 Sliding from Before to After

When it comes to the residential project we have been referring to as 909 Half Street, I may have engaged in some gentle mocking throughout its development and construction, given the lack of information released as the building made its way through the pipeline.
But, it has now been revealed that the 380ish-unit building has been christened One Hill South, and even has a new address of 28 K St. SE.
The newly launched official web site announces an "early 2017" opening date, and saying that the rental offerings will range from studios to 3 BRs. (No floor plans or other detailed info as yet.)
As for the retail spaces, no news in that department as yet either.
One Hill South is the first project in DC for Related, and is a joint venture with Ruben Companies. It's the first of two phases of development on the block bounded by Half, I, K, and South Capitol Streets SE.
My project page has the history of the site, from when it was home to Wendy's to when it was bought by JPI to the purchase by Ruben.
Next year is going to be a busy one for new residential buildings, as One Hill South should be joined by F1rst, 1221 Van, Insignia on M, Agora, and the Bixby. (ORE 82 has already snuck in under the 2016 wire.)
So, everyone be nice to the tidal wave of new neighbors about to arrive!

Thanks for the update! It this rendering supposed to be from Half and K looking north? It's quite a stretch to advertise that kind of view of the Capitol Dome from street level.

It is not completely unseeable from that angle, but the power plant does obscure the dome. (smaller in my pics than in real life)

On the bright side, I no longer have to wonder which is the ugliest building in JDLand - we have our winner. Ugh. The piles of discarded shipping containers on the next block over have found their soulmate.

I will say that this is the common conundrum with building design in DC--the "regular" buildings don't fire up much opposition, but then everyone complains about how boring DC architecture is. Then when something different is tried, people often don't like those designs, either.

I agree with SWag. I like this building as well. It is nice to have a square glass box for a change instead of a square brick house/box. In all seriousness, I like these modern buildings and this variation contributes to DC's architecture.

Also, it's funny to me that they put Rose's Luxury on their neighborhood map, presumably to try to capitalize on that place's popularity when it isn't even part of the neighborhood.

Per the building's leasing manager, there will be an Equinox Fitness gym in the building. I like Vida, but will definitely be looking into this as an alternative.

Is there that much demand for another gym in this neighborhood? The apartment buildings all seem to have really nice gyms inside (the Dock 79 one struck me as particularly great looking from the windows). That said, these places very much seem part of the 'scene' and as a requirement of being 20 something.

As a 20 something, I'm not sure about it being part of the scene, though there are plenty of people that go to Vida for their rooftop pool.

I think there can be demand for one more. Vida is nice but can be quite busy. I have an apartment gym and a gym in my office, but neither has an actual squat rack or bench, so I joined Vida. I also think that with this building's location it's possible people over in SW may be more inclined to join.

Looking through the building brochure, they're calling it a "resident fitness center by Equinox" so maybe it is just an apartment gym? The wording is confusing.

The WSJ article quoted someone saying that people will pay a premium in this building because it has a 24h front desk, roof pool and Equinox gym. Don't most buildings in the neighborhood already offer these amenities? I guess Foundry and 1212 don't have all three, but plenty of others do IIRC.
