The word has arrived that last week the rumored sale of the old Nation nightclub site at 1015 Half Street was completed, with Opus East (backed by institutional investors) paying a rumored $41.5 million for both the land and the existing plans for a 411,000-sq-ft office building. The fine folks at Opus tell me that they are planning to start construction (on spec) in October, with delivery of the building by October 2009. You can see a rendering of the glass-a-riffic building, which will front Half, K, and L streets, on my 1015 Half Street page.

 

Today's print edition of the Washington Business Journal has an article summing up what's going on right now with various commercial projects around Near Southeast. (The online article is for subscribers only for the first 30 days; sorry.) Here are the new items:
* William C. Smith is planning to hold off breaking ground on its 200,000-sq-ft building at 250 M Street until it pre-leases at least 30% of the building.
* Opus East has leased 80,000 sq ft at 100 M Street (33% of the building) to government contractor Parsons Corp.
* Lerner's 20 M Street does not as yet have any office tenants.
* It also mentions that Opus East is planning to build the 440,000-sq-ft office building at 1015 Half Street (the old Nation site) on spec; but it should be noted that Opus hasn't yet officially announced its purchase of this property or its plans.
(The article also summarizes what's going on at Florida Rock, using some source materials that are hard to find anywhere other than here at JDLand. Note to reporters and other professionals using my site: yup, lots of stuff is posted here, and it's all free, but be a grownup and say where you found it.)
In addition, there's an ad in the print edition giving us our first peek at the Shalom Baranes design for 1100 South Capitol Street, Ruben Companies's planned 350,000 sq ft office building on the southeast corner of South Capitol and L. There's currently no timeline for development of this project.
The print edition also has a piece written by GSA about the US Department of Transportation completing its move to its new headquarters at New Jersey and M. It describes the HQ's interiors and exteriors, and mentions that this project is the largest lease ever executed in DC.

 

What a beautiful day! And with that weather, what luck that I had arranged some trips high up into a few of the tall buildings around the neighborhood to get new shots of the latest demolished lots and holes in the ground. I've uploaded these new pictures From Above and matched them with "before" shots on a whole slew of pages (you might have to scroll a bit to see the new pictures): Nation/1015 Half, the old Edge/Wet block on Square 699N, the North of M overview page, the Monument Half Street page (that's a biiiiig hole in the ground), the 100 M/Onyx on First page (where the construction on the Onyx end of the block is getting close to street level), 70/100 I Street, 909 New Jersey (showing the A1 garage all alone) and even the Stadium Construction Gallery (waaaaaay at the bottom, with a view from just a bit to the side of Dead Center Field, albeit four blocks away). I also created a new Overhead Photos page, showing all the ones I've posted on the site, grouped together by location. And I also created a special view with larger-than-usual pictures from today (don't miss it!), because it was so beautiful and you really could see forever from those high-up locations, and I wanted people to be able to see more than just little specks of buildings.
 

It took awhile, but the demolition of the old Nation nightclub at 1015 Half Street is finally all-but-complete. (They left the three-story shell up for quite a while, but it's finally gone.) You can see Nation befores-and-afters on my 1015 Half Street page, or check how the Half and K and Half and L corners have changed over the past seven weeks (with the additional demolition happening on Square 699N across the street from Nation). And Nation is now immortalized as #136 on my Demolished Buildings page.

Let's see.... The most interesting news of the day is that, as of 2:00 this afternoon, there were already folks camping out in front of the Capitol Quarter sales office, six days ahead of the next offering of five market-rate townhouses. Next, I took some new photos of the Nation demolition (which is not exactly proceeding with lightning speed)--check either my 1015 Half Street page for the basics, or the Photo Archive for Half and K and Half and L for additional shots. I also updated with what might be my final M Street photos for the DOT HQ, recording that both New Jersey and 4th Street are now open to traffic south of M (a couple weeks after the stoplights were turned on). And I took photos of the new DRI sign at 1st and I (though the photos don't show them real well, and one's already falling down)--they say "DRI Development Services, LLC | A Transwestern Company | Office/Retail." Still trying to get some info on what's coming there. Anyway, you can poke around those pages, or you can look at all the photos from today that I've posted and then click on the intersection/direction links to compare today's shots to what that view has looked like over the past few years.
 

Today I saw for the first time new signs hung on the fence surrounding the firewood lot on the southwest corner of 1st and I Streets, emblazoned with "DRI Development/Office and Retail" (or some such). I have absolutely no information on this--this lot has been owned for quite some time by the Potomac Development Corporation, but I don't see any records as of yet in the online public records to indicate a sale has taken place, so perhaps it's a joint venture. Or not. I don't know. Anyway, I'll try to see what I can find out (whispers in my ear always welcome!), and hopefully some light can be shed on perhaps ANOTHER project getting started in the North of M section of Near Southeast, to go along with JPI's two residential towers, ADC Builders' Square 699N, Faison's Onyx on First condos, and Opus East's 100 M office building (and maybe the Nation site, too?), and perhaps something on the Sunoco lot by Monument Realty.
 

In addition to the new photos I posted yesterday in the Stadium Construction Gallery, I also now have for your perusal and enjoyment updated photos of the demolitions at 909 New Jersey (Nexus), Square 699N (Edge/Wet), and 1015 Half (Nation, work which is still just in its early stages). And, there's also new photos from another fun location. Plus, I've added a lot of additional shots to in the Photo Archive, so check the North oif M and the ballpark area intersections for more shots if you can't get enough--you can also look at a single page with my all photos from yesterday, and then click on the name of the intersection if you want to see the comparison shots.
Last but not least, I attended the ceremony today where JBG (developers of the DOT HQ) donated $4 million to the city to help fund the creation of both Canal Park and Diamond Teague Park, and I posted on those pages a shot or two from the festivities. UPDATE: Here's the Examiner's story on the donations and the plans for the two parks.
And now, I'd like to go back on vacation....

 

From today's print edition of the Washington Business Journal (subscribers only for now), word arrives of two big Near Southeast real estate transactions: Opus East, developer of 100 M Street, is on track to purchase the 1015 Half Street/Nation site from Potomac Investment Properties (the story says Republic Investment, but I don't think that's correct). And Monument Realty is reportedly adding to its vast Hood holdings by buying the old Sunoco lot at 50 M Street. (I have heard rumors of these two items for weeks/months, but it turns out what I was hearing wasn't 100% accurate--score one for waiting for confirmation) The article says that Opus plans to retain the plans for a 440,000-sq-ft office building with retail on the Nation site, and are rumored to be paying $100 a square foot; Monument has not disclosed what it might do with the Sunoco site or what it's paying. The article also has some vague mention of some other transaction on the "corner of Half and K", but doesn't say which corner (the northeast and northwest ones are the two possibilities), or who's buying it. More on these transactions (such as actual prices) as I get it. (And yes, I'll have photos of the Nation demolition as soon as the sun comes out.)
 

Thanks to the eyes on the ground for the news that Nation is indeed now being demolished--I'm out of pocket for another day or so, but will have a full report on all the North of M demolition (including also Square 699N and the Nexus/909 New Jersey site) by the end of the weekend.
 

Today's demolition news: Edge/Wet and Food and Friends on Square 699N are just about gone. The Nexus Gold Club has lost its rear wall and its innards have been mostly scooped out. And a new entrant has possibly appeared in the Demolition Derby--innard-scooping appears to be going on as well at Nation/1015 Half Street (which now has a "Wrecking Corporation of America" sign hung on its fencing). I took photos of some of these sites this morning (although this 967th overcast day in a row hampered the results): check the New Jersey and I, New Jersey and K, and 1st and L angles in the Photo Archive to see the before-and-after comparisons of those corners, or see all the shots from today in a single group. I also skipped ahead a few hours and added the three all-but-gone structures to the Demolished Buildings Gallery--there must be something about April, because we've had 17 buildings bulldozed in the last 18 days (will Nation be added to the list before the month is out?). UPDATE: Just clarifying, there's no heavy machinery or obvious demolition going on at Nation yet--but a medium-sized hole has been punched in one outer wall, some doors were opened, and it looked like the interior has been newly stripped down.
And while it doesn't really qualify as a demolition, I'll also pass along that the temporary WMATA employee lot on the Monument Half Street site has now been closed and is being dug out (they received their Certificate of Occupancy for the new lot one block over on South Capitol last week)--this means that the entire Monument site on the east side of Half has now been cleared--and no time is being wasted with excavation, as you can tell if you go peek at the massive hole already dug around the Half and M Navy Yard Metro entrance or watch the digging at the lower left of Stadium Construction Camera #2.
