Half Street site (better known to most as the site of the old Nation nightclub), where construction is supposed to start on a 410,000-square-foot office building as soon as they get their permits from the city.

Today's print edition of the Washington Business Journal reports that National Public Radio is looking for 400,000 square feet of office space for a new headquarters to replace their current location on Massachusetts Avenue. In addition to sites in NoMa and Silver Spring, the article lists possible Near Southeast locations 1015 Half Street, 1100 South Capitol, and.... 225 Virginia Avenue? The site for which the city signed a long-term lease last year when it planned to move the the Metropolitan Police Department there, before that plan fell apart in late summer? Is this just a mistake by the reporter, or is this a hint at bigger news afoot about the future of the old Post Plant?
Maybe those Capitol views are particularly enticing to the media--two months ago the WBJ reported that CNN is also looking at 1015 Half, 1100 South Capitol, and Lerner Enterprises' proposed building at 1000 South Capitol. (The lower prices on commercial real estate in this part of town probably don't hurt, either.)
 

As I took two ventures out over the weekend to take pictures (and cursed the skies for only seeming to be cloudy when I was hitting the shutter, so be prepared for rotten lighting), I came to realize that my desire to capture the changing skyline means that I pretty much have to take photos at every intersection between New Jersey, I, South Capitol, and N, because there's hardly any spot covered by those 10 blocks or so that isn't seeing a big change to its view.
The new player is 55 M Street, with the signature steel beams above the Metro station now visible from two blocks in any direction. And I had to capture the brick work on 70 I, and the continuing climb of 100 M, and the preparations for glass hanging on the sides of Onyx, which gave me way too many photos to post, so it's probably just as well that I have no ballpark photo updates for you. (But be patient, there might be some coming soon.) A couple things to note: 1015 Half Street now has signs marking it as a construction zone, and apparently all that stands between it and the start of excavation is waiting for permits from DCRA. (Snicker.) And Tingey Street, behind DOT, closed last week, I imagine for infrastructure work and perhaps streetscape work as well.
Looking ahead, this coming week should see the start of demolition at old Capper Seniors; I'll be lurking there pretty regularly for the next few weeks, I imagine.
And by the way, a general hat tip to the various folks who have said "hey" when coming upon me taking photos over these past weeks and months. Always nice to talk to people who read the site, and I also always appreciate everyone's kindness in not running over me when I'm standing in the middle of the street.
 

This week's Washington Blade has a long story describing the continuing difficulties seen by the old Near Southeast nightclubs in their attempts to reopen elsewhere in the city. Nexus (now becoming 909 New Jersey Avenue), Edge/Wet and Club 55 (on the block being redeveloped with the Velocity project), Ziegfield's-Secrets, and Heat (taken by eminent domain to make way for the ballpark) are all still trying to either find new locations or get approvals for locations they've chosen. Follies and Club Washington will not be reopening elsewhere. Velvet Nation, a gay dance night that was held at Nation, is looking like it will be reconstituted at a new gay dance club called Town, in Shaw.
 

The breadth of construction around Near Southeast is now so vast that I'm forced to break my photo sojourns up into multiple sessions. Today's batch includes a few from the eastern side of the stadium, which are somewhat hard to come by these days--make sure to see the second photo down on the Stadium Exterior Construction Gallery, which shows the red stars that were added to the scoreboard in the past few days as part of the installation of the clock. (The "Nationals" lettering is cool to see as well, even if it's backwards.) The rest of the new stadium photos are more toward the bottom of the gallery (look for the icon) and on the First Street and N Street expanded galleries, but I'm planning to take a complete batch of photos of the western side of the ballpark on Sunday.
There's also the usual updates to the project pages for residential projects 70/100 I and Onyx on First and the 100 M Street office building, as well as plenty of other vantage points that can be seen on the expanded galleries or on the see-'em-all-on-one-page output. Try not to be blinded by the incredibly blue sky when looking at these shots, and cross your fingers I get that weather again on Sunday.
I've also got one not-so-good comparison showing the slow progress on the demolition of the GPO building at The Yards, though fences and construction vehicles are making it very hard to get good shots of what's going on there.
I did also notice that the DC Foreign Car garage on K west of Half is definitely now abandoned, sometime within the past month or so. No "we've moved" sign is up anywhere, and so it's possible that it's been a number of weeks since they closed, but now all the windows and doors are busted, so it was obvious even to my sometimes-distracted brain. Opus East has said they're planning to start construction on 1015 Half Street in October, which would mean this garage should be gone before much longer.

Today's print edition of the Washington Business Journal (online for subscribers only) reports that CNN, wanting 80,000-100,000 sq ft of space to upgrade its studios, is looking at three in-development office buildings in Near Southeast: Opus East's 440,000-sq-ft 1015 Half Street, at the old Nation site, which is scheduled to begin construction in October; Lerner's 320,000-sq-ft 1000 South Capitol right next door, which has no announced start date; and Ruben Companies' 350,000-sq-ft 1100 South Capitol, one block to the south. "Sources familiar with the search say the sites were picked for their views of the Capitol, access to transportation and the opportunity to build a structure designed to fit CNN's needs instead of retrofitting an existing building." It should be noted that WBJ also wrote back in late March that CNN (and other companies) were looking at Near Southeast.
 

Two more pieces about Opus East's purchase last week of the Nation site at 1015 Half Street; the Washington Business Journal today has a pretty straightforward brief, while yesterday's Washington Times has a longer piece that also discusses the Near Southeast commercial real estate market. (But there's one small quibble with the second sentence of this piece: "Although office buildings are nothing new for Opus East, building one on speculation in Southeast is unusual" is kinda sorta forgetting about Opus's 100 M Street project a mere two blocks away.)
Of course, when you read these (and the others), don't forget who first brought you the news about the sale, back on Monday.
 

GlobeSt.com has a piece (free for seven days) on Opus East's purchase of the Nation site at 1015 Half Street--not really anything new from what I posted on Monday (441,000 sq ft, construction starting in October, $41.5 million price tag) except that the developers will apply for LEED Silver certification on the project (i.e., it'll be a "green" building). But mainly I'm using this new article as a hook to mention that Opus has put its 100 M Street building on the market as part of a three-building Class A office building portfolio (see Grubb and Ellis's listings here, which include this portfolio.) From what I understand, Opus would stay on as developer until the certificate of occupancy on 100 M is obtained. Looks like the deadline for offers is tomorrow, so get your checkbooks out.
 

The word has arrived that last week the rumored sale of the old Nation nightclub site at 1015 Half Street was completed, with Opus East (backed by institutional investors) paying a rumored $41.5 million for both the land and the existing plans for a 411,000-sq-ft office building. The fine folks at Opus tell me that they are planning to start construction (on spec) in October, with delivery of the building by October 2009. You can see a rendering of the glass-a-riffic building, which will front Half, K, and L streets, on my 1015 Half Street page.
