3rd Place at K, Looking South (see more)

I somewhat unexpectedly found myself wandering around on Sunday, and though the official JDLand camera stayed home and drank hot chocolate, the JDLand cellphone (a Pixel 2, thanks for asking) stepped in to catch some progress pics. Here's a rundown:
* HELLO, AVIDIAN: After being burned multiple times over the years with projects being said to include condos during the design phase only to end up as rentals, it's nice to have confirmation via the purty new fence signage at South Capitol and M that not only that the corner will be home to the new headquarters for the National Association of Broadcasters, but that the sibling building immediately to the south that was oddly dubbed 10 Van is now known as the Avidian, and that it will be condominiums, "Selling 2018." The building should have 170ish units and will probably be completed in 2019.
* PEEKING OUT: We have three newcomers to ground level, as the 380-unit apartment building at South Capitol and I is now clearly visible from the street, as is the 190-unit rental sibling to the further-along Bower at Yards Parcel O on 4th Street. Plus, the 420-unit West Half building immediately north of Nats Park now has its first batches of rebar out of the ground, if your eyes know what to look for. (And yes, I'm still completely failing at catching the work underway on what's now known as the Emblem at Barracks Row, the 20-unit condo building at 8th and Virginia. One of these days.)
* ONWARD AND UPWARD: The new DC Water HQ continues to get its face put on, while the condo building known as the Bower at 4th and Tingey has completed seven of its 10ish floors, and at 2nd and L the next Capper mixed-income building is through Floor #4 of its own 10ish floors. {Trying to avoid any arguments about whether penthouses = floors.}
* DOWN ON THE CORNER: There's officially another project underway, as digging is now proceeding at 2nd and I for The Garrett, the third and final portion of WC Smith's "Collective" development that also includes the Park Chelsea and Agora (and this, of course). Meanwhile, there are still holes at the second phase of the Parc Riverside at Half and L (below), and at Monument Valley, which is impossible to get a shot of from street level so you'll just have to imagine it. And I forgot to look behind the fence at Parcel L.
There will probably be some new holes in the ground in coming months, as both the rumor mill and the permitting pipeline hint that at least three more projects will get underway: Dock 79's residential sibling at the old Florida Rock site, the large residential development on the old "Congressional Square" site at 1st and K, and Paradigm's 275ish-unit residential building on the old Market Deli site at 1st and L. (Though I'll note that each of these still do not have permit applications in the system yet beyond the initial shoring/sheeting/excavation step.) The number of still-empty lots keeps a'shrinking....

Thank you for this update. I am glad to see you survived the DC blizzard, the most exciting natural disaster to strike our neighborhood since the GREAT DELAWARE EARTHQUAKE OF 2017!!!

RMP says: (12/11/17 3:18 PM)
Thanks for the update, JD!

I actually LOL'd at the rendering on the Avidian website. I guess it would be nice if the Capitol were only a couple blocks away, the freeway didn't exist, and people actually walked along South Capitol.

Put me down vote a vote in the penthouse = floor camp.

Nothing gets me in the holiday spirit more than JD’s posting of the final SH&F Survey.

Hey, don’t judge.

We went to Rasa last night. I got the lamb and my wife ordered the Chicken tikka. The food was absolutely delicious, the service was great, and the restaurant has a very nice interior. It’s a good addition to the neighborhood.

I'm too lazy to see if it was scooped in a different post or thread, but apparently Chipotle is opening at 10:45am on Thursday! First 25 in line get a buy-one-get-one coupon and a t-shirt.

sameter says: (12/12/17 9:07 AM)
Chipotle is opening on thursday the 14th, saw something on facebook last night, wishing now that i screenshot it.

An attempt to post the chipotle notice should be below...

NavyYardRes says: (12/12/17 10:38 AM)
The condo fee's at the Bower are high considering no pool (500+ per month). I can only imagine what they will be for Avidian with a pool. Do we know of any Condo's in the pipeline with no amenities?

202_cyclist says: (12/12/17 11:05 AM)
The development at 8th and Virginia is moving quickly. It looks like the stairs have been installed and Bozzuto is already starting construction (wood) on the second floor.

Will these be apartments or condos? If they are condos, they might be more affordable since they won't have the expensive amenities other new residential buildings have.

jdc says: (12/12/17 11:19 AM)
Man, those will be some rough views in that apartment building at S. Capitol and I...you either see the dome, or traffic.

JD says: (12/12/17 11:20 AM)
Some of us consider dome-and-traffic views to be a dream come true. :)

JD says: (12/12/17 11:24 AM)
801 Virginia (the Emblem) is supposed to be condos.

RMP says: (12/12/17 12:00 PM)
I'd be awfully nervous about buying a condo in a building made out of wood unless there were some serious reassurances that the soundproofing is solid.

202_cyclist says: (12/12/17 12:30 PM)
@RMP-- I absolutely agree but since it is only 3 - 4 floors of wood-framing, perhaps the noise issues will be less than other wood structure buildings.

JES says: (12/13/17 10:10 AM)
@ NavyYardRes & 202,

We live in Velocity and we see our building's budget every year. You'd be surprised at just how little those amenities actually cost to provide compared to the cost of just running the building. We've got a payroll of I believe 13-14 people (some full-time, some part-time) and their salaries plus reserve contributions make up an overwhelmingly large portion of the budget.

In other words, condo fees in any large multiunit building are going to be high. You need a GM, a rotating staff to staff the front desk, cleaning staff, maintenance staff, etc. The cost of running and maintaining stuff like a gym and pool is negligible in comparison. Even a "no amenity" building is gonna cost a lot to run.

202_cyclist says: (12/13/17 11:46 AM)
Jes-- I agree, I think it is the cost of having a receptionist in the building 24 hours per day. Also, it is nice having janitorial staff in our building every day to keep the building clean but it also adds to the cost.

Having an elevator and underground parking (which I think the 8th and VA Ave building won't have) also contributes to costs.

JES says: (12/13/17 12:37 PM)
801 will probably still have an elevator for moving purposes at the very least. And it'll have insurance policies and other things. It'll probably have lower fees than all the high rises, but I'd be shocked if they were THAT much lower. (Though the Bower's seem insane to me. They're significantly higher, percentage wise per square foot, than Velocity's).
