 Sliding from Before to After

It will be a mere 11 years ago next week that I wrote my first real post focusing on the site on the banks of the Anacostia known as Florida Rock, and there's been at least 120 posts since then, covering numerous changes in plans and designs.
And yet all of a sudden, here we are, with the first residents now moving into Dock 79, the development's first-phase 305-unit rental building. I'm getting verklempt!
The new JDLand camera got its first workout on Thursday with a tour of much of the building, and it should come as no surprise that this camera, as previous ones, was as interested in the views out of the windows as in the inside of the building itself. To the north, Nats Park fills the field of vision, while to the south (and east and southwest), the Anacostia River and its banks make for a vista that is not a standard Washington D.C. apartment building offering.
You'll want to browse the entire gallery of course to get better views of the model unit, the current state of the Riverwalk and new public plaza, and the common areas, but here are a few highlights:
Plus, there's this stitched-together panorama taken from one of the unit's balconies. Thank heavens it wasn't raining.
As for Dock 79's retail spaces, there are already announced plans for restaurants The Salt Line and All-Purpose Pizzeria to arrive in 2017, and I'm told that there should be announcements of additional tenants Any Minute Now.
For more specifics on the building, such as rents, floor plans, amenities, and all the stuff that normal people would be interested in, visit Dock79.com. For many more photos and details on the long road to this point, see my Florida Rock project page.
And with hardly a chance to catch our breath, Dock 79's forthcoming sibling next door is now in the early stages of its own trip through the Zoning Fun Factory.

We'll be moving in next month! You can be our guest and grab shots from the rooftop and our balcony once were settled.

Cool, thanks for the pics.

Gorgeous views link But way, way outside my price range...

CJBabyDaddy says: (8/19/16 8:45 AM)
If I'm misreading Chaifetz10 correctly, we've all been invited to bring our cameras to a swanky rooftop housewarming party!

You rock, 10!

Great photos! I'm a fan of the 80D.

I've seen those Zagster bikes around the neighborhood and wondered where they were all coming from. Curious why they didn't subsidize a Capital Bikeshare station in that spot instead. That seems like a marketing bigger draw than this, but I mostly ride my own bike so what do I know.

Also the retail space here seems to be flying off the market, meanwhile Arris's retail is still mostly vacant, even after Conte's is accounted for.

JD says: (8/19/16 9:15 AM)
I think being right smack on the water and also facing Nats Park might be a bigger draw right now than the already well-stocked Tingey/4th stretch.

As for Zagster, it's an interesting concept. The bikes come with U-locks so people can park them anywhere, and it's something they could do quickly rather than waiting for Bikeshare (plus with a Bikeshare dock you'd see it get overwhelmed by non-residents during Nats Park events).

I have a lot to get familiar with on the 80D, but it's started off well. My 50D is sobbing, though.

There are some great views from this building and it looks like the Riverwalk extension and the outside spaces are very nice.

Even though I don't eat seafood, I'm excited for Paul Holder's Saltline restaurant to open next year.

Chaifetz10 says: (8/19/16 10:43 AM)
@CJ: Sure, why not. Just bring a nice housewarming gift and something to share with everyone else!

The ONLY (minor) downside to this building is it is a slight trek to the Metro station. With Nats ballpark directly to the North, you have to walk around the perimeter to get there.

jdc says: (8/19/16 10:55 AM)
to Chaifetz10's point - I do wonder about that little extra distance to/from Metro impacting the price points for residential and commercial leasing in these buildings. Things seem alright in SW, where there is an equal if not longer trek from Metro station to residential areas in the southern tip....though I wonder about the future development planned even further south near the new stadium and what sort of premium will/can be charged when there is such a schlep north to the Metro station.

Chaifetz10 says: (8/19/16 11:01 AM)
I would imagine that bus routes will get shifted/readjusted as new buildings are built and the population increases, especially as Buzzard Point starts to take off.

202_cyclist says: (8/19/16 11:04 AM)
It might be a longer walk to the Navy Yard metro station.... but the residents will be right next to any future water taxi/ferry service.

@Chaifetz10: With this building and the upcoming development of Buzzard Point, I hope that DDOT continues to adjust the Navy Yard - Union Station Circulator route as necessary.

Also, with all this talk of a rooftop gathering, one's thoughts can't help but turn to the next JD Land happy hour (hopefully at the Brig).

202_cyclist says: (8/19/16 11:08 AM)
I also like the tropical aquarium in the lobby but it would have been a nice touch if they used native Anacostia fish (with perhaps a tire and a couple of plastic bottles) to keep it authentic.

ttassa says: (8/19/16 11:13 AM)
Obviously this is just a dream probably, but is there any feasibility to building another entrance to Navy Yard metro, closer to the water, perhaps at First and N Street?

202_cyclist says: (8/19/16 11:16 AM)
@ttassa: Excellent idea. Our erstwhile blogger has proposed this.

JD says: (8/19/16 11:18 AM)
@ttassa: There is supposed to be an entrance on the southwest corner of New Jersey and M/Spooky Park someday (when Forest City develops that block), but I think 1st and N would be too much effort for what would just be in essence a very long pedestrian tunnel.

@202_cyclist: I haven't forgotten about Happy Hour. Have I mentioned how much I hate the heat? Trying to get away from days where it's 96 at 6 pm. Though maybe this coming Thursday, the 25th, might be a possibility for both calendar and weather?

Also, the fish tank is not fully occupied as yet.

JD says: (8/19/16 11:19 AM)
@202 - I didn't propose it, though of course if someday it's called the JDLand Memorial Metro Entrance I won't complain. It's part of Forest City's plans, as I mentioned in the comment above.

ttassa says: (8/19/16 11:48 AM)
Thanks, at 202 and JD. Glad to see this expansion has already been thought of and proposed!

Brett M says: (8/19/16 12:59 PM)
Great pics, but I still can't believe it's taken 11 years for this to get built!

Jaybird says: (8/21/16 10:42 AM)
Was looking at historic aerials. from 49 to about 60s there was a pier and floating docks here.

Does anyone know what they were used for?

JD says: (8/21/16 10:48 AM)
Photo below is from 1973. If you go to my Baist Maps and look at the maps down there, you'll see first that the layout of the waterline was a lot different, and that--surprise!--there were lumber and asphalt operations there.

JD says: (8/21/16 12:16 PM)
Oops, maps are here: link
